A beautifully restored and luxurious villa in the centre of the historic medieval village of Preci with stupendous mountain views offering traditional country living with all the comforts of home. What’s more, at 600 metres, you get the best of the glorious weather – hot sunny days and pleasantly cooler nights. There’s a gorgeous swimming pool for our guests free use at a small hotel just a minute’s stroll around the corner.

With local bars, great restaurants and shops within a 10 minute walk, you don’t have to go far to soak up the atmosphere of the Italian way of life! Enjoy some of the most breathtaking scenery in Umbria from the balcony or outside on the little piazza were you can dine as the sun sets over the little hill towns in the distance - a truly magical sight.

Local activities include river rafting, guided and self guided walks, cycling, horse riding, mountain chairlifts, tandem assisted paragliding, zip wire, lake swimming, historic hill towns, cookery lessons and a natural spa.

"So much more than we expected”

Excellent standard of accomodation - feels like a real home with lots of room for our family of four. Made to feel very welcome, being met at the property on arrival was very useful to get local insight. Great experience to stay in an Umbrian hill top village, the house is right in the centre (but you don't feel overlooked at all) with fantastic views across the valley. You leave you car outside the village and walk to the house - means area round the house was safe for kids. Shop, restaurant & icecream parlour are only few minutes walk and it is lovely to participate in the local community. Local hotel swimming pool provides outside space and it was largely just us there - our kids (5 & 8) could swim, the pool area was a perfect size. The surrounding area is beautiful - more rugged than Tuscany - national park for walking, rafting etc is convenient. A fantastic holiday!

A wonderful stay in Preci

We had a fantastic stay in Casa Rosabianca. The property itself is very well appointed and in excellent condition throughout, and offers wonderful views across the Umbrian hills. Barbara and Kevin were very helpful before our stay and then within the villa is a wealth of local information, maps, walking guides etc. Preci itself is quite a small town but still has a very good food shop, restaurants and bars. Assisi, Perugia, Spoleto, the Marmore falls and many more are all within an easy day trip so Casa Rosabianca makes for a great base for exploring the area. We absolutely loved our stay and would recommend it without hesitation!

The villa is very tastefully decorated and comfortable, and perfectly located within the ancient village of Preci. It looks out onto stunning countryside where you are spoilt for choice for things to do and spectacular places to explore. I will never forget my first glimpse of the turquoise water of lake Fiastra as we drove down the winding road, and then the joy of swimming across it... Or the afternoon of fun we all had going white water rafting, safe and professionally run... Those many and wonderful hilltop villages and towns to enjoy a cappuccino and a pastry or ice cream and watch the world go by... Or take a chair lift to the top of the mountain... If you want to have an active or relaxing time, it's all here!

Kevin and Barbara are on hand to help with anything and local knowledge and a delight to meet.

It's worth a return trip I think, there's much more to see...

Villa Rosabianca, Preci

One of the best places we've stayed at. Gorgeous location. Lots to do in the area for the whole family. The villa was very clean and comfortable, and Barbara and Kevin made us feel very welcome. They also helped us organise some of the day trips that we made. We loved sitting out on the small balcony looking out over stunning countryside. And loved being in the centre of the village with easy access to the hotel and its pool.

Activity and Interests

Nearest Airport : Perugia at 95 Kilometres Nearest Barpub : Preci at 50 Metres Nearest Train : Spoleto at 38 Kilometres Nearest Restaurant : Preci at 50 Metres Car: recommended


The nearest airport is Perugia, an hours drive. Ancona is 1 hour 45 minutes, Pescara 2 hours and Rome 2.5 hours. Ryan Air flies to all 4 airports and Easy Jet and most other airlines fly to Rome.

Car hire is available at all airports.

Hertz and Avis are in Spoleto. There are shuttle services from both Rome airports to the main train station in Rome, Roma Termini. From here regular and Eurostar trains take less than 90 minutes to reach Spoleto which is a 40 minute drive from Preci.

Preci is traffic free but there is plenty of free off road parking within two minutes walk.

Special interest holidays:

Walking – circular walks can be done from the village in the Monti Sibillini National Park, one of Italy’s most beautiful and unspoilt. A paradise for walkers with countless trails criss-crossing the hills and passing through villages virtually unchanged since medieval times. It’s a haven for wildlife and the famous Piano Grande, a high mountain plain that becomes a tapestry of wild flowers and orchids in the spring and early summer, is not to be missed with excellent trails to suit all levels of walkers.

Other family activities – mountain or road cycling, horse riding, river rafting, kayaking, indoor ice-skating and trout fishing. The chairlift to the summit of Monte Bove (2000 metres) is particularly popular and offers breathtaking mountain views and great walking or cycling down.

Adventure sports - rock climbing, canyoning, white water rafting, tandem assisted paragliding and hang gliding.

Spa - 15 minutes. Naturally heated indoor and outdoor pools, sauna, steam room, massage.

Cookery lessons at the villa - pasta making, sauces, meats and tiramisu.

Lake Fiastra - Beautiful freshwater swimming lake with sandy beaches. Kayaks and pedelos. Zip wire and tree canopy walks. Peaceful even in high season. 2 restaurants and bars. 50 minute drive.

San Benedetto - Adriatic coast. Safe sandy beaches - great for kids. Blue flag. Many restaurants and bars. 90 minutes drive.

Civitanova - Adriatic coast. Blue flag beaches. Many restaurants and bars. 70 minutes drive.

Lake Trasimeno - Sandy beaches. Island ferries. Many restaurants and bars. 90 minutes drive.


Spoleto 40 mins. Roman and Renaissance architecture, art. Food, wine and art festivals in June and July.

Trevi, Montefalco, Bevagna, Spello. 50/60 mins. Classic medieval hill towns. Excellent olive oil/wine region.

Assisi 60 mins. World famous pilgrimage site with classic architecture and St. Francis' Cathedral.

Perugia 70 mins. Art/culture. Famous chocolate.

Rome 2.5 hours by car or train.

Bars and restaurants: Agli Scacchi Hotel. Serves very good traditional Umbrian food. There's a shady terrace and a nice little bar/coffee area overlooking the pool. Pizza, pasta, meats and local trout. 1 minute walk.

La Taverna del Gusto. Traditional food. Seating outside in Summer. Also nice for a morning coffee, pastry or evening beer. 1 minute walk.

Il Castoro Restaurant. Great atmosphere and Italians flood here to indulge in the freshest truffles that the owner collects from around Preci himself. The truffle omelette is legendary as is the wild boar stew cooked with juniper berries. Pasta focuses on truffles and porcini mushrooms. The huge wood fired pizzas are perfect food for kids. House wine is around 4 euros a litre. Il Castoro is always lively, very Italian and really good value. 10 minute walk.

Il Castoro and Memole Bars. Very popular with the locals. 10 minute walk.

Il Porcello Felice. Very pretty restaurant with a beautiful panoramic terrace and a view towards the Valnerina valley. Very good traditional food. Wood fired pizzas, pasta, meats and local trout. 10 minutes by car.

  • Notes on accommodation: There are top quality super king-size beds with an option of twin beds if you prefer. The kitchen is equipped for the most adventurous cook! It's bright, spacious and newly fitted. The dining area with its large farmhouse table overlooking the 16th century piazza, is the perfect place to sample the delicious local foods. To enable you to get the most out of this beautiful corner of Italy, there are excellent local maps (including walking maps), guides, reference books and local information. The burgeoning games chest and sports equipment will keep the kids happy! Unlimited, free Wi-fi internet access is included. Outside: Next to the villa is a piazza with a dining table, chairs, reclining chairs and large parasol - a lovely place to sit or eat and enjoy the view. The quiet cobbled lanes that criss-cross the village have changed little since their medieval origins and provide great opportunities for exploration of the many buildings, architecture and little hidden corners. As the village is traffic free and quiet, children are safe to play and explore. There is a playground with swings, slide etc within a three minute walk.
