Farmhouse near San Ginesio, Le Marche - Peaceful, Elevated Rural Position with Spectacular Views over 2 Valleys

Casa Rafaelle is a pretty, detached stone farmhouse completely refurbished and situated in an elevated rural position with breathtaking views over two valleys. It is fitted and equipped to accommodate six people in three bedrooms, with three shower rooms, Lounge, kitchen/dining room and utility room. All modern conveniences are installed, including dishwasher, washing machine, oven, hob, microwave, DVD and CD. All bedrooms have portable fans and all windows are fitted with insect screens. There is a bbq and three terraces for alfresco meals. The grounds extend to approx. one acre laid mainly to olive grove/wild flower meadow, and include a private 10m swimming pool. A particular feature of the house is that the spectacular views are obtainable from every room. There is wireless internet connection inside and on the outdoor terracces.

My late wife and I bought Casa Rafaelle in December 2011.

I live just south of Oslo and work as a civil servant.

I still have some years before retirement and I'll be letting the house part of the holiday season until I will be able to spend more of my time there.

Why Jan Tvedt chose Macerata

After having spent our summer holidays in Tuscany for nearly twenty years,we wanted to try something new and decided to spend our 2011 holiday in Le Marche. We instantly loved the area, the landscape and the quietness. With the help of a good real estate agent, we looked at quite a few properties. When we finally came to Casa Rafaelle, we knew it was perfect for us, the size, the very quiet position and the magnificent views.

What makes this villa unique

The olive grove with the wild flowers is beautiful. There is a fabulous view from every window, three out door terraces and a lovely pool. The trees at the outskirts of the land makes one feel quite secluded.

The house was built from a ruin in 2003 and has been very well taken care of by the previous owners.

Notes on accommodation: Casa Rafaelle is a non smoking house. We consider the house to be unsuitable for children under 5 years old because the pool is unfenced and the stairs both inside and outside the house, being tiled, may present a hazard for very young people. Outside: There are 3 terraces for meals taken alfresco, one a covered portico providing welcome shade. The grounds extend to approx. 1 acre. The 10x5m private pool is set in level lawns approx. 30 metres from the house. The remainder of the grounds are gently sloping and form an olive grove of approximately 65 mature trees. The olive grove is maintained as a wildflower meadow which is cut once a year, in October, just prior to the olive harvest. We pick the olives by hand each year and produce the most delicious oil, a sample of which we will try to include in your welcome pack. Paths are cut around the meadow so that you may enjoy the orchids (in Spring), wildflowers and grasses. A wide variety of birds, butterflies and wildlife are attracted to the area and you will marvel at the unforgettable spectacle of the fireflies on evenings in May/June as you enjoy a meal under the huge star-studded skies. Another feature of the early season is the song of the Nightingale. A true delight. Utility Room: Boiler, Automatic washing machine, microwave oven. Ironing board, iron, vacuum cleaner. Cleaning / Towels / Linen / Maid service: Bedlinen, bathroom towels and tea towels are provided, changed weekly on Saturdays. Pool towels are not provided. House cleaned on Saturdays. Extra cleaning by arrangement. Other: Fully fitted kitchen/dining room with table seating six.

Very charming and peaceful with superb views

This is a clean, well-maintained restoration in a particularly peaceful area. The large garden is beautifully laid out with the sloping part comprising an olive grove. The flat part of the garden is laid to lawn and at the bottom of the lawn is the swimming pool. Owner, Jan, provided us with very good, detailed instructions of how to get there and nothing was too much trouble for housekeeper, Claudia.

There is plenty to see and do in the area but you do need to take the car out to get to the shops. There are good restaurants in the local towns, in particular Terra Nostra in San Ginesio (very good pizza); Osteria d'Este in Tolentino (innovative) and Le Logge in Urbisaglia (closest thing to Italian nouvelle cuisine I've seen).

If you want a quiet, relaxing time and really want to get away from it all, this is just the thing. I came back more relaxed than any time I can remember. The views from the house are to die for.
