The house is a stone built house facing west /north west. The walled garden is approx 2000 meters in area and planted with fruit trees and flowers. The front of the house is grassed with an apple tree and walnut trees .There is a field in front of the house so the view is unobstructed .The house is over 300mts from the river so even at high time or a polar ice cap melt down you are quite safe at that should satisfy the site requirements.

About The Owner

Barbara, Charles, Maxine&Salvador, Caroline and Lucy Small. We arrived in Porto Portugal as a fledgling family in 1983 having lived for a number of years in Cape Town ,South Africa. Charles started life in India and came to Portugal from Brazil in 1966. In 1985 we bought the house in Seixas because of the natural beauty of the area and started coming every weekend and holidays slowly renovated the property. Our eldest daughter is head of department at the International school Carcavelos Portugal . Our second daughter helps at home and our youngest works for a UK consultancy company. We are now rooted in the community and are constantly amazed by the surrounding area not only Portugal but also Spain-Best of both worlds. We are grandparents to Ivy.

Cleaning / Towels / Linen / Maid service: All towels (except beach towels) and bed linen included and changed weekly. Other: Large party/games room with table tennis table, bar with fridge/freezer. Basketball net outside of games room.

Fabulous spot

The villa was fantastic. it was light and airy and had amazing views. The area was great with wonderful beaches and beautiful villages to explore. Barbara, the owner, was very helpful and even provided toys for our 1year old grandson to play with! The villa doesn't have air con and it could become very hot at night but that is only a small quibble compared with the space and facilities. The pool was small and gated and there is a large garden.There is a train in the village which stops at many villages and is cheap to use but a car is needed to explore the local area.

Heaven on Earth

Undiscovered jewels deserve to be discovered and we were lucky to discover Charles and Barbara's Jewel. The views are breathtaking. The facilities second to none. The sorrounding towns and villages offer quaint restaurants and walks. And lest we forget Spain just across the water. A sunset walk down the many kilometres of white sandy beach at Mindelo is truly unforgettable. We will be back. We WILL be back.

A blissful oasis of calm

We came back this year for our third time and are hopefully - if they'll have us back - coming next year too! We have a large family but in Charles and Barbara's villa there's loads of room for everyone, giving everyone the space they need. Some people may be down in the garden, sitting round the table, others up at the pool, others lounging on the balcony or in the sitting room. It's very restful but what makes it, are the views. They are simply spectacular and from the first moment, you can feel the worries and stresses sliding off you. Barbara and Charles are wonderful - always close by if you need them, in their adjacent property, but each side has full privacy and we always felt completely undisturbed and at home. Nothing's too much trouble, and if the kids shout, or we explode all over the house with our belongings, they just laugh and say they're glad we're relaxing.

A great property for relaxation or exploring

This is a great property, and this was the third time we had stayed here. The property is spacious, very well maintained, and very comfortable. It never feels crowded, even with 8 people there. The pool is a good size. The owners are located nearby, very helpful, and very friendly.

The region is very good value for eating out, wine and port. Nearby towns such as Valenca are great days out, and Galicia in Spain is easily reached via ferry of road. There are many places to swim in the river, and Caminha has a sheltered beach which doesn't have atlantic breakers on it.

I would thoroughly recommend this, it is great in the summer, but would also be very comfortable for an out of season break.

Summer in north Portugal

Everything was as described but even better because one can't adequately describe the spectacular view from the villa, especially from the lounge or the peace of the neighbourhood and the politeness and consideration we found from locals everywhere in this beautiful corner of western Europe. The owners were warm, friendly and helpful; the property was carefully maintained and very comfortable. We loved Caminha, too, enjoying its market, caf?s and stunning, unspoilt river beach. Wonderful! I would recommend it unreservedly to anyone interested in relaxation and exploring the local area. We had three trips further afield, including one to Oporto to taste port and one to Ponte de Lima to see the old Roman bridge. We had delicious meals in little restaurants in side streets in all three places.

Pottery/quilting workshop can be organised, walking and surfing. Kayaking/canoeing and water sking can be arranged.


The View from the front of the house is the River Minho and the Atlantic Ocean in the distance.Atlantic beaches 5 mins drive. River beaches 5/10 mins walk.

There are also beautiful beaches in Spain a car ferry ride across the River Minho. The ferry can be seen going backwards and forwards from the house.


Porto airport is less than an hours drive. Vigo airport is less than an hour away. Santander ferry from Plymouth is 6/7 hours highway drive away.


The house is 5 mins walk from the center of Seixas village. Seixas has a 12/7 bread shop, cafes, hairdressers and restaurants. Caminha town is 3 kms away.

Behind Seixas church there is a fenced off play area for children with swings and slide.

Further Details:

Ideal for bird watchers, walkers, cyclists, surfers, canoeing. Artists.We are constantly surprised -during our early evening walk we saw an otter fishing -We knew they existed but had until now never seen one .Apparently a number of otter groups live in the area.
