Casa degli Ulivi Villa, peaceful hillside location large private grounds, 5 mins from village

Casa degli Ulivi is a large stone farmhouse, converted 12 years ago to modern standards. The house is situated on the Tuscany-Umbria border and looks over the much sought after Niccone Valley over which it has unrivaled views. It is at the end of a quiet gravel road which is lined with the classic Italian cypress trees and passes the ancient castle of Lisciano Niccone. The house and its large grounds are completely private and not overlooked but within a few minutes of 2 lively villages with shops, restaurants, pizzerias,gelaterias and summer festas. The lawn at the front of the house is surrounded by large trees, pear, horse chestnut and olive so there is always some shade. There is ample parking space. Free wifi.

The house has 5 bedrooms; 3 double and 2 bedrooms with 2 and 3 single beds between them. The house sleeps 11 comfortably, cots can be provided for 2 babies with prior arrangement. Downstairs is a dining room opening onto the front lawn and connected to the well-equipped kitchen. The kitchen also opens onto the lawned area in front of the house where there are shady areas provided by the large chestnut, pear and olive trees and furniture for outside dining. Also on the ground floor are 2 bedrooms - one twin and one double and a bathroom with bath, shower, WC and basin. Wheelchair access is possible with 2 bedrooms, a bathroom and the kitchen on a level with access onto the parking area and garden. Stairs from the dining room lead up to the sitting room with 3 bedrooms and 2 bath/shower rooms leading off it. The sitting room opens onto a small loggia with steps down to the lawn.

The pool is on an upper terrace among the ancient olive trees which stretch up to Lisciano Niccone castle. The pool measures 12x6m and has a deep end to 2.2m. It has a shady pergola to one end and quality sun-loungers with head shades. The views are all on sides; beautiful and extensive.

Casa degli Ulivi is rented exclusively by Gorgacce Rentals, renting houses since 1993.

About Emma Cordingley

I am the booking agent for Casa degli Ulivi, my name is Emma and I live in the Niccone Valley, near Casa degli Ulivi, with my husband, two daughters and our cat and dog. We run a small rentals agency called Gorgacce Rentals, named after the first house my parents owned here which they bought in the 1980's. In those days before the internet they were very successful at renting their house to holiday-makers and their neighbours asked if they could rent their houses too and from this grew our rentals agency. Seeking a better life Martin and I moved here in 1999 and have taken over most of the running of the rental business although my mum still keeps the accounts! Friends of ours from England who visited us in our early years here, fell in love with the area and bought and restored Casa degli Ulivi, unfortunately due to work and family commitments they are not able to visit as often as they would like but have rented through us successfully for many years. We love being at Casa degli Ulivi, the wonderful views and feeling of space are inspiring and restful.

Casa degli Ulivi is a very restful house. We are surrounded by woods and olive groves and have spectacular views from all angles, one never tires of being here. We are only a few minutes drive from Lisciano Niccone which is a very friendly village and we enjoying going down to the bar for an aperitivo or an ice cream and often for pizza or a meal.

I wanted to thank you for the rental of the villa, and to say how much my wife and I and family enjoyed our stay at the villa.

The villa was just perfect and the pool great, we loved the area and did some exploring to Siena, Gubbio, Umbertide and Cortona. Plus plenty of swimming.

Super place for family holiday

We enjoyed our stay at Casa degli ulivi very much - what a gorgeous place. Every thing was well organized. We had some problems with the dishwasher but they were resolved.

Thanks to Emma for help with organising it and any troubleshooting.

Beautiful, secluded villa

We had a lovely stay. The villa is beautiful, with a large pool and views of the tuscan hills! The village nearby has everything you could need, but if not there are huge supermarkets about a 40 minute drive away. The large table is perfect for dining all together inside or outside! The bees were our only worry but there were no problems with them as long as you wear shoes on the grass or be careful where you step when playing on the grass beside the pool. The wifi was great for about half the week but then started playing up, however it didn't affect our trip, it was actually quite nice for everyone to not have internet for a couple of days!! Lovely villa overall and fantastic hosts. Emma had left us everything we needed for our first night (especially as we arrived at night time and didn't have a chance to stop at a supermarket) and all the rooms were clean with towels for swimming and showering all provided, along with fans/extra duvets for hot/cold nights. Hopefully will be able to come back in the future!!

Wonderfully relaxing bolt hole!

Lovely house with stunning views, beautifully maintained gardens and a large pool for a refreshing dip! We visited during a heatwave and, aside from rather hot upstairs bedrooms (fans provided but unfortunately it was still too hot!), we could not have wished for more. A wonderful location with great amenities at the house (including a Weber BBQ to grill the yummy meat from the local butchers) and stunning surrounding countryside to explore. A car is essential for everything and the drive to the house was a little hairy until you got used to it! Would not hesitate to recommend this to anyone, the house accommodated 9 of us in plenty of comfort. We loved it!

Bellissimo

The Niccone Valley is one of the hidden treasures of Italy and one of the jewels is Casa degli Ulivi. It is in the perfect position, in the perfect place for a perfect family holiday.

The house has everything and more to enjoy a holiday with the pool and grounds adding to the enjoyment.

Distances:

The nearest villages are a few minute's drive away with shops and restaurants, pizzerias and gelaterias. Cortona, the beautiful medieval hilltop town is 20 mins drive. The Tuscan and Umbrian towns of Siena, Todi, Perugia, Gubbio, Assisi, Montepulciano, Arezzo and Pienza are within 1 hours drive. Within 2 hours drive is Florence. Even Rome is a within a day trip. Rome and Florence are well connected by rail from the mainline station 20 minutes drive away.
