Luxurious 3 bedroom neo provencal villa with private pool which can sleep up to 6 guests. All rooms open onto a south facing terrace with mature landscaped gardens. Outside dining area with BBQ to enjoy your alfresco dining experience. The villa, which is not overlooked, is situated in a secure domaine in Antibes, just 15 mins from Nice airport. The famous Meditterranean resorts of Cannes, Nice and Monte Carlo are all close by and the medieval provencal villages of Biot and Mougin are within easy reach by car. Antibes itself is an ancient port founded in the 4th century and today boasts one of the finest yachting harbours on the Cote d'Azur. The town centre is fascinating with its vast array of excellent restaurants and individual craft shops. There are also many markets and museums to visit and enjoy during your stay in Antibes. The area boasts many fine golf courses such as Royal Mougins, Cannes Mougins and Valbonne. The ski slopes of Isola 2000 and Auron are 50 mins by car.

Why Teresa Horan chose Cannes - Grasse - Antibes

We have holidayed in the Cote d'Azur for many many years and have fallen in love with the area, hence our decision to acquire our villa in 2005. We maintain the villa to a high standard for our own enjoyment and also that of our clients when they come to stay.We have been letting the villa for short terms stays since purchase.

Antibes with its wonderful beaches and excellent sailing clubs has been much enjoyed by our children. Tennis courts are easily accessible and for golfers there are many courses within short driving distance.

Antibes and surrounding towns have an abundance of restaurants to offer and our information booklet at the villa gives you our recommendations to consider.

What makes this villa unique

The property is in excellent condition throughout and our clients have consistently complimented it high standard of comfort and luxury.

The villa is in a very private and quiet location in a closed domaine. It is 3.5km to the town centre which can be accessed by public transport.

The villa is south facing and pool area and terrace enjoy sunshine all day. The gardens of 1,500 square metres are beautifully maintained for your enjoyment.

The towns of Nice and Cannes are both within 15 minutes driving time.

Distances:

It is approximately 10/15 minutes drive to Cannes and Nice with Juan Les Pins reachable in 5 minutes. Monte Carlo and St.Tropez, two of the most see locations along the Cote d'Azur, are approximately one hour by car. Antibes is also serviced by an excellent train network and all major tourist locations on the Cote d'Azur can be easily accessed in a very relaxed and care free manner. The train station is less than five minutes drive from the villa.

Further Details:

2 minute drive to Carrefour hypermarket which also contains restaurants, coffee shops, bakery, hairdresser and pharmacy. Juan les Pins has many boutiques and rstaurants and is a centre for nightlife with its many bars and casinos. Each year Juan les Pins hosts an annual jazz festival in July. Cannes provides the beautiful La Croisette promenade and its Festival centre. It also has its very sophisticates shopping street named Rue d'Antibes. Nice is a fascinating place to visit and has as its focal point the Promenade des Anglais, a 14km stretch where visitors can stroll along and take in the beautiful views of the Mediterranean sea and enjoy the cool breeze.

Notes on accommodation: The property is accessed through a remote controlled security gate and provides ample car parking. The location is very quiet and peaceful yet only minutes from the beaches and town centre of Antibes. The villa, which is south facing, is very spacious and charming throughout and is furnished to a high standard. The villa has air conditioning throughout, is very well equipped and contains all mod cons to ensure guests enjoy their stay. Outside: 1,500 sq.m. landscaped garden surrounding the property. The private swimming pool is 10 x 5m. It is 1.75m at the deep end and is 1.0m at the shallow end. The pool is accessed by steps at the shallow end and is also fitted with a French Government Standard alarm pool alert. The pool is maintained weekly and is not heated. The terrace furniture comprising teak dining table and six chairs together with six teak sun loungers. A teak garden bench is also provided. A large gas Barbecue is available for the use of guests. The garden is filled with many provencal flora and there is ample grassed areas for children to roam within the property boundaries. Utility Room: Washing machine and tumble dryer located in large basement. Cleaning / Towels / Linen / Maid service: Towels and linen provided (no linen provided for cot). Additional cleaning and changes arranged at extra charge. Welcome pack on arrival. Other: Car parking in basement.

Lovely house in a great location

We had a lovely holiday in this spacious villa with a nice swimming pool.

We went out most days and explored Cannes, Monaco, Grasse, Vance ect.

and in the evening we cooked dinner, sometimes using the BBQ and had our meals outside.

We would go back again.

Fantastic Villa

The villa was in perfect condition, beautiful bedrooms all leading onto sunny terrace. The kitchen had all brand new appliances and was very clean. the gardens are very private and the pool is brand new. not heated though. I would definitely recommend this villa. Ideal for a family or a get away romantic week end !!

Excellent Villa

The Villa is beautifully presented with all modern facilities, good sized well kept garden and pool. We have 2 young children (3 and 7yrs) there are no walkable shops or restaurants to the villa so a car was absolutely necessary. There is a large hypermarket close by few minutes drive and the centre is 5/10 minutes by car. We had a brilliant holiday as the villa was so lovely so great to return to after a lovely day visiting the area. Highly recommend as a great place to stay.

AN Exlent Villa

This villa is situated in a private domain,which is very private and quite.

There is a good size swimming pool with a beautifully kept garden .

The Villa is very well furnished and equipped, so it is very comfortable.

the owner was extremely helpful.

We had a great time. We strongly recommend this Villa.
