This lovely very large (155 square metre) south facing apartment has 2 bedrooms, both with patio doors onto a balcony overlooking the swimming pool, small paddling pool, and secure gardens. The apartment's very spacious, airy, cool and comfortable when it's hot outside.

The lounge has a glass-topped 8 seat dining table, 2 sofas (1 sofa bed), chairs, TV/DVD including all UK terrestrial and non-premium Sky channels, fast 24 Mbps WiFi with unlimited free internet access, and an IPod dock. There are two patio doors onto the balcony, and a third onto a huge adjacent private covered terrace/outdoor room.

The terrace overlooking the pool and gardens has a glass top patio table with 6 chairs, 6 sun loungers, chairs and coffee table, ready for alfresco dining, BBQ.

Fully fitted kitchen, with gas cooker, microwave, fridge/freezer, dishwasher, washing machine, and full range of utensils and equipment.

There's a rooftop terrace with lovely sea views and a secure underground car park.

The town's bars, restaurants, shops and beach are 5-6 minutes walk. Nearest supermarket 400 yards.

About Dave or Ali Simon

We are a large, close family with 5 children 6 years apart. Each summer since we bought the apartment in 2006, we have all loved going to the Algarve and staying in the apartment. Now that the older kids have partners, they are more and more tending to go with them, but we still all go every year together. We hope that you will enjoy staying in our apartment as much as we do.

We are aware of various press reports of email scams affecting holidaymakers. Our home landline and home address are given elsewhere as well as David's mobile. We visited the Algarve over 25 years ago and since then we have loved it and always dreamed of one day owning an apartment there. In 2006 that dream came true for us when we saw our apartment on the internet, immediately loved what we could see of it and its location, booked a flight to see it that weekend, and agreed to buy it there and then. The agent, an English ex-pat in Albufeira, probably never had an easier sale!

What makes this apartment unique

Many, possibly most, holiday apartments in the Algarve don't have wifi because of the high charges, so a big advantage of our apartment is that we have fast, unlimited wifi.

This in turn enables us to provide full UK terrestrial channels plus the non-premium Sky channels.

Notes on accommodation: As it's exceptionally large and airy, and with the living room having 3 patio doors, and both bedrooms and the kitchen each having 1 patio door, to the balcony or terrace (or both), the apartment is extremely cool and comfortable when it's hot outside during the day or in the evenings. Room fans available and central heating for winter months. CD player. TV. Fast WiFi internet access and iPod dock in lounge. The apartment's especially suitable for children and toddlers, having a small paddling pool in the quiet, safe, completely secure grounds of the complex (overlooked from the apartment), while being just a few minutes' walk away from one of the loveliest beaches on the Algarve. Cots/highchairs available on request. The sleeping accommodation is very flexible - in addition to the double and two twin beds, there is a choice of further bedding i.e. two extra double airbeds, a single fold-up bed, or the lounge's double sofa bed - just tell us your preferences. No smoking. Outside: Our apartment overlooks the completely secure, safe, quiet and peaceful lawned and landscaped gardens with fig, nut and other trees surrounding the lovely large, crystal-clear swimming pool and small toddlers's paddling pool for private use of residents of the complex. There is also a communal rooftop terrace with views over the town, the bay, the nearby nature reserve, and the beach which at its closest is about 500-600m away. Since 2011 condominium rules have been introduced for the benefit of all residents. These rules include some sensible restrictions on the use of barbeques, and a ban on taking furniture down to the gardens. These rules are strictly enforced and are for the comfort and benefit of all residents. More details are in our information sheet which we will send you if you are interested in renting the apartment. Utility Room: Washing machine and dishwasher in kitchen. Wonderful apartment

We had an amazing time and the huge terrace overlooking the pool was fantastic. We couldn't have asked for anything more from a holiday rental. The owners (Dave and Ali) were most helpful throughout the booking and beyond. When we arrived at the apartment there was some lovely green wine and some food essentials at no extra cost. The apartment is close to amenities, with a very short stroll into Armacao de Pera. Would definitely stay there again and have recommended to friends and family.

Excellent Apartment in a great location

We were met at the apartment by a lovely lady who showed us round. The apartment was very spacious clean well maintained and an ideal location for everything in the resort. The swimming pool and surrounding area were also pristine.

All the correspondence from the owner were both informative detailed and timely.

The welcome pack of wine, pop, milk, bread cheese butter and jam were most welcome and appreciated

we would definitely recommend this apartment and will return.

Great holiday

Huge, clean, ideally situated apartment.

This apartment is exactly as per the owners description and previous reviews. Apartment is huge, clean and has everything you may need for your stay. Wifi and TV were great for the children when the sun was too hot. The apartment is 5 mins walk away from everything you may need - supermarket, restaurants, bars, beach and within easy travel to Aqualand and Zoomarine. We like enjoyed a couple of meals at Davi's and had a good Indian meal at Bollywood. Kids favourite and probably ours was to hang out late in the day at Pedro's which is situated on the beach right next to the Volleyball courts - kids with a Slush Puppy, Ice Cream and football/volleyball and wine and beers for us. Nice relaxed bar with good staff.

Owners a pleasure to deal with. Really have no hesitation recommending this apartment to anyone as we really enjoyed both it and Armacao location. Thanks

Excellent Apartment

Really pleased with the apartment and facilities,Huge terrace which overlooks the pool and gardens,large lounge,well equipped kitchen containing everything you would have at home plus more,property well maintained and clean.The apartment is very secure and you are safe to leave all your belongings without any worry .We were met on arrival and shown around the lady explained how everything worked.Also provided a welcome pack.The property is really well situated close to all the amenities,supermarkets,shops,bus station,beach,restaurants.and bars. Dave and Ali also provided us with extensive detailed information before our holiday about the resort,which we found very useful.The food is excellent some of our favourites were Walters,A Grelha,Bollywood.,to name just a few.I would most definitely recommend this apartment to family and friends.And will definitely be going back again.A big thumbs up.

What more could anyone want

We stayed at Vila Nova for just short of two weeks. Everything was exactly as you would want from the very beginning. Booking with Dave and Ali was easy, friendly and they answered our questions really quickly. The apartment is set just a short walk from the town, and the beach. Inside, it is very roomy, UK TV (if you want) great kitchen with everything you need including washing machine. It also has a fantastic terrace with sunbeds, chairs and a great view of the pool. Armacao itself is a really nice resort, so many brilliant restaurants we had great food every night. Location wise, Armacao is a few minutes drive from Albufeira to the east and Carvoiero to the west so centrally located on the Algarve.

Booking the Apartment was easy, on arrival there was someone from the local agents to meet us, who left full contact details if any assistance was needed during the stay. Who needs a package holiday when you can stay like this. Perfect!

Special interest holidays:

Since we have owned Vila Nova, we have had lots of returning guests, so we now have a loyalty program with discounts for returning guests which gives 10% - 15% discount off advertised prices, or in certain circumstances, within the same pricing period, where the price has increased, return at the same price previously paid.

Coast/Beach:

Armacao is at the western end of one of the longest and most beautiful beaches on the Algarve, stretching over two miles. All usual beach facilities and activities are available, and the eastern end of the beach backs onto dunes and the Salgados Nature reserve with 4 sq.m. of lagoons, rich flora and waterfowl. From the apartment, the closest part of the beach and the Nature reserve is about 5-6 minutes' walk away, and the 'town' beach is about 10.

Travel:

Faro airport's 30-40 mins away by car. A taxi costs approximately €40-50 (per size of taxi) each way from the airport. A car isn't necessary as all local facilities, shops etc are within easy walking distance and public transport is good to other resorts along the coast, but if you wish to explore the coast and the hilly rural hinterland, car hire is very cheap in Portugal, and we can recommend car hire or taxi companies that we have used.

Distances:

The apartment is close to 2 large water parks including the Algarve's famous Aqualand, (the free Aqualand bus service runs from near the apartment). There are many other attractions close by including ZooMarina, and the Algarve Centre in Guia, with shops, cinemas (in English), bowling and restaurants, close to the village of Guia famed for its many Chicken Piri Piri restaurants. Albufeira's about 10kms away, Portimao 15kms, and Silves (with its Moorish castle) 20kms.

Further Details:

When you arrive, we'll provide a welcome pack which will include a bottle of wine, a few beers, some coffee, tea, and milk, bottled water, along with bread, butter, jam, and cheese. If you have kids there'll be some pop in the fridge too. Other basics, such as washing up liquid, will be provided. The apartment will have been cleaned and everything checked. Our local agent will meet you and show you around, give you the keys, and answer any questions.

We provide towels for use in the apartment, but please bring your own beach towels. Water, gas and electricity is fully included (October to March reasonable electricity usage included).

An up-to-date information booklet will be emailed to you upon receipt of your enquiry (and posted to you before you travel) with useful information and links relevant to your stay at Vila Nova.

If you wish to go ahead and book, our part-completed booking form will be emailed to you for completion and return, and on receipt of your deposit or payment, a copy will be signed and posted back to you by way of receipt.

There are several supermarkets within 5/10 minutes walk, as well as the town's many shops, banks/ATMs, and usual facilities. Also within a few minutes' walk are various nightclubs and many, many bars and restaurants in the town and beachfront, including Brazilian, Chinese, Indian, and Italian restaurants, as well as local fish restaurants for which Armacao is well known (caught locally and landed at Fisherman's Beach).

We have become aware of some email scams being reported where true owners' details are being hacked by fraudsters. Please don't hesitate to ask us for proof of ownership - we won't be offended.
