This 26 m2 apartment is bright and airy, on the 4th floor with an elevator. It is fully equipped with a California style kitchen & a washing machine, separate bathroom with shower and furnished in provinciale style. Full of charm and could also be a romantic get away. Why Nicola Gowans chose Riou - Petit Juas - Av de Grasse

We purchased this studio in 2006. We where attracted to the classic 19th century building and the practicality of all the studio offered for a comfortable stay in Cannes, as it is in the center of Cannes. Its location is fantastic, a car is not needed to enjoy the city or travel to other places like Nice, Antibes or italy, The apartment is walking distance to the buss and trans. All the beaches are walking distance as is the famous Rue Antibes.

What makes this apartment unique

Cannes is full of things to do, beautiful beaches and all the shopping anyone could want. Grate places to eat and wonderful food typical of the south of France. Lots of night life & bars and cafes. The apartment is located close to the bus stop and also the train station, so it make it easy to pop over to Nice, Monaco, Antibes or Italy for the day.

This apartment is so well located you dont need a car, everything is with in a 5 min walk. The apartment being on the 4th floor makes it very quiet, not usual in Cannes. All our guest enjoy the peace & have commented on how peaceful & yet so well located.

I found the apartment clean and so practical and comfortable. I could walk everywhere as it's in the center of Cannes. The welcome package was a lovely and the kitchen was easy to cook in well equipped.

Really comfortable week's stay. And very good location.

Apartment was warm, comfortable, everything needed was to hand for my stay in Cannes.

Lift to fourth floor means apartment is away from the traffic - but very central so easy walking to most parts of the town. 5 mins to the marina. Nice touches like fruit and wine on arrival made a pleasant stay. Owner friendly and helpful.

Famous cooking and painting schools nearby. Shops, markets, cafés, restaurants, museums, art galleries & pottery studios. Annual Jazz festival and the famous Summer international firework display competition, stunning golf courses, various summer schools/camps for children of all ages. Many beautiful seaside towns & hilltop villages to visit, elegant cafés, bars & restaurants + the famous beaches of Cannes, Juan Les Pins, Cap d'Antibes, Theoule sur Mer, Villefranche, etc. Excellent range of shops and Provencal markets. Ferries from Cannes to St Tropez and St Marguerite, îles des Lerins. Para gliding, water skiing, scuba diving, snorkelling, catamaran sailing. Marineland and waterpark nearby in Antibes..

Coast/Beach:

Beautiful sandy beaches 5 min walk from the apartment, lined with restaurants, street performances, market stalls and children's fun rides. Day trips: Boat trips to the local islands. Antibes, Nice and many more all just a train ride 30m max.

Travel:

Nearest airport - Nice 25 min drive, approx 40 min bus ride. No car hire necessary as everything within walking distance and good public transport to neighbouring towns. Airport transfers organised on request at a very reasonable cost of 50 euros.

Distances:

Charming quarter of old Cannes, Le Suquet is within walking distance of the apartment. Old Mougins 15 min drive / bus ride. St Tropez just a boat ride away. Monaco 45 min drive / train. Italy 1hr 30 min drive / train.

Further Details:

There are frequent boat trips to the natural and wild Islands off of the coast of Cannes. There are also frequent trains running from Cannes to Monaco and even over the Italian boarders where you will find the famous markets of Ventimilia.

Booking Notes:
A 50% deposit is required at booking with the balance due 6 weeks prior to arrival date or at check in. 150 euro damages deposit will be required upon arrival. This to be paid in cash at check in, a receipt will be given. The deposit is 100% refundable at check out after inspection and approval. All trash, food etc must be removed before check out & the apartment is good condition. If the apartment is left bad condition a 50.00e cleaning charge will be taken from security deposit.

Changeover days flexible. Check in time: 12:00 - 6:00 PM
Check out times 8:30AM-11:00AM Check in & check outs, at no charge If with in the time specifications. Late night check in or out, have a charge of 30-150e depending on the time.

Notes on prices:
Air port pick up and drop off are offered at an additional charge 50.euros one way. Security deposit of 200.e payable at check in. Security deposit is refundable at check out once inspection and approved.
