Country Home Sleeps 12 Sauveterre la Lémance, Lot et Garonne, Aquitaine

The house is divided into two separate accommodations. The garden entry level accommodation has its own open plan kitchen (with dishwasher fridge freezer hob stove toaster kettle and coffee facilities, microwave) living room, dinning area with a shower toilet and 2 double bedrooms and its own washer dryer fascilites. It is fully centrally heated with also a log fire which makes it suitable for off season bookings. There are also two separate terraces with seating areas.The pool is accessed by a little bridge over the leat at the bottom of the garden .

The upper two floors Sleep 8 with 4 double bedrooms in total. One of which is specifically geared towards children as there are games, books and puzzles at their disposal. There are two bathrooms; one with jacuzzi tub and rain shower the other is a shower room. The upper 2 levels of the house is also open plan with a Mezzanine on the third floor. There are two lounge seating areas and a dinning room.The kitchen has a large LG american fridge freezer with ice and water dispenser, large Falcon Stove( 2 ovens, grill, and 6 gas burners), toaster,industrial microwave and Tassimo coffee machine and separate drinks fridge. There is also on the lower ground level separate laundry facilities with washer dryer and fridge.Outside there are 3 separate terraces two covered one open in addition to the pool surroundings. A part of the open terrace has a built in stone BBQ/fireplace along side a seating area. If you prefer a conventional barbecue we have a temperature controlled Weber.

The grounds are well suited to large families or separate couples as there are plenty of places to choose to relax. The pool is 9m x 5m with a solar cover for heating, there are 8 loungers, tables and chairs to seat 12 or more around the pool.There is a full size table tennis table and badminton net with rackets and a hammock just in case the competition gets too much. At night the outside lighting around the pool area greatly contributes to the enjoyment of summer nights.

We, Sam and Alun will be there to meet and greet you on your arrival to explain all the necessary workings of the house to make your visit as comfortable as possible. A house manual will be available to help with all your possible needs from wifi to locations of nearby restaurants and all contact numbers including our own, as we are not far from the house.

We hope you enjoy our property as much as we do. We fell in love with the vast garden, woods, leat, pond and fruit trees neatly packaged in 2 hectares of land. Though it keeps us busy, not busy enough to go out and enjoy the local produce and restaurants in the area. We moved here for a secluded, peaceful, lifestyle in the countryside and we found it. The hot summers never let us down which makes the pool a must. So if you are on vacation or looking to buy I think you will fall in love with this area as we did. Castles and bastille towns galore, the Dordogne and Lot at your fingertips, a boat excursion may even be in order. plenty to see and do.

Situated in the Aquitaine triangle formed by the rivers Dordogne, Lot and Garonne, this area of outstanding natural beauty is also referred to as the "cradle of history"; with its marvellous Bastide towns, hazlenut groves, sunflowers and poppy fields it is an artist's paradise. The village of Sauveterre La Lemance 1.5 kms away sports a butcher, mini mart, post office museum and garage. The local bars Le Trotting or Moulin de Auberge in St Front is a great way to meet the French. This area is best known for its truffles and fois gras and is suitable for canoeing, boating, horse riding, walking and cycling or just visiting the vineyards and markets. Good restaurants abound from the simple to five star.

What makes this chateau / country house unique

The grounds are a unique feature of this home as it sports extensive woods a natural pond with small fish and a small tributary of the the Lèmance running alongside the house. This rivulet has crayfish and watercress.

What is most interesting, is that it is one of the best regions in Europe for star gazing with the least amount of light pollution, as it is known as 'The Dark Triangle'.

Stunning house in stunning setting!

This wonderful house was just perfect for our 40th wedding anniversary celebration with our 3 sons, their wives and our 3 grandchildren (two teenagers and a 3 year old.) i.e. 10 adults in total.

Las Laubios is beautifully situated in an extremely tranquil area yet only 1 mile away from the village of Sauveterre La Lemance. The setting of the house, overlooking gardens , a large pond and the pool, is stunning.,

This large old property has plenty of character, being built of local stone, and has been modernised throughout. It is the home of the owners, Sam and Alun, who made us most welcome and they could not have been more helpful throughout our stay.

Our teenagers were very happy to occupy the 2 bedroom apartment at the lower level where they were completely self contained with their own well equipped kitchen, bathroom and lounge.

The main house, on the two upper floors, is also very well equipped with everything a large group would want. We had several big dinner parties and the kitchen facilities were more than adequate. Similarly the laundry facilities on the lower floor coped with all our needs.

Being a large group we made good use of the extensive grounds where there is shade and plenty of space for ball games etc. . Everyone really enjoyed the swimming pool which is a good size, regularly maintained by the owners, and the thermal cover maintained the heat very effectively. As we had a toddler with us the pool alarm was very reassuring.

Breakfast on the large south facing balcony was an excellent start to the day and there are numerous other locations around the house and in the garden where there are tables and chairs for dining or just relaxing, including a gazebo which overlooks the pool. With temperatures in the 30’s (August) we made good use of the loungers in the garden and around the pool.

This is an excellent location for sightseeing and there is plenty to see and do without travelling too far. We brought bikes with us and much enjoyed cycling along the quiet roads. The early morning ride to the village baker was a popular trip.

The perfect family getaway

Las Laubios is the perfect getaway for families. Samantha will warmly welcome you and offer all the help you need to have a wonderful and relaxing holiday.

The house is beautifully presented and offers all the home comforts that you could wish for. The pool is great for swimmers and non-swimmers alike. The garden and grounds offer hours of exploring for teenagers and preteens. And finally, the balcony overlooking the garden, stream and pool is the perfect sunny spot for taking it all in (and is close to the fridge for the occasional top-up)! Highly recommended.

This is a splendid house on the edge of a small town Sauveterre la Lemance and on a quiet road which continues through softly wooded roads.

The house hides the fact that behind the frontage is a child safe large garden; big enough to play badminton or play football. A large fenced off wildlife pond has fish and other wildlife such as damselflies. The pond is fed by a small stream with tall rustling plants runs alongside the house. Then to top it all there is a good sized swimming pool, spacious seating area and a gazebo to shelter from the sun. When the evening draws in it's an ideal place to sip gin and tonic, or whatever might be your tipple.

The house itself is spacious, with the light pouring in. It is very well equipped, the kitchen having enough of everything you would need, the laundry room, the dining room close enough not to lose contact with each other and the sitting room which is large and comfortable. Did I mention the balcony overlooking the garden and pool, an added bonus.

The area is close to places of interest such as the prehistoric sites, chateaux and gardens. There a some delightfully pretty Medieval towns nearby too, such as the Bastide town of Monflanquin.

We spent 4 years holidaying at Las Laubios no found both Sam and Alun to be very helpful, hospitable and unintrusive hosts

Would we recommend Las Laubios; we most certainly would.

Special interest holidays:

In July and August Sauveterre has its own night Market as do other villages in the area. The days vary depending on the location. Sauveterre's falls on Tuesday evening. Tables are laid out for you to enjoy food and local wines. The food is cooked as you wait. It is a very social event. Nearby villages do much of the same and music is usually envolved. ie. Salle on Wednesday and Gavaudun on Sundays
