About this property

Villa with a private pool, 6 bedrooms and wi-fi, 5 minutes walk to the village

LOCATION:- The house is on the south facing slope just outside the beautiful historic walled village of Penna San Giovanni - you can see locally made films of the town on youtube.

There are 3 great restaurants a short walk from the house - https://www.ristorantepizzeriavecchisapori.it/en/home.html; http://www.terrazzabelvedere.eu/; and https://www.instagram.com/cibusbyburocchi/

It is ideal for both a restful summer holiday or off-season walking / cycling trip.

We are located in the centre of what's known as the scenic 'Golden Triangle' area of Le Marche. This area includes many villages in the vicinity of the towns of Amandola, Sarnano and Servigliano and it is a landscape of beautiful rolling hills and valleys.

It lies in the shadow of the Sibillini National Park which is part of the Appenine range of mountains that are the spine of Italy. The area is on the Adriatic side of the mountains and Le Marche is one of the three provinces that straddle Italy not far north of Rome. The others are Tuscany and Umbria.

FACILITIES:- Close to the house in its own separate garden is a private 10 x 5 m swimming pool for your exclusive use - see photographs 2 and 3 above.
From the olive tree garden you can sit on the bench and take in the magnificent panoramic views across the valley to Monte San Martino against the backdrop of the Sibillini Mountains - see photograph 4 above.
At the front of the house looking out to the same view is a large covered terrace where you and your family and friends will dine al fresco - see photograph 5 above.
The house is comfortably furnished, the kitchen is well equipped with everything you will need for your stay and of course you will have broadband Wi-Fi - see photographs 6 - 15 above.
The area is rich in scenery, culture and activities - see photographs 16 - 20 above.

NEAREST TOWN:- The house is right on the outskirts of Penna San Giovanni which is one of the main reasons we fell for it and bought it in 2003. The convenience to the town with all its facilities is significant.
You can use a shortcut on the footpath through the property up to the town walls that takes only 5 minutes. By car it is 2 minutes.
In the village is everything you will need - grocery shops, restaurants, bars, bank, bakery, butcher, tobacconist, newsagent, chemist and doctor.
If you want a large supermarket there is one about 5 miles away but I think you will find that the local small supermarket run by Mauro will have everything you need.

ACCOMMODATION:- There are 3 bathrooms, 3 double bedrooms and 3 twins. One twin room is ideal for older guests as it is on the ground floor and has its own bathroom.
Also on the ground floor are a large dining room/lounge and a separate fully equipped kitchen.
We pride ourselves on the standard of the equipment in the house. Our aim is to make it feel like home so we ensured the beds were as comfortable as possible and provide in the kitchen a high standard of appliances, cutlery, pots and pans, table and glassware. We hope we have succeeded. Recent reviewers have remarked on the standard of equipment.

THE AREA:- The Adriatic Coast is about 40 minutes away and with its long sandy beaches and fabulous seafood you will have a great day out there. We find that on the occasional cloudy day in Penna the sun is shining in Porto San Giorgio.
In the other direction are the Sibillini mountains, with a magnificent lake safe for swimming are both just a short drive away.
Our information pack gives details of the places of interest and restaurants with a price guide to help you enjoy for yourself the pleasures of this beautiful unspoilt area.

A fantastic week - just sad we couldn’t stay longer!
From the initial contact with the owner right through to leaving the property everything was just perfect! Casa Maria is a real gem of a house and the location is wonderful. We drove from the UK and enjoyed a lovely week with extended family. Can’t fault anything and will definitely recommend to family and friends! Thank you to Stephen (owner) and also Barry (manager) who welcomed us and was a pleasure to deal with locally.

Holiday in the hills
The house was beautifully located with excellent views, close to the small mountain village of Penna San Giovanni. We were met by Barry who takes care of the property and shown around efficiently. The house is very large and spacious, and has fine views of the Sybilline mountains, and the pool is lovely. There is a good terrace for outdoor meals and a very good games room - we used the table tennis a lot. There is an excellent restaurant called Cibus about 10 minutes walk up the hill, and a very good pizzeria in the town. Barry camo out quickly to help when we had a drop of water pressure, briefly, and was always available and reassuring. Everything you want is in the house, which is solid, cool and airy.

Couldn’t be better
I booked Casa María for a big birthday celebration with family staying week one and friends staying week 2. The villa is in the most stunning location in Le Marche, a five minute walk from the charming village of San Penna Giovanni, coffee shops, supermarket and some good food too. Try Cibus and the pizzeria, you will not be disappointed. The villa is spacious, five good sized bedrooms and one small twin and three bathrooms. Really well equipped with everything you could need. Wifi allowed even those on holiday to keep in touch with the office. Barry the local manager is helpful, keeps the pool immaculate and the weekly changeover of linen etc was efficient. We all loved the views from the terrace and pool. Only advice would be to be aware that locals do take their holiday in September so some places are closed. The mountains do bring unexpected changes to the weather and it was cooler in the evenings in our second week (17/9-24/9), ideal for sight seeing and leisurely lunches. We love Le Marche and couldn’t have asked for a better villa. Thanks to Stephen the owner and his team.

Great family holidays in Le Marche!
We just spent a wonderful week at Casa Maria. The property is beautiful, spacious and well-equipped. We enjoyed dining al fresco under the pergola with the beautiful view of the hills. Of course the biggest hit was the swimming pool, which also has amazing open views. The game room in the attic was also much enjoyed. Unlike most other similar houses in the Italian countryside, Casa Maria is only a short walk (about 10 minutes, uphill) or a very short drive from the village of Penna San Giovanni, where you'll find everything you need - coffee bars, restaurants/pizzerias, pharmacy, supermarket, bakery, butcher, bank, and doctor / health center. Overall, a wonderful relaxing stay, we highly recommend this property and hope to be back.

Beautiful Villa in a stunning location!
The farmhouse is extremely well appointed with beautifully decorated rooms and set in a quiet location just below the medieval town of Penna San Giovanni. Our party consisted of two families and the grandparents but there was plenty of room for all of us and our children loved to chill out in the games rooms in the attic after a hard day spent in the pool. The views both from the villa and the pool terrace are spectacular so many of our days were spent soaking up both the glorious sunshine and the vista with a good book. The outdoor dinning terrace again benefitted from the view so all of our meals were taken here shaded by the wisteria covered pagoda. However, a steep walk or a short drive we found a lovely pizzeria in the village together with a good patisserie and general store, all of which were very cheap and the locals were very friendly. The surrounding area is stunning and other restaurants can be found close by in a number of neighbouring hilltop villages. We did several trips to the beach which takes about 45mins but well worth it and the children loved swimming in mountain lake. The property was well looked after by Wendy and Barry who regularly maintained the pool and took care of mending some deep potholes on the drive that appeared after a heavy rain fall. Thank you Stephen for sharing your lovely home so that others can enjoy a little bit of Italy's hidden gem 'Marche' and for all your advise on directions and things to see and do, it was most helpful and we hope one day to return.

We and our wives have owned Casa Maria since 2003 and after extensive renovation work we began renting it in 2005. We have been very successful and past guests have been very kind in their remarks. These days we are very conscious of the prevalence of fraud in the holiday rental market and if you have any doubts whatsoever please contact me. I will be happy to give you as much information as we can about the house, its amenities, the town and this beautiful part of Italy as well as verifying who we are.
