Traditionally built 2 bedroom, 2 bathroom villa near Gagliettole, Collazone, Umbria, Italy with Woodland views

Villa Carolina is an independent cottage or villetta built in 2002 near the village of Gaglietolle in Umbria. The villa is situated on a gently sloping hillside with views of the surrounding woodland and valley below. It is built in a traditional style with terracotta floors and beamed ceilings but has all the modern facilities required.

The rental accommodation has 2 bedrooms, one with king size bed and an en-suite wet room and the other with two single beds that can be made up as a double. This room also has an additional single bed which is available for a small additional fee. There is a good sized family bathroom between the bedrooms with a large (160cm by 90cm) shower with a choice of shower heads, sink, toilet and bidet. There is a fully equipped modern kitchen adjacent to the living room with views to the west over the valley below and there are double French windows leading from the living room onto the covered south facing terrace which has views of the fields and woodlands behind the house. There is also a boot room/utility room as you enter the house which houses the washing machine.

The villa has a nice, secluded garden on three levels, including plum, cherry, fig, apricot and apple trees and a vegetable patch, which provide fresh fruit and vegetables in season. The virtually chlorine free private 5 x 10m infinity pool and covered terrace offer a cool respite from the hot summer days.

The villa is close to the border with Tuscany making a number of the major cultural centres of both Umbria and Tuscany such as Assisi, Perugia, Todi, Spoleto, Sienna, Cortona and many more easily accessible.

Festivals are held in the area throughout the year, and Spoleto's Festival Dei Due Mondi in June & Perugia's Umbria Jazz in early July both provide a special experience.

The owners live in a separate apartment on site and are available to assist you in enjoying your holiday and can also arrange extras such as winery visits, visits to a local olive oil mill and on site beauty therapy treatments. Meals and fresh bread can also be provided on request.

About Carol and Mel Lewis

We are both from the North of England, Carol from Whitley Bay, near Newcastle and Mel from Manchester. We met while working in the North West as computer programmers for the UK government.

Carol went on to train as a Project Manager and spent the latter part of her career managing large projects and programmes and providing Service Management consultancy for a UK telecoms company.

We fell in love with Italy over 30 years ago and spent as much leisure time as possible here over the years.

We were married in Volterra, Tuscany in 1993 with family and friends in attendance. The family has grown a little since then and we are now the proud grandparents of 5 grandchildren.

In 2004 we decided to take the plunge and buy our own home in Italy. After searching estate agent web sites and viewing many houses that summer, we fell in love with Villa Carolina. 6 months later we finally closed the deal on our new Italian home. Since then we have built up a number of friends in Italy, both ex pat and local Italians. We have been letting Villa Carolina to guests for the past 10 years and enjoy helping our guests to have a wonderful holiday.

In 2009 Carol took early retirement and we created additional private accommodation in Villa Carolina for our own use and now live on site.

Carol provides the day to day management of the holiday accommodation and looks after the Orto (vegetable plot). Mel now teaches English as a Foreign Language for a language school in Todi as well as looking after the gardens.

Why Carol and Mel Lewis chose Perugia area

We looked at many properties, over a wide area, from the romantic ruin to newer properties. We knew we wanted a property with enough room to build a pool. Early in our search we decided that the romantic ruin was not for us and found exactly what we were looking for in Villa Carolina. Although it is a modern house, it has all the features of older properties, with chestnut beams and terracotta ceilings. We also had plenty of room to build our dream infinity pool and that was one of the first projects we undertook. Later, we bought additional land and created an Orto (vegetable plot) and Carol enjoys growing her own organic produce. There is nothing better tasting than tomatoes still warm from the sun and creating dishes from our own vegetables is extremely satisfying.

We loved Tuscany but as soon as we came to Umbria we realised that it offers so much more. Umbria is beautiful with many hilltop medieval towns and villages, all with something to visit and spectacular scenery. The slower pace of life in the green heart of Italy suits us well. The food here is more rustic Than many other areas of Italy and very seasonal, using locally produced fruit and vegetables, olive oil and wonderful pork products such as hams and salamis. Locally produced wines range from basic table wines to the wonderful Montefalco Sagrantino that fully complements the rustic meat dishes. We even have a winery selling wine by the litre just down the road and our neighbours own a winery in Montefalco.

The local people are friendly and all of our guests have mentioned how welcoming they are.

Our home is only a short drive from the E45 Superstrada, making access easy from a number of airports and making Villa Carolina an excellent base for exploring Umbria and southern Tuscany. Villa Carolina is situated in a small hamlet with only a few houses nearby. Once at Villa Carolina you can switch off from the world in a truly unique and peaceful setting

What makes this villa unique

Our property has all the conveniences of home with the added luxury of a spectacular infinity pool. We are constantly working to improve our client's experience and welcome comments on improvements, although the suggestion of an escalator from the pool to the kitchen is a little beyond our reach and budget! However, we have installed steps from the terrace direct to the pool so that guests have the option of taking the steps or the walk down the driveway. Now that we are living on site we can offer guests some extras that they may not find elsewhere such as advance shopping for all your immediate requirements, home cooked meals on arrival or during your stay and even Carol's home baked bread. Just tell us what you would like and we will do our best to provide it.

Wonderful cottage, delightful hosts

My wife and I spent a week in early April at Villa Carolina and it was a perfect situation for us, as it would be for two couples or a small family. The cottage is exactly as described in the listing and by the other reviewers (the one difference being that any references in the reviews to a "small" kitchen are now outdated because Carol and Mel have just completed a full renovation that substantially expanded and completely modernized the kitchen, which is now one of the highlights of the cottage). In addition, Villa Carolina is spotlessly clean and fully furnished with every appliance, utensil, guidebook, etc. you could possibly want.

We only used the bed in the master, but it was quite comfortable. Both bedrooms are spacious and well furnished and the larger of the two bathrooms has a very large shower. The living area was very comfortable and we enjoyed the fireplace at night. Since it was early April, the pool wasn't open (and it would have been too cool if it had been), but the pool area was still quite pleasant with beautiful views and fruit trees in bloom and we spent a fair amount of time there, enjoying a drink and the sunset after a day visiting local sights. In the summer you would probably spend most of your time by/in the pool and on the porch, and both locations are amply furnished and very comfortable.

Carol and Mel are excellent hosts, extremely friendly and informative and always available without being at all intrusive. Carol in particular treats this as her job, which I mean in the most positive way, i.e., that she is extremely solicitous of your comfort and enjoyment while you are there (her welcome basket is mostly homemade and very generous). As noted by other reviewers, the location is excellent, a little off the beaten path (although very easy to reach) so it is quiet and uncrowded, but close to a good grocery store and a nearby highway that provides quick access to beautiful hill towns in Umbria and Tuscany.

We have stayed in many HomeAway/AirBNB properties and this is one of the very best, a great combination of a comfortable, well-furnished home in a lovely setting and helpful, charming hosts on-site. It was a perfect place for our slightly off-season stay and would be even more delightful later in the season when the pool is open. We would absolutely stay here again and recommended it without reservation to our friends. Thanks Carol and Mel for a delightful perfect week in Umbria.

The Perfect Holiday

From the moment we arrived we knew that this was going to be a wonderful place to stay. We were greeted by the owners Carol & Mel who sat us down with a chilled glass of prosecco and nibbles while we took in the beautiful views that beheld us. The accommodation had everything you could possibly need and we truly felt at home.

The real selling point however is the outside space. The swimming pool and surrounding area is lovingly cared for by Carol & Mel and the abundance of colour is beautiful. Sitting in the evening on the upper terrace (off the main living area) and looking out at the breath taking views cannot be adequately described in words alone and the tranquillity we felt was just what was needed to recharge our batteries.

We also took advantage of Carol's excellent culinary skills and thoroughly enjoyed the delicious freshly made lasagne she prepared for us. Definitely worth a try especially if you are going out for the day and want a lovely meal on your return.

Carol & Mel were also extremely helpful and informative and nothing seemed too much trouble for them. In fact, they even collected a takeaway pizza for us one evening as they were going themselves - I would say that is definitely going the extra mile!

Their main aim is to make your stay as perfect as possible and I have to say this was achieved ten fold - we will definitely return.

Lovely, well equipped villa

Great villa, two good size bedrooms, lovely outside seating area and a fab, decent sized pool. It was super clean and incredibly well equipped, Carol has thought of everything from towels for the pool to fluffy dressing gowns in the bedrooms. Also has great wifi and a fab selection of books, board games and dvds.

Carol also provides homemade meals upon request, which we took advantage of twice during our stay. Cannelloni and lasagne, both really delicious!

Nearest supermarkets and restaraunts are only 5 mins by car, and we found some lovely little towns nearby within half an hours drive.

Lovely holiday. Villa and pool lovely. Hosts are the best x

We decided to try Italy for a change and we are so pleased we did. This villa was great as was the pool. Also having carol and Mel there helped us find different places to visit. We had very hot weather so got out and about a few times. But the villa was so nice and relaxing we just wanted to stay there and enjoy pool and have BBQ s. Not far for the local supermarket and patisserie Some nice local places to visit too with lovely restaurants Also thank you for the amazing welcome pack. You have thought of everything and little extras for us holiday makers. We spent all of our time when at the villa outside enjoying every minute as it is so pretty and nice. So thank you from all of us.Phoebe didn't want to leave. Which is a surprise as she Is usually ready for home Hopefully we will return one day. As this has been my favourite villa I have stayed at. Superb

Every aspect of our stay at Villa Carolina was thoroughly enjoyable. Carol & Mel welcomed us very warmly into their beautiful property, where everything is immaculate and superbly equipped. The pool area is particularly lovely and most welcome in the heat of summer. The villa is stocked with everything you could possibly wish for, with superb attention to detail, and is well located to visit the sights of Umbria and beyond.

Nothing was too much trouble for our hosts and they continue to develop the property, taking note of suggestions by their guests.

The welcome pack was most thoughtful and much appreciated. We also took advantage of Carol’s catering a couple of nights, and her pasta is equal to anything we ate in Italy. Umbria itself is stunning, with friendly people, spectacular scenery and delicious food and wines at very reasonable prices. I have already recommended the property to a colleague.

Bella Villa Carolina

This was our second stay at Villa Carolina - 2 weeks of heaven in a lovely house in beautiful Umbria. The villa is extremely well equipped and is in a fantastic location for getting out and about not only to see Umbria but also parts of Tuscany. The infinity pool is superb and the whole pool area beautifully equipped with sunbeds, seating and table and chairs. Carol and Mel are fantastic hosts providing a warm welcome when you arrive, a super welcome basket full of goodies, useful local information and many extras in the house such as fans, pool towels and hair driers - not always provided in rental properties but so helpful if luggage space is an issue. All in all a fantastic holiday spot that we would highly recommend.

Lago Trasemeno - Umbria's largest lake, is less than 40 minutes drive away and offers a range of water sports.

Travel:

The nearest Airport is Perugia which is less than 30 minutes away with flights from London Stansted via Ryanair. Other airports are Rome (Fumicino and Ciampino) and Ancona - all are less than 2 hours away. Pisa airport is approximately 3 hours drive. A number of carriers offer flights to these airports from local airports around the UK. A car is essential to explore the wonderful medieval hill top towns of this part of Umbria.

Distances:

The capital of Umbria, Perugia, is 30 minutes away and the delightful towns of Assisi, Todi, Spoleto, Montefalco, Trevi, Cortona all within an hour's drive. Sienna, Florence, Urbino and Rome are within 2 hours.

Further Details:

A welcome pack of wine, water, milk, eggs and home made bread is provided and the kitchen is supplied with basics such as tea, coffee, sugar etc. We also provide a regularly updated pack giving more information about the villa and surrounding area. The nearest local shops are only 5 minutes drive away and include a well stocked supermarket. The nearby village of Collepepe offers a full range of shops, including an excellent Macelleria (butcher).

There are 3 local restaurants within 5 minutes drive and many other restaurants within the local area. You will find a number of banks in the local towns and the machines take UK bank cards with a selection of languages.

Information about local places of interest can be found in our welcome pack and in the information pack that we send out to our clients.

We live in our own private accomodation with a separate entrance in the basement of Villa Carolina and and are available to welcome guests and provide assistance where required. We can also offer additional facilities such as home cooked meals and advance shopping if required.

We can also offer a range of beauty treatments to our guests in the comfort of the villa. In addition winery tours and tastings and a tour of a traditional olive oil mill can be arranged - please contact us for more information.

For those with an interest in history, culture and music, there is a wealth of things to do and see throughout the region. Of special note is the Spoleto Festival in late June and Umbria Jazz in July. Perugia's Umbria Jazz attracts a host of big names not all of them traditional Jazz artists. As well as some great traditional jazz concerts and street parades, there are excellent outdoor concerts in the main arena. In past years headline acts have included; Elton John, Eric Clapton, Mark Knopfler, Prince and Sting.

  • Notes on accommodation: Fans are available in the bedrooms and living rooms Outside: Outside the villa there is ample parking for several cars. Surrounding the villa there is a mature garden with outside lighting. The 5x10m infinity swimming pool is open from early May until Late September and is for the exclusive use of Villa Carolina residents. The pool area is furnished with a further ceramic table with 6 ironwork chairs, a seating area with a sofa and two chairs and 4 comfortable sunloungers together with 4 large sunshades and a covered swing. Cleaning / Towels / Linen / Maid service: All bed linens and towels (including swimming) are included. The property is cleaned weekly on Saturday. Additional cleaning can be arranged on request. Other: Through the French windows there is a covered terrace overlooking the pool and woodlands behind the house.
