1 bedroom apartment with WiFi UK TV, free safe and air-con. Situated in the heart of ‘buzzing’ Paphos next door to the amazing Kings Avenue Mall on the modern new complex of 'Queens Gardens'. Only 5 minutes walk to the nearest beach and 15 minutes to the picturesque harbour. Shops, bars and restaurants aplenty are literally on the door step. This private gated complex has all its own facilities including a large swimming pool. The pool area has loungers with padded mattress, parasols and tables. The grounds feature tropical plants walk-ways and fountains. Undercover secure parking is available.

We are a married couple with 3 children ranging in ages, and we love to come to Cyprus when ever we can.

Why Joanne chose Kato Paphos

After years of dreaming about owning a holiday home, we finally settled on Cyprus. We have visited many places, but Cyprus always felt special. The locals are warm hearted and welcoming, the food delicious and the climate amazing with a reported 340 days of sunshine a year.

What makes this apartment unique

One of the things we love is not having to drive at night time. Being able to step out of our door and enjoy a relaxing meal or drink within 2-3 minutes walk was a primary consideration for us. Our property has just that and we are so pleased with our choice, that we feel we will be coming back for many years.

Welcome packs are available upon booking. Prices are for 2 people sharing. Transfer from Paphos airport is approximately 15-20 minutes, and various transfer options are available. Outside: There is a large outdoor shared pool area where you will find sunbeds with mattresses, parasols and tables. There is a gym at a nearby hotel, and a cafe bar at the complex entrance. Extra sun beds are provided for guests exclusive use. The apartment also has a front gated terrrace area which enjoys delightful morning sunshine. The apartment is serviced by a lift. Cleaning / Towels / Linen / Maid service: Bed linen and towels are included for apartment use. Other: Air-conditioning and a safe are provided at no extra cost. Selection of tapes/dvds and cds are provided for your enjoyment. Wifi is provided free as well as a set top box with lots of UK channels

very clean and everything there that you could need. Good position for shopping mall and bars.

we enjoyed our stay, the apartment is well kept and the surrounding pool and outside area is very well landscaped. We only had to go next door to the shopping mall to the supermarket so it was very convenient. We ate in lots of different restaurants in the Tomb of the Kings Road which are all very good. Great time.

What an excellent apartment. Extremely spacious and comfortable with a fantastic central location for everything. Mall next door for supermarket and great shopping to get out of the sun and spoilt for choice with regards to earing out on main strip or harbour with both just minutes walk away. Great range of bars also. The apartment is situated within an idyllic peaceful complex with great pool. We will definitely stay here again

nice apartment,clise enough to everything,good bus service.

We have stayed in many villas and apartments over the years and this one was somewhere in the middle,situated close to main road so buses very frequent,Paphos harbour only minutes away in bus,Coral bay also,not that much in the immediate vicinity,alot of closed businesses!! Due to road works..shopping mall closer than we thought..right outside the window..practically,so the front balcony overlooked by shoppers,and the large balcony at the back,unusable with 2 large aircon units on the floor chucking out even more hot air added to the beautiful Cyprus heat,..unbearable,so no where to sit out,comfortably,inside was adequate,Cyprus as always was lovely,people,food,weather,great holiday,thanks x

We advertise our apartment as being next to the Kings Avenue Mall which has lots going on and for many of our guests its a big attraction being so close. The road works in Paphos on Tomb of the Kings should have been finished by Easter 2016 and whilst they are nearly there in our area it will be nice when they get the job finished. August heat does seem challenging to get the balance between cooling inside and sitting outside, we often sit out at the Mall side and watch the world go by on an evening with a night cap whilst the apartment cools down. Thank you for looking after the apartment during your stay and I am pleased you enjoyed Cyprus again .

overall impression was good

The only complaint about the apartment was that it had not been cleaned very well before we arrived - especially under the beds. We stored our suitcases under the beds and when we retrieved them they covered in dust. The patio doors had not been cleaned.

Beautiful apartment, fantastic location

Have just retuned from a fantastic month away in Cyprus, the apartment is well decorated and kitted out with all equipment to make the stay homely. The location suited us very well as there is a wide range of shops restaurants and bars on your doorstep but you are also within walking distance to the harbour and water front bars and restaurants. Access to and from the airport was easy we used the bus it cost 3 E each, you can also also catch the bus to Coral bay where there is a beautiful beach. Have already booked again for next year.

lovely apartment great surroundings

the property was lovely and had everything in it that you needed. The area that it is in is perfect. You can walk to harbour where there are plenty of restaurants or walk down the tomb of the kings road for restaurants. Car hire is also a good idea as coral bay is nice to visit, or to go further a field. A lovely place to stay.

Special interest holidays:

The area is great for a "Walking Holiday". There are regular bus services for those wishing to explore a little further. Upto date timetables can be found at the local tourist office. The bus services goto Coral Bay, Paphos Market and Harbour, there are also services to Polis and Agios Georgios giving "Walkers" lots to explore.

There are Diving schools in the area offering regular "Dives" around the coast line.

For the active visitor angling, sea sports, go-karting, golf, cycling, sailing/yachting, nature trails, swimming and water sports are all close by. For the more relaxed holidaymaker historical sightseeing, including working monasteries, boat trips, the bird garden and relaxed dining. The slopes of the Troodos mountains, approx 1.5 hours drive way.

Kings Avenue Mall, a modern complex is next door offering great facilities to all guests wanting a relaxing holiday, shopping or cinema.


The Paphos light house beach is only a 5 minute walk.


Flights to Paphos are recommended. Transfer time is aprox 10-15 minutes by car/taxi. (Approx 13km). Car Hire is not essential as the surrounding facilities are all within walking distance.

The owner has a list of flight companies they use to help guests find flights should you need help.


Paphos Harbour is approx 15 mins walk. Tomb of the Kings heritage site is approx 15 mins walk. 'Bar-Street' is within 10 mins walk. Beach 5 minutes walk.

TV Service 2013

We have added Nilesat to the QG TV service, and entertainment channels from the Nilesat range: FX, Fox TV, MBC2, and Dubai 1. Nearly all programs on these channels are in English though with Arabic sub-titles. Channels still available from the original QG satellite are: Channel 4, PickTV, SkyNews (after about 9:30am) and CNN. Russian channels are 1, Planeta and POCCNB.

The shopping mall has modern architectural design, is fully functional and offers easy access to its visitors. It comprises of two underground basements for parking and two floors for shopping, leisure, entertainment and services. On the ground floor of Kings Avenue Mall the visitors may find several department stores, banks, fashion shops for men and women, a super market and a toy and home ware mega store. On the first floor there are additional fashion shops, including kids fashion, sports apparel, lifestyle and services shops, such as: cosmetics, toys, gifts, jewels, lingerie, fashion accessories, electronics & multimedia, optical, mini market, beauty salon and many more.
