Stone Villa in Perast, Kotor Bay, Montenegro - Glorious Location in World Heritage Site - Perast

Newly renovated, traditional Venetian style, old stone house with stunning views from all windows and terraces of the Boka Kotorska Fjord. These views include the 2 famous islands St.George and Our Lady of the Rock. It is on the hillside with front access from the village and has its own parking at the rear. The house has retained its traditional features including a Konoba room which has been made into a beautiful dining room and the old stone well on the first floor. Has a private balcony on the top floor from one of the bedrooms, a lovely spot to survey village life. Perast itself has been described as the "Jewel in the Crown" of the Montenegrin coast. It is full of history, old palaces, churches and villas from the seafaring days of the Venetian Republic when it was the home of wealthy merchants. Perast is only a short drive from the medieval town of Kotor with its shops, bars, restaurants and nightlife, 30 minutes from Budva and Herceg Novi and only an hour from Dubrovnik.

About the Owner

The villa is jointly owned by myself and my daughter Kate. It is my second home. I am an early retired psychologist and Kate is a busy young Mum who combines being at home with working in various businesses with her husband.

My interest in houses, renovation and other cultures led us to look at Montenegro in June 2006 after independence from Serbia. Our second day in the country and we found our beautiful villa in Perast! We made a very quick and intuitive decision, we felt the place to be magical with outstanding and breathtaking views, reminiscent of the Italian Lakes but with greater simplicity. I spent about a year renovating and resourcing for the interior to keep the villa as authentic as possible.

We are delighted to share this special and unique experience with our guests.

My husband and our two sons and their girlfriends had a wonderful holiday in Perast at Pencici. The house has been sympathetically renovated and was very comfortable for the 6 of us and had everything we required to enjoy our stay. As a previous review mentioned there is one air conditioning unit on the first floor. I had wondered if one unit would keep the whole house cool but if left on constantly it did just that and we were lucky enough to have temperatures in the 30's during our visit. Perast itself is beautiful with a selection of cafes and restaurants which were perfectly acceptable and very good value. We particularly liked the restaurant at Hotel Conte. Further afield in Kotor we spent a marvellous evening at The Galion Restaurant. Our favourite beach was at Bajova Kula which was less than a 5 minute drive towards Kotor from the house. Probably our best day was a trip round the bay on the "Monty B". The hosts, Jennie and Samantha were both very helpful and approachable. We hope to return some day and would definitely stay at Pencici again.

A magical stay

We are a group of 6 friends who stayed at this magical villa in the UNESCO town of Perast. From the moment we arrived we fell in love with the house, the town and the location. The villa was everything we'd imagined it would be, and more. Some nights were spent cooking a BBQ out on the terrace overlooking the stunning town and Bay of Kotor; other evenings eating at the many wonderful restaurants by the bay, just a short 5 minute walk down the hill. The villa is truly unique and had everything we could wish for. We were doubly blessed during our stay by having one of the owners, Jennie, and her daughter Sam, both staying close by. Their welcome, hospitality and local knowledge was wonderful. All in all we absolutely loved our stay, and it is testament to this property that we left to stay further down the coast and regretted not staying on longer in Perast.

My husband and I together with our family members spent a wonderful holiday in Montenegro thanks to Perast Villa! It is great old vintage house that has been lovely renovated with care and also well kept by owners. This stone villa is just perfect for hot summer days. View from terrace was truly amazed! We will recommend this villa to everyone looking for a great place to stay in Kotor Bay.

Wonderful views and perfect peace

We loved our week at Pencici this summer and found the house to be comfortable, well equipped and very peaceful. One small thing to consider is that there is an air-conditioning unit in the passage upstairs which is very effective at night but only, of course, if the doors of the three double bedroom doors are all open. The view from the sitting room window (or little terrace) was idyllic and what could be nicer than wandering down the hill for a swim or an ice cream? All the restaurants along the front are perfect for the setting and the food (if unspectacular) is entirely satisfactory. Head to the sun loungers at the bar below for serious sun soaking and don't miss any sort of a boat trip around the bay.

Wonderful House

This is an ancient house with the most spectacular views across the Bay of Kotor. It sits just above the heart of the UNESCO protected village of Perast - the old shipbuilding heart of the Ottomans and the Venetians. The house itself is comfortable, with plenty of space to spread out and a well equipped kitchen - or the huge stone BBQ on the terrace. If you can't face cooking (and shopping in good local markets) there are several good restaurants and cafes just below along the ravishing waterfront. There's something for everyone: historians, extreme sports enthusiasts, swimmers, readers or simply those happy to stare at the ever-changing views. Sam was also on hand for advice and help. Thank you very much. But beware there are lots of steps down to the village.

Activity and Interests

Coast/Beach:

2 minute walk to Perast beach and there are lovely small beaches at Orahovac and Dobrota on the fjord. 20 minute drive to the various beaches at Budva including the famous "Jaz" Beach with large expanse of sand, plenty of parking, cafes and restaurants. Just beyond Budva, there is Przno beach, a delightful fishing village with lots of lovely restaurants. Sveti Stefan is just beyond here with lots of parking, the Olive Tree restaurant and large pebbly beach. It is 30 minute drive to Petrovac.

Travel:

Dubrovnik - 65km (1 hour 15 mins drive drive)

Tivat - 25km (20 minute drive)

Car hire is definitely recommended. The house has its own parking space at the back.

Distances:

Kotor - medieval walled city (15 minutes)

Budva - ancient town and beautiful beaches (30 minutes)

Herceg Novi - shopping and beautiful old town (20 minutes)

Cetinje - historic capital (1 hour)

Dubrovnik - stunning Croatian old town (1 hour 15 minutes )

Further Details:

Perast has 2 small supermarkets and some excellent restaurants on the waterfront. There are larger supermarkets at Risan (5 minute drive) and Kotor - the ancient capital of the fjord. Fresh organic produce can also be bought at Risan and Kotor's daily markets and a local fish market.

For those who enjoy the local culture we have a new shopping centre in Kotor where some of the locals are enjoying a more modern addition to life here.

  • Notes on accommodation: Access can be very difficult in Perast but our villa is very accessible from the top road down a short flight of steps and has excellent off road parking. With 2 sitting rooms, terraces and balcony with wonderful views of the sea it is ideal for relaxation and reflection. It is a very authentic renovation and captures the spirit of years gone by. We have air conditioning upstairs for comfort of guests in summer. Outside: The property has three terraces and its own Montenegrin barbecue, outdoor seating for up to 10 people and a garden. The views from the terraces are spectacular - of the village of Perast and the Fjord, including Kotor Bay's two famous little islands. Utility Room: Washing machine. Cleaning / Towels / Linen / Maid service: Towels and linen are provided and for 2 week stays, they are changed after the first week. There is a standard charge of £50 at the end of your holiday for final cleaning on your departure. Please note larger parties may incur a higher cleaning charge. Other: Special 'Konoba' room with arched ceiling, traditional exposed stone, with special lights and large dining table which seats 8/10. This is very good for candlelit dinners and is cooler in the heat of summer. It is also a good table for table tennis!
