The villa is superb, generously equipped and perfectly located. We found the pool and the views so tempting it required an effort to leave the patio and explore. Kalkan is delightful, the restaurants good value and the boat trips not to be missed. You have thought of everything to ensure the comfort of your guests. The villa deserves its popularity.

We had a lovely stay at Villa Lemon Tree. The villa is very comfortable and spacious and has a lovely spacious outside area for sunbathing, bbq'ing and cooling off in the pool. It is perfectly situated to explore the beautiful and stylish Kalkan with so many lovely restaurants in the old town. We would definitely go back. Ruth, Middlesex.

Three Generation Family Holiday

Three generations of our Aussie family had a wonderful 2 week stay in Villa Limon Agaci - a well presented property with pool that met all our expectations. The owners were very responsive and went to great lengths to ensure that we had everything we needed including portable cots etc. They also organised transfers to/from airport and provided a very comprehensive manual both on the workings of the villa and on where to go and what to do! We love this part of Turkey and will certainly be recommending this villa to other Australians particularly those who have children in the UK. An easy comfortable Place to meet and have a family holiday.

Fantastic Holiday

What a gorgeous Villa! So clean and comfortable- thank you to the hosts for allowing us to stay for an unforgettable couples break. There were four of us in total and the villa was extremely spacious, especially the outside terrace! The BBQ was a lovely added touch and the management team were very attentive to our needs. We adored Kalkan and the walk down in to the town was around 10 minutes which was perfect. We will definitely hope to stay again at Villa Lemon Tree

Great villa and Kalkan is a really nice town

Lovely property, well equipped and maintained. Great value.

Kalkan was very nice, some great places to eat and very quiet and low hassle (compared with larger Turkish resorts). We went to be close to Patara beach and it remains a beautiful place.

Happy Memories

Villa Limon is a lovely house on the hill in Kalkan. The private pool is a welcome relief from the heat of the day as are the plentiful garden umbrellas. The view from the garden dining table across the bay is wonderful. You can watch the boats leaving for day trips or small yachts having fun in the water. The first morning I was delighted to find that our sun umbrellas were already up and waiting for us to laze away the day, that same evening they were lowered and the sunbeds straightened ready for the next day. What a treat! This happened every day of our holiday and it was a gamble as to whether I would have finished my first G&T before Omar came to tidy the garden each evening and want to move the chair I was lounging on!! There are plenty of shady areas to escape the sun, either the first floor balcony with a view across the bay or the porch overlooking the garden and pool.

The management team were excellent and very discrete, Omar looked after us and we was very thoughtful and kind. We had no hot water at the beginning of our holiday but as soon as we mentioned it the problem was dealt with immediately.

The house is very well equipped for a home from home holiday, but do read the itinerary list properly, unlike me. There is no hairdryer so either take one or you can buy one very cheaply in the town.

The town of Kalkan has a good range of supermarkets and any other shop you think you might need. The restaurants are too many to mention but all excellent value. We were very impressed with the excellent choice of food available. I am a coeliac and did have concerns regarding eating out, all worries were unnecessary.

The walk into town is downhill which is not too bad but coming back can be hard especially during the middle of the day. Luckily, taxis are plentiful and all very obliging, even collecting you from the supermarket with your food shop. We hired a car for only 3 days of this holiday and it gave us a little bit of freedom to drive into the mountains or to Kas or Patara beach but you could manage without one because the taxis will drive you where you want to go. If you go to Kas visit the restaurant Sako.....grilled octopus to die for!!

We had a fabulous holiday, the house is truly lovely and very well maintained. Memories of warm evenings, cicadas, pool lights, wine and a near full moon will stay in the memory forever. Still so much to see and do....next time!

What a gem!

What a fabulous time we've had! Villa is beautiful, exactly as stated on website and has everything you need for the perfect holiday. Kalkan itself is gorgeous, lovely cobbled streets, nice shops, excellent restaurants aplenty and a very pretty harbour.

Be warned there are lots of hills, so there's a good hike after a night out! However there are plenty of taxis which are fairly cheap to whisk you back up the hill.

Thank you Villa Lemon Tree and Kalkan for a wonderful holiday. We will certainly return.

Fabulous family holiday

We have taken home many memories to treasure of our fourth family holiday at Villa Lemon Tree. We hired a car for the first time this year to visit surrounding sights and they were well worth it. We continued our evening routine starting off with a walk into Kalkan village, window shopping on the way, to eat at our favourite restaurants - Aubergine was the winner. Day trips in the car were fun this year but think we'll go for the relaxing holiday next year without a car as it's just not needed unless you want to go further afield like Kas . Can't wait to go back!

Activity and Interests

Coast/Beach:

The attractive local beach is a 15 mins walk from the villa with safe swimming and is next to the harbour. It is from here that water taxis can drop you off at different beach clubs around Kalkan. There are also boat trips to outlying islands. Alternatively, a taxi from Kalkan will take you by road (10 minutes) to Kaputas beach situated at the bottom of a ravine. Slightly further away, 15 minutes by car/taxi/bus from Kalkan is the famous Patara beach with over 18km of white sand.

Travel:

Dalaman Airport is the nearest airport and is about 1.5 hours easy drive from the villa. Antalya airport is approx. 3 hours by car. Car hire is not essential in Kalkan as local taxi and bus services are plentiful and very reasonably priced. Should car hire be required we can arrange it on your behalf. Airport transfers can also be easily arranged in air conditioned taxis/mini buses from £120 return to £150 approximately depending on party size.

Distances:

Shops/supermarket/restaurants, 10 minute walk/3 minutes drive.

Centre of Kalkan 10 minutes walk, 3 minutes drive.

Kalkan beach 15 minutes walk, 3 minutes drive.

Patara beach 15 minute drive or by local bus.

Kas 25 minute drive or by local bus.

Fethiye 1 hour drive or by local bus.

Bus station 7 minute walk from villa.

Doctors surgery, chemist and health centre 15/20 minutes walk, 3 minutes drive.

Further Details:

Kalkan is on the Lycian coast, an area of outstanding natural beauty. Historical sites and trail walks in the mountains are easily accessible. The impressive Saklikent Gorge is nearby. There are numerous outdoor sports including canoeing, snorkeling, sailing, para-gliding, quad biking and scuba diving. Family horse riding treks can easily be arranged in the mountains with the opportunity to meet local Turkish families and taste home cooked food. For the less ambitious there are the ancient cobbled streets of Kalkan to visit. With boutiques and interesting shops and markets there is plenty to do. At night Kalkan comes alive and you are literally spoilt for choice with a vast array of reasonably priced restaurants and bars.

There is a comprehensive guide in the villa with details of historic sites to visit, directions to beaches, details of day trips and activities for the more adventurous. Complimentary welcome pack on arrival. English speaking baby sitting service is available on request through our agents.

A non refundable deposit of 25% of the villa price is payable to secure a booking. Payment of the final balance is required. 8 weeks prior to departure. A £150 ‘breakage/damage’ deposit is also payable with the final balance and this will be returned within one week of departure from the villa. Changeover Day:
The changeover day is flexible. The villa will be available from 3 pm and should be vacated by 10 am on the departure day to allow time for cleaning.

Our management agents speak fluent English and are readily available to help with any problems should the need arise. Outside: There are well tended gardens with banana, olive, lime and lemon trees. There is an elegant, very spacious and private patio area with six sun loungers, three large umbrellas and three side tables. All external areas including the pool (7m x 4m equivalent curved pool) are lit at night. There is a large Turkish style barbecue on the patio. There is plenty of shade provided by the two terraces, also a large parasol shades the wooden outside dining table which has 6 comfortable chairs. There is a magnificent sunroof terrace, perfect for private sunbathing. There is a garage for off road parking if required. Utility Room: (Top floor). Washing machine, iron and ironing board and clothes airers. Cleaning / Towels / Linen / Maid service: Weekly clean and linen service. Towels and linen are included and changed each week. Please bring your own pool/beach towels. The pool and patio area are cleaned daily.
