This fine property is beautiful,directly between San Gimignano and Volterra.

This luxury privately owned two bedroomed cottage villa just outside San Gimignano is outstanding. The property has the luxury of looking out across to the city of Volterra on the hill from the garden. It is positioned just off the famous wine route and also near the birth place of Andrea Bocelli. It is in the Heart of Tuscany. The property is part of a sensational private farmhouse dating back to the 15th century on the land of truffle. The farmhouse and the private grounds and small paths were totally restored ten years ago.The villa boasts the fantastic front of the magnificent farmhouse with a sun gracious private patio with terrace and gardens. The swimming pool is elegantly placed along the private paths at the side of the farmhouse. Directly from the patio you have unbelievable views of Volterra with typical Tuscan rolling hills with ever changing colours of golds and ambers in front of you. With the use of original stone walls, terracotta floors, terracotta roofing tiles and wooden beams, the restoration program ensured that the original Tuscan character and charm remained.

As you step outside you are overcome with the location and views of the surrounding countryside. There is a large shaded seated dining area and a seated stone patio terrace area.The outside dining area is covered with a large gazebo and continues to the open stone patio, which is wonderful for al fresco dining. The Tuscan character is continued to the south facing (sun drenched) outside garden areas with an extensive collection of terracotta and typical plants and flowers. Tall Cypress trees, Olive trees and many other typical plants has established the garden into a private and tranquil escape to enjoy breakfasts, long lunches and extended dinners. A bottle of one of the endless choices of local wines just off the track along the wine route, can be savoured while looking out across the gentle rolling countryside landscape and towards the medieval hilltop town of Volterra.

Situated at the end of a white gravel typical Tuscan road, lined with olive trees and woodland and incredible views, the splendid private farmhouse sits on a small hill overlooking the surrounding rolling hills out toward Volterra and San Gimignano both within short distance. Wild Boar amongst other mammals and bird species inhabit this wild and natural farmland and woodland areas. It is important to close the gates of the estate as to avoid damage to the beautiful gardens.

The countryside surrounding is a peaceful tranquil setting. Typical golden hills of Tuscany in-between Volterra and San Gimignano.

Hunting of Wild Boar and other species is a very common and well arranged way of life for the local people so do not be surprised if you see or hear them on one of their many pre-planned hunts. Be sure to order the Cinghiale (wild boar) if the restaurant has it on the menu...............a must for meat lovers.

I am an active owner who would like contact from you at any point you wish, before, during or after your stay. I will be contactable and on hand for any problem that may arise. We've rented for the last two summer seasons of which all of our guests were delighted with the apartment and facilities.

I wish that all of our guests will fully respect the property and estate, to ensure that this remains a wonderful and relaxing place to stay. NOTE; this is a private estate of which an owner may wish to rent for a chosen period, while keeping the tranquility that is expected of this farmhouse and its surroundings. Gates of the estate must be closed at all times to avoid entrance of wild boar. Even though this would be a rare occasion we need to cover any possibility of garden damage which would be chargeable.

Why Amanda chose Gambassi Terme

This very carefully furnished, comfortable and well presented property and is loved by my family. It has an element of fine art with frescos from the Uffizi adorning the walls along with paintings and tapestries of Madonna Bambino theme extending to the bedrooms.

We aim for a perfect garden that rolls down from the terrace and towards the rolling hills surrounding. Past clients loved the garden and watered the flowers. Which I fully appreciate.

Most of my clients like to read or paint in the very relaxed surroundings, sipping the odd Prosecco on the patio and terrace or enjoying the panoramic views from the 14m x 7m pool. A large gazebo is available beside the pool. Small families love the security and adventure of the estate for the children. Wild boar along with many mammals and birds are often seen from the property and on the white road. The wild boar (if seen) are normally seen at night. Which brings me to the importance of closing the gates. Wild boar can demolish gardens and as the estate has beautiful private gardens we have to adhere to the rules of closing the gates at all times.

What makes this apartment unique

The bedrooms are furnished with very comfortable, hand made Tuscan wrought iron beds, complete with high quality sheets, mattresses, throws and blankets. One large super king in the master bedroom along with an antique double mirrored wardrobe complete with four large drawers and matching chestnut/marble top bedside tables. Extra storage is made available with a matching wall shelf unit for small items. A three speed ceiling fan is used to keep cool during the hot spells along with a mosquito screen which covers the full height door opening.

The second bedroom has the same quality of beds and linen along with a large fitted double chestnut wardrobe complete with four large drawers. Hand painted bedside tables with extra storage are beside each bed. A three speed ceiling fan and mosquito screen are also used in this bedroom. Extra storage is made available with a wall shelf unit and a matching free standing shelf unit, both for small items.

Marble work tops and chestnut are the feature of the bespoke, well equipped kitchen with ample worktop space, cupboard space, twin sinks, two fridges (one with a large freezer section). A fan oven/four ring hob, whistling kettle, toaster and sandwich toaster along with a large choice of crockery, cutlery and utensils ensures ease of food preparation. A four seat, family sized wooden table is used for dining inside.

The kitchen area opens out and is shared with the lounge area. Here there are three seat and two seat leather couches along with a large flat screen TV and DVD player. A three speed ceiling fan and a mosquito screen on the window assists with the cooling of the kitchen/lounge area.

One spacious bathroom with toilet, sink, bidet, shower and washing machine. Towels are provided from the wrought iron shelves.

An extensive grassed garden slopes down towards the open fields with a view of Volterra on the horizon. Bathroom: There is full use of a washing machine, clothes maidens and pegs. Detergent and Calgon (necessary due to hard water) are not supplied. Cleaning / Towels / Linen. Towels and linen are included in the price. Towels and linen changed on change of guests. Any larger damages to the apartment for example beds. wardrobes, cabinets and seating areas will be chargeable at an extra cost to the guest. The apartment is monitored weekly.

Amazing View

We really enjoyed our stay and the pool was an added bonus, The house was very clean, comfortable, organized and beautifully decorated. Amanda was very helpful and gracious. The location is centrally located so we were able to make day trips to various cities. We will certainly stay here again.

Beautiful property in fabulous surroundings

We stayed in this property for a week in July 2016 and enjoyed every minute of it. From the moment I made an enqury about the house right through to our arrival the owner, Amanda was most helpful in providing information on the local area, restaurants, the apartment and places to visit. She also made herself available throughout our stay via email which was reassuring for us. The apartment is beautifully decorated with comfortable furnishings and good beds but all credit must go to the gardens which is delightful and very well maintained. The general area itself is quiet, which is what we wanted, and at the time of our holiday there were only a few other apartments occupied. The pool is pleasant and a necessity in the hot sun and was never crowded. The house is very weel equipped and has the added bonus of internet! We were able to visit all the usual recommended towns in the area and used the train to get to Florence which saved the hassle of driving and parking. Amanda had provided information on lots of lovely restaurants close by which are all highluy recommended. We hope to return to this tranquil area and home again

A nice holiday cottage in beautiful surroundings

Four of us have just spent a wonderful week in this Tuscan cottage. The apartment is well equipped and furnished and has plenty of storage. The outside is a lovely space for eating and relaxing and the swimming pool a nice place to refresh at the end of a long day visiting the wonderful surrounding towns and villages. The views are breathtaking and you can see for miles around.

Both Volterra and Sangimagnano are close by but we fell in love with Montaioni, a lovely place to relax with a coffee or a cold beer.

The owner, Amanda could not have been more helpful. We contacted her both prior to our visit and whilst we were in Tuscany to ask for her help. She was prompt with her replies, providing very useful information to aide our stay.

Highly recommend.

Stunning! Perfect! Wow!

We had the most amazing family holiday at this apartment. If I overuse the word 'perfect' then I'm sorry but it was. The lady who rented it to us was the perfect host and was incredibly helpful before and during the holiday. She gave us lots of helpful tips about the area and helped me plan our stay with lots of insights and suggestions. The apartment itself is on a small, quiet condominium. It is kept in lovely condition and is surrounded by beautiful views of the rolling Tuscan countryside.

The facilities in the apartment were excellent and we comfortably combined eating out with self-catering. The drive to the nearest supermarket is about 20 mins so you do need to plan ahead a little sometimes but you soon get in the routine. The location is great for getting to some really lovely places and we found driving around very straightforward.

The beds were all extremely comfortable, great shower, comfortable living area and a good sized kitchen.

The apartment has an amazing private outside area where you could sit and watch the sunrise with your coffee then sit and absorb the stunning landscape with a prosecco later in the day! We were also treated to gorgeous sunsets every night.

The pool was a lovely size and though shared we frequently had it all to ourselves. We had specific sunbeds belonging to the apartment by the pool so none of that sunbed stress nonsense you get in hotels. Being able to sit and sunbathe by the pool looking out over those hills was - perfect! I don't think I'd ever get sick of it.

I've already recommended this apartment to a couple of people and I know that when we go back to Tuscany I will be heading straight back here!

Wunderschöne Ferienwohnung

Wir verbrachten zwei sehr erholsame Wochen auf dem Anwesen. Die Wohnung ist mit allem ausgestattet, was man braucht und ist sehr gepflegt und sauber. Sie befindet sich komplett im Erdgeschoss und verfügt über eine schöne Terrasse mit unvergleichlichem Blick in die Hügel der Toskana und auf Volterra. Wir haben es sehr genossen, vor dem Frühstück einige Bahnen im Pool zu schwimmen. Der Pool ist ebenfalls gepflegt und sauber, und jede Wohnung verfügt über eigene Liegestühle. Die Anfahrt auf dem drei Kilometer langen Schotterweg war zwar etwas mühsam, aber wir hatten uns schnell daran gewöhnt.

Pisa, Florenz, Vinci, San Gimignano, Volterra, Siena und Lucca sind gut von dort zu erreichen.

Da es sehr heiß war, empfanden wir die Deckenventilatoren in den Schlafzimmern und in der Küche als sehr angenehm. Sehr hilfreich waren auch die zwei Kühlschränke, da es in nächster Nähe keine Einkaufsmöglichkeit gibt. So konnten wir uns gut bevorraten.

Die Vermieterin Amanda ist sehr freundlich und war jederzeit für uns erreichbar.

Wir haben uns sehr wohlgefühlt!

Location

Car: necessary

This comfortable property is situated perfectly with direct access to San Gimignano and Volterra. From this location you can visit the many places Tuscany has to offer. This property is beneficial to everyone who wants the peace and quiet of Tuscany and the surrounding hill views we all desire thus making an unforgettable family holiday and perfect for the painters and writers who want the true Tuscan scenery and mood required for inspiration.

There are many festivals on in and around Sangimignano throughout the year especially in the month of June when every third Saturday the Tuscans celebrate the festival Della Messi. A medieval display of Jousting on horseback medieval costume and celebration of the saint Santa Fina. Andrea Bocelli also does a small concert about 15 minutes away from the property, as he was born in the next village and he celebrates by performing in the local roman theatre in Lajatico. Usually in August.

Coast/Beach:

The nearest beach is at Vada. A blue flag beach with pure white sand and rocks. From the farm you take a left turn and follow the S68 road towards and through Volterra and this road will bring you down to the beach.

Travel:

The nearest airport is Pisa. Using Hertz or Eurocar car hire the farmhouse is within a 50 minute drive. We have a very accurate directions form to make the journey enjoyable and stress free. Flights are with budget airline Ryan Air, Jet 2 and Thomson Fly.

Distances:

Volterra 10-15 mins. San Gimignano 10-15 mins. Siena 30 mins. Pisa 50 mins. Monteriggioni 20 mins.

This is a private hamlet. Not a holiday complex. The pool and grounds are exclusive and other owners privacy and respect must be given during your stay. No disruption can be caused to other owners. No loud music or activities that will disrupt another owner is allowed to take place. Reading and sunbathing at the pool. Children are welcomed at the pool. Pool shower must be used before entering. No music only through headsets at the pool. Children can play ball games on the surrounding areas. If pool balls are being used in and out of the pool, the washing of feet before returning to the pool is priority. From 10pm the Hamlet must stay quiet for sleeping. No extra guests are allowed to stay at the apartment, only the 1-4 that has made the reservation. Consider myself as the owner on hand whenever needed. I can give you any extra information of the area to make your holiday easier.
Any larger structural damages to the apartment of fixtures and fittings will be charged extra to the clients.
We make sure before entering the apartment that the guest is fully aware of gates closing and closing doors incase of down pour when on day visits. Insurance terms are only covered if the main door is locked at night. Bedroom doors can be opened all night with decorative wrought iron and mosquito nets.
