Needs a thorough clean

Great location in a lovely village with plenty of room and facilities. However the cottage smells of damp and was quite dirty in places. Plenty of dust and cobwebs, obvious that it is not cleaned and maintained properly. Water leaks in the sun room. Bathroom not clean which is unacceptable. Considering this week was our only family holiday this year, we all feel let down. I don't expect gold taps and oil paintings but no excuse for poor cleanliness.

Owner's Response: First of all many apologies for not meeting the standard that you and I expect.. We have been operating the cottage for over 10 years and our changeover team are very experienced and professional but clearly something has gone wrong on this occasion and I am investigating and will ensure it does not happen again. The 300 year old cottage has had some maintenance issues caused by heavy rain at the busiest time of the season and it has been difficult to properly rectify them without disrupting peoples holidays. Full remedial work has been planned.

Cosy, well equipped cottage in lovely village

We had a lovely stay in barn parc cottage. The charming cottage was extremely well equipped and has everything you need and probably the things you forgot to take- dishwasher tablets, washing liquid etc.

Lovely enclosed private garden and courtyard to eat and play in, perfect for the children and the dogs.

Very comfy beds, better than ours at home and a powerful hot shower!

St Mabyn is quiet, pretty and has a playground and good pub where we ate a couple of times. St Kew a short drive away has an excellent pub too.

Perfectly situated for beaches, Port Isaac, Tintagel, Padstow as well as the Eden project and lost gardens of Heligan.

Would definitely stay here again.

Peace and Tranquility

The phrase 'stepping back in time' springs to mind when describing our Cornish holiday, as for me it brought happy memories of a childhood holiday in Cornwall over 50 years ago.

St Mabyn is a lovely quiet traditional Cornish village, a friendly place where everyone says hello when you pass them by. The village is well located to visit the tourist areas such as Eden Project, Padstow, Tintagel, Port Isacc, Boscastle etc.as well as Wadebridge & Bodmin where you can find major supermarkets.

Barn Parc cottage is a very short walk to the village shop and St Mabyn Inn, which again was a thriving friendly place to go for a meal or a drink. Loved this traditional cottage which was spacious, comfortable, clean and homely and had all of the amenities needed for our 10 night stay. The owners provided a comprehensive pack of information, not only on the cottage itself but local walks, attractions, places to eat and useful telephone numbers. There is an enclosed, well maintained garden to the rear of the cottage where it is nice to sit or if, like us, you are travelling with a dog then it is totally secure. We also found Cornwall itself to be a dog lovers paradise.

If you are looking for a peaceful and restful break away from it all, then I would highly recommend Barn Parc Cottage and St Mabyn.

A lovely property which suited our needs perfectly

We had a wonderful stay and the property was ideally suited to catching up with relatives on the south and wet coasts. The owners were extremely helpful and accommodating, and responded to my various queries very promptly. If there was one criticism is that the cottage was not quite as clean as it might've been on arrival, but a quick clean round quickly sorted everything.

Perfect Dog-friendly Holiday

We had a lovely relaxing stay at Barn Parc Cottage. The location was ideal, a friendly village with a well-stocked (but tiny) shop and a nice local pub within easy walking distance. It isn't far from the A30, Bodmin and Wadebridge but is also wonderfully rural and peaceful. The property was clean, we had everything that we needed and the cottage itself has a pleasant homely vibe. The garden was ideal for the dogs and well-maintained.

We took our two tiny dogs with us and were very lucky with the weather considering the time of year as we had sunshine every day of our stay. Cornwall seems to be geared towards providing dog owners with accessible attractions, we were able to take them with us pretty much everywhere - although careful attention must be paid to the dog bans on certain beaches. We visited Tintagel, the Lost Gardens of Heligan, the Seal Sanctuary at Gweek and as many beaches as we could cram into our short break.

Great location, lovely cottage, friendly village.

We arrived about 7pm on a sunny Saturday, dumped our bags at the cottage and walked a few minutes up to the pub where we had booked a table. Nice food at the pub and friendly staff. We left the pub in pouring Cornish rain and ran back to the cottage, it was very welcome to get back to this cosy well equipped place. We are a family of five, our 3 girls slept upstairs, 2 older ones in the twin room and our 8 year old enjoyed the massive bed in the other room. The bathroom is downstairs off the kitchen, but is handy situated there as it's easy to get to from upstairs bedrooms and the downstairs garden bedroom. The garden bedroom is beyond the kitchen and conservatory. Beds and bedding were delightfully comfortable. Plenty of clothes storage and the kitchen was well equipped. We had a minor problem with the TV (due to a lot of rain we think!) but Ginny sorted it out very quickly. The outside area is lovely, (and secure) unfortunately we didn't have the weather to properly enjoy it, (we had a lot of rain, but luckily mostly at night) but it was great to have the washing machine and tumble dryer as well as facilities to store bikes and wash them after a particularly muddy ride. The village shop/tea room is a short stroll and well equipped with a nice play area very nearby too. Lots to do locally and only 40 mins drive to Heligan and South coast. We visited Tintagel, cycled the Camel trail from Wadebridge to Padstow, and another part of the trail too. The coastal walk from Polzeath to Rock is lovely (and ferry to Padstow) and there is a great rock pooling beach on the way as well as Daymer beach. We loved staying here, had everything we needed and found the village of St Mabyn very friendly and in a great location to visit local beaches and attractions.

Special interest holidays:

There are surfing schools at Polzeath Beach and a water-skiing school based in Rock. Wonderful routes for walking and hiking for flower lovers dog owners and birdwatchers. Cycling the Camel Trail is a must and there are plenty of bike hire shops in Wadebridge. The Eden Project, Heligan and The National Trust properties Trerice and Llanhydrock House and Gardens are nearby.


North Cornwall has some stunning beaches. Daymer beach is 10 miles away. Port Isaac is 7 miles and Padstow with all its Stein emporia is 11 Cornish miles away. Polzeath surfer's paradise is 10 miles.


We are conveniently located for Newquay airport (15 miles) and Bodmin Parkway Railway station is 10 miles where you can arrange car hire collection and drop off. Plymouth airport 38 miles. Bristol 140 miles. Exeter 65 miles.


Wadebridge 4 miles. Port Isaac 7 miles. Rock 10 miles. Polzeath 9 miles. Padstow 11 miles.Eden Project 19 miles. Heligan 23 miles.

Further Details:

There is a very good shop and post office in St Mabyn and for dedicated shoppers there is a recently extended Tesco in Wadebridge. The St Mabyn Inn does excellent real ales and good food. Also the St Kew Inn, renowned for its superb food, ales from the wood and garden dining, is only 3 miles away.

Although it is not equipped with a computer, WiFi broadband access is available so guests who have a laptop suitably equipped with a wireless adapter can access the internet. Guests can also use their Sky Go licence to watch their own Sky subscrition channels via their laptop.
