About the property

Holiday Home near Volterra, Tuscany - Peaceful Location, Close to Volterra and Easy Access to Florence, Pisa and Siena

Casa Nunziata was restored about 16 years ago to the highest standard, now creating a beautiful 3 bedroom home that is perfect for holidays. There is central heating for the colder months, and there is a lovely wood-burning stove. . The house stands alone on a small hill, surrounded by a grassy private garden overlooking rolling Tuscan countryside. The house has outdoor furniture for alfresco dining, a bbq, and shares a large pool with a few apartments in the nearby farmhouse. Nunziata is reached by a winding white road with little traffic, but is not isolated, sharing a large communal garden with the old farmhouse. There are lots of walks in the area, details of can be found at the house. Nearby is Monte Voltaio, a remarkable rocky hill which is easily climbed for magnificent views of the surrounding countryside. Please note: Casa Nunziata is not suitable for large or loud groups wishing to party into the night, and we ask our guests to respect the tranquillity of the area. Nearby Volterra is a charming hilltop town.

About Elaine Monkhouse

We are Italy lovers, and after visiting Tuscany many times we bought Casa Nunziata (ref 8015409) in 2006. I am an independent coach and consultant, and my husband is a retired doctor (but his first love is renovating houses!). Nunziata is a beautifully restored ancient chapel, which had already been converted when we bought it, but we enjoy making small improvements each time we go. It's a 'home away from home', and we hope our guests feel that it's full of interesting things.

We first visited the area when on a walking holiday, and fell in love with the whole landscape around Volterra - stunning! A few years later when we decided to buy somewhere in Italy, it seemed the perfect place to look. From the property there are fantastic 360 degree views, and no road noise. Yet a short (if rustic!) drive takes you on to the main road with access to wonderful places such as Volterra, Sienna, San Gimignano, Pisa and Florence.

Casa Nunziata ref IT8015409: The property has lots of character and charm, and makes a beautiful holiday home. To eat outside in the evening as the sun goes down, offers an occasional glimpse of deer and wild boar in the neighbouring fields.

The nearby Villa Palagione, a beautiful cultural centre just 10 mins walk away, welcomes our guests for an evening meal.

They also offer a range of courses, horse-riding, language lessons, cultural tours etc. Please ask for contact details.

Coast/Beach:

60 minutes drive to the coast at Cecina.

Travel:

60 mins drive from Pisa airport. 75 mins drive from Florence airports. 45 mins drive to Siena. Easy train access to Florence and Siena by driving 20 mins to Poggibonsi.

Use of a car is essential. You will find it easier to use a car set higher off the road, if you have any choice, to travel on the white (unmade) road to approach the house.

Volterra 6.5km.

Pisa 50km.

Florence 50km.

Siena 40km.

Further Details:

Volterra offers many shops, cafes and restaurants, and is famous for crafting alabaster into beautiful sculptures and ornaments. There is a bustling market in Volterra every saturday morning. A short walk from Nunziata, you find Villa Palagione, a beautifully restored villa that is now a cultural centre, offering a wide range of art and cultural courses.

Banks and supermarkets can be found at Volterra and nearby Colle di Val d'Elsa. There are many beautiful walks in the area.

Siena, San Gimignano, Pisa and Florence are all easily accesible by car, although we also recommend using the train to travel into the heart of Florence.

Notes on accommodation: Because of the two sets of stairs, Nunziata is not suitable for very young children. Guests with mobility difficulties would be able to access the ground floor ensuite bedroom. Outside: Garden furniture for sunbathing and outside dining. BBQ. Large pool shared with farmhouse on same property, open mid April to mid October, depending on weather conditions. Cleaning / Towels / Linen / Maid service: House towels and linen provided. Pool towels provided. Cleaning and change of linen can be arranged mid-stay at an extra charge.

Beautiful house in a beautiful setting

We had the most wonderful time with our family of six. The house was quite charming, with amazing views from everywhere on the property. The pool is conveniently located next to the house and we enjoyed several days by the pool. Volterra was a beautiful town with plenty of great restaurants and shopping without the tourist crowds - about 15 minutes from the house. We went to the Saturday market there and had some great meals at Il Boschetto nearby. There are great hikes right from the property, and a resort up the road that you can go to for dinner as well. We did several day trips to Siena, San Gimignano, Florence, Pisa and Cinque Terre. The dirt road into the property was manageable - about 2-3 miles in total from the paved road - and made for a great running route. We'd highly recommend this place.

What a great experience, my family did not want to leave! GREAT almost unbelievable view of tuscany's rolling hills. Seriously a living postcard. Great property with all the amenities, perfect for a quiet vacation. Close enough to San Gimignano and Volterra (2 great medieval towns!). We took day trips to Florence, a LITTLE too far for our daily Florence trips about an hour each way, but we are NOT complaining! : ) Cutest little neighborhood cat would come each night and walk us to the house, then beg for cookies after. Great property staff, cutest italian couple thag live up the street would check on us and see if we even needed anything. Didn't speak any English so forced us to brush up our Italian. Great little kitchen and dining area, great price as well. Small bugs apparent on some of the walls but thats to be expected in the countryside! We will never forget our stat here and the beautiful scenery. Our love for Italy just continues to grow every time we visit. Cant wait to come visit again!!

Lovely spot to enjoy the Italian countryside

The chapel was cute and comfortable. In April the hills were emerald green, but it still got down to near freezing at night, so quite nippy. We used the wood stove, and both house and water were warm enough for the season. The approach road was rough, and arriving at night in the rain was a challenge. We enjoyed Volterra and other towns nearby, but the biggest pleasure was the countryside and forest preserves. We saw deer, wild hares, and foxes in our walks. A true escape!

Stunning location for a relaxing break

I've now stayed at Casa Nunziata on multiple occasions, both with family and friends, and will always consider it first for future trips to Tuscany. It stands in the most relaxing setting, where I feel a world away from reality. The property itself is simple, but well equipped and nicely furnished. I enjoy sitting on the terrace for a spot for breakfast or for an evening with a bottle of wine - nothing is more relaxing! The pool is a great feature, and although I believe it is communal with the farmhouse at the top of the drive, it has never been busy when I have wanted to use it. The location of the chapel is perfect for me - either I can relax there every day and not see another sole, or it's the ideal base for exploring the nearby towns if I want to venture out. The road to and from Casa Nunziata is quite exciting, and typically Italian, but don't let that put you off! I've recommended a break away here to a handful of my friends and colleagues, and they've seen for themselves why I don't look for anywhere else to stay in Tuscany anymore. A beautiful escape!

A lovely get away.

Living in London we were after somewhere that was quieter and more relaxed. But we also wanted somewhere that would allow us to travel about and see other parts of Italy.

This chapel certainly ticked the boxes. It was very nicely decorated and the grounds were very tidy and nicely kept. It had a very well equipped kitchen, which was great for nights we wanted to have something more substantial. Although, we had more bbq's than meals indoors.

It also offered spectacular views. Most evenings were spent sipping on some local wine under the pergola watching the sun go down...what more could you ask for on a holiday?

We had great day trips out to Pisa, Florence and Sienna, with of course more than one visit to Volterra. If you do go to Volterra, try and book in at Fortezza Medicea, which is a restaurant inside the prison.

Whilst we wanted to be able to travel about, we also wanted to be able to just relax, lie by the pool and chill. We lay by the pool for a couple of hours at least most days, and it was pure tranquillity; we were the only people there.

We loved our stay there and are just in the process of reviewing dates to revisit again later in the year.

A fantastic and relaxing place to stay!

This is the third time we have stayed at Casa Nunziata, and we love it. The location is great for Volterra, Siena, Firenze and San Gimignano. It is also perfect for near isolation, quiet and relaxation. There is an unmade road to the property which you may not be used to driving on, but it is not the worst by any means that I've driven on in Italy. See it as a challenge!

The house is well kept and maintained, and everything works. The access to the pool, and the option to pluck ripe figs from the tree are two of the joys, as is the total silence, the unspoiled views and the friendly and inquisitive local cat that comes to visit.

Accessing the property is fine and the arrangements before arrival and on arrival all work, including great directions. The caretakers are a lovely Italian couple who don't speak English, but are adept at understanding mime!

We'll be going back for our 4th visit in September 2016. I can't recommend it enough.
