Newly renovated studio apartment located in a beautiful waterfront stone palace, opposite a small lighthouse. A stone punta (terrace) and jetty provide a place to sit, sunbathe and swim in the crystal clear waters of Kotor Bay. The peaceful, picturesque village of Prcanj is perfectly located for exploring the area, with restaurants and village shops close by. Prcanj is a beautiful old stone built village on the waterfront, just 10 mins from the historic medieval walled town of Kotor by local bus or car.You'll find more bars restaurants and cafes than you can mention all in what is to us, an unspoilt version of Dubrovnik old town. Prcanj is where Lord Byron stayed when he described Montenegro as the "pearl of the Adriactic".The village is dominated by a magnificent Greek Orthodox Church. It is possible to rent a small boat and sail from the stone punta outside the house. The excellent restaurant and seafront terrace of the Hotel Splendido is a 5 mins walk away. Sit, eat, drink or just soak in the atmosphere of the most wonderful scenery.

Fresh fish, local produce and International cuisine all at low prices at a variety of excellent waterfront restaurants all within minutes away.

We can provide recommendations, or just explore you won't be disappointed.

Walking, fishing, bike riding, sailing scuba diving or even white water rafting can all be easily arranged.

If you want WIFI, then 5 minutes away at the waterfront Café Centar you'll find it free for the price of a cheap beer or a coffee, all served with a smile. The food there is also first class.

If you want to people watch and see how the other half live, visit Porto Montenegro at Tivat. A short bus ride or taxi takes you to the world of the super rich. Wander round looking at the super yachts' and eat and drink at surprisingly good prices.

So much to do and enjoy before returning to comfortable well maintained and air conditioned accommodation.

Special interest holidays:

Montenegro is without parallel in that within a small country and over relatively short distances you can enjoy watersports (swimming scuba-diving white water rafting and sailing etc.), walking hiking and winter snow-skiing in 4 National Parks whilst also enjoying culteural visits to World Heritage sites such as Kotor.


3 metres to sea. There is a punta, jetty and access steps for swimming to clear waters of the Bay immediately outside the house, and a small beach. Larger beaches are located within a 5 mins walk.

The coastal town of Budva and Sveti Stefan are 35 mins away.

More wonderful beaches and stunning scenery.


Dubrovnik 84 km (40 mins approx) with frequent flights from London, Manchester, Nottingham, Birmingham and Dublin. Taxi service, or car hire, can be organised from Dubrovnik Airport. Tivat Airport is 15 km away. Local buses stop outside the village shop next to the property. Taxis and car hire are readily available. Car hire is optional. The local bus service and taxis serve all localities of interest at a reasonable cost.

The Kotor Bay area is a designated UNESCO World Heritage Site, with spectacular scenery and many historic and natural treasures. Prancj is superbly, and peacefully located as a base to explore the whole area. It is a charming waterfront village which is also the home of the Zupta Church, which is the largest in the bay area, which was built by the Venetian architect Bernardino Macarucci. The old city of Kotor is a beautifully preserved medieval walled city built between the 12th and 14th centuries. The entire city is criss-crossed with narrow streets, hidden squares, taverns, restaurants and interesting markets. The city walls wind precariously up the adjacent mountain, and a climb to the top provides breathtaking views over the Bay of Kotor. There are cheap and frequent local buses between Prancj and Kotor (1 euro each way - 10 mins), Tivat (15 mins), Perast (30 mins), and all other destinations. Taxis are reasonably priced and readily available. It is possible to scuba dive ,swim, sail and water ski and there are many beautiful walks. There are fabulous beaches, fiords and lakes and mountains to explore, all within proximity of the Bay.
