Notes on accommodation: There is air conditioning/heating to lounge/dining room and both bedrooms. Digital safe in master bedroom. Cots and high chairs are available free of charge. Outside: BBQ, patio table and 4 chairs on the kitchen terrace for idyllic al fresco dining and unrestricted views over the golf course and beyond. We know how important it is for guests to have privacy, particularly while sunbathing, which is why we have provided four sun-loungers on the roof terrace. At seating level, the roof terrace is 100% secluded and not overlooked by any other properties - providing complete and total privacy. Around the communal pool, which is 10 metres from the front door, you will find more sun-loungers to soak up the sun as well as the opportunity for a refreshing swim in the heated pool. Cleaning / Towels / Linen / Maid service: Bed linen and towels provided. Prices inc preparation and departure clean. Additional maid service during your stay can be arranged in advance. Clean and tidy throughout is £20 per visit or £40 to include change of bedlinen and towels. Other: Stairs leading to roof terrace with very private and secluded sun bathing area - four sun-loungers and views towards communal pool area and across golf course. The roof terrace is not overlooked in any direction by anyone when seated.

Spacious and comfortable

We really loved our two weeks at the townhouse. Rooms were spacious and very comfortable for a family of six. Pool just outside the door was never busy. Beds very comfortable. Impeccably clean and lovely and quiet. Ian and staff were on hand to sort out any issues. Lots of comfy seating in living area. Stunning beaches within striking distance. Easy parking as car essential. Salema is a charming village with great restaurants. Wonderful breeze stopped it becoming too hot, plus aircon throughout very welcome. Thankyou for a fantastic holiday.

This townhouse is very spacy, well kept and equiped.

Ian Hodges gave us a very warm welcome. The golfcourse was beautiful and the greenfee had a fair price for us as a family (two adults and two youngsters of 19 and 17 years old). The south and the westcoast are nearby. The beaches are lovely and the environment - especially when you drive along the westcoast - is fantastic.

The townhouse is good quality, spacious and quiet with reliable WiFi. It has all mod cons with plenty of DVDS & books. The view over the golf course was lovely to wake up to every day. The owner lives close by which was really handy as he was able to book tee times & has extensive local knowledge. Salema is very close by with lovely authentic Portuguese restaurant set over looking a wonderful sandy beach.

Good position, listing was very accurate.

We were met by the owner and taken to the house. He very kindly purchased some provisions for us as previously arranged. The picture shown is actually all the property, we thought it may only be half of that so we were pleasantly suprised.. The property was well presented and clean. We were disappointed to find that the bowls were no longer on site, having moved to Luz. If you wish to play golf here it is advisable to book it before you come as they get very busy, just e mail them, you don't have to pay until you arrive.

About Ian Hodges

My name is Ian and I live with my young family near Salema on the south west coast of Portugal. We offer guests a very personalised service, with insiders' knowledge of things to do and places to go, including suggested days out and remote private beaches that only the locals know about. As we live in the area, we are also available 24/7 to correct any problems that may occur immediately and without fuss.

I am the founder of our local Waldorf Steiner primary school "Escola Livre do Algarve" and remain on the Board overseeing the finances. I am also the Estate Manager at the Quinta da Encosta Velha resort.

My passion is the great outdoors - be it by bike, foot or water - & coupled with a great climate, you are invited to come and explore this undiscovered region for yourself.

Why Ian Hodges chose Budens

The diversity of natural landscape in the local area is a major attraction and once discovered, visitors return year after year, to enjoy this vast protected National Park coastline and sparsely populated beaches. There are fantastic restaurants overlooking many of the beaches, with prices and ambiance that are unbeatable - our house book covers all of these. Away from the beaches, the walks and bike routes are amazing, taking you even further away from the beaten track and into your own unique world of natural and varied countryside. Living locally, we can offer bespoke planning of holidays - guided walks, horseriding, bike trails, surfing lessons/courses, tennis, windsurfing - all offered by tried and tested local professionals who we use ourselves.

What makes this house unique

We had the pick of almost the whole development when we chose this house as our perfect holiday home on what was then a new plot for the golf village. We selected the plot for its location and views - its sits within a lovely secluded courtyard with the pool almost on your doorstep and has direct access to the road for loading and unloading - no other houses have this important combination of position and convenience. In addition the house has no other properties in front of it, giving it fantastic unrestricted panoramic views across the golf course from all windows in the house - truly breathtaking!

Special interest holidays:

Two mountain bikes available for use by guests free of charge (but will be liable for any damage). This is a great area for mountain biking with tracks to suit all levels of experience and fitness. Also ideal for walking, with the Costa Vincentina Nature Reserve covering the whole of the coastal area around Parque da Floresta. Horseriding - we can recommend an amazing horse riding centre which caters for all levels from beginners upwards and takes a holistic approach - it is unique! Surfing is also big in this area with many schools offering safe tuition and/or rental. Windsurfing is also available on same basis.


Approximately 5 minutes drive to Salema beach. Boco do Rio/Burgau/Luz beaches 10-15 minute drive. Many other beaches on the west coast which are ideal for surfing are only a short drive away - 10 to 15 minutes.


Car hire is essential. Faro Airport is 75 minutes by car. As residents here we can recommend local companies that are very reliable and cheaper than the large operators.


Budens (supermarket/petrol) 2 mins, long opening hours in the summer. Salema Beach with great beach restaurants 5 mins. Burgau/Luz 10-15 mins. Lagos 20 mins. Many idyllic restaurants within close driving distance. Full guide in our house book - this can emailed to you in advance if required.

Further Details:

Activities in area include scuba diving, snorkeling, surfing, horse riding, mountain bike hire, tennis, bowling, kids clubs all of which can be booked through resort reception. Water parks, ZooMarine and Zoo are all close by.

Prices per week in UK£ up to 4 persons. Occ of 5 to 6 persons, add £25 per extra person/week. More than 7 nights, additional days calculated at pro-rata rate. Per night prices subject to min 3 nights - not available during school holidays. In summer, consecutive bookings preferred. Discounts available for stays in excess of 7 nights & long lets. Also, if flexible on dates, why not arrive & depart on changeover days to fill gaps in my booking calendar - good discounts available - please enquire.
