Four bedroom, two storey, luxury villa (all bedrooms with air-conditioning) on two floors. Situated near the world famous wine village of Fitou which overlooks the Mediterranean and the lagoons. The property can sleep up to 8 people, with 2 bathrooms, spacious living area, terrace, decking area, semi-conservatory, heated private pool and garden. We are both Irish but live in the UK (Bristol) but enjoy spending as much time as possible in our little corner of the South West of France - Fitou. We are both working but look forward to the day when we can spend more time there. We never dreamed that we would one day own a house with a pool and can't quite believe its ours!

The villa was lovely and having air-con in each bedroom made sleeping very comfortable. I found the house very wheelchair friendly being able to enter the house through one of the pool side sliding door and just one step of about 2 inches at the front door.

Lovely villa, nice quiet area

This is the most well equipped villa we have ever stayed at and is very reasonably priced. It felt like home from the moment we stepped in and has all the mod-cons including bluetooth speakers, wifi, internet TV and plenty of games/books/pool toys. You name it, they provided it even down to a cheese baking pot (used daily for baked Camembert). We arrived during a heatwave (39 degrees) and welcomed the aircon in the bedrooms although the rest of the house felt the heat!

Fitou is bang in the middle of a motorway and a railway line but we barely noticed any noise and quite enjoyed watching trains go past.

This is a farming community and Fitou is very quiet. We would suggest that a car is essential to get out and about and to go food shopping as the Spar (about 30 seconds up the road) has limited opening times and food options although is extremely useful!

We would definitely stay here again and really recommend the restaurant closest to the house (Moulin de Fitou). If you want a 'get away from it all' escape with plenty of pool lounging then this is the place for you.

I believe there's been a heatwave this Summer so its great that the air-con made your stay more comfortable, particularly at night. As you say a car is essential for your stay as there are so many places to go both locally and further afield to explore. Glad you enjoyed your meal at the Moulin, its becoming our favourite restaurant in Fitou since it reopened under new management this year. You are most welcome to make a return visit in the future. Lovely well maintained villa

We first visited the property in 2008 and have returned a further three times. This is a luxury villa very well maintained by the owners who have regularly carried out improvements over the period we have been visiting.

The villa has everything you could wish for including a very good swimming pool and plenty of outside seating both in and out of the sun.

The property is managed during the season by Ian and Julie (an English couple resident in France) who are very friendly and attentive and have a wealth of information about the local area.

There is a Spar grocery store within 2 minutes walk from the villa and Fitou has three very good restaurants, the closest of which is a ten minute walk.

Fitou is an attractive village the centre of which is about a 15 minute walk away with about 6 wine caves where you can sample the local wine. There is also a wine cave about 2 minutes walk from the villa.

About a 5 mile drive away is the attractive town of Leucate which has a very pleasant square with a number of cafes and restaurants. Leucate Plage is a very long sandy beach again with many restaurants and cafes.

We hope to visit again in the foreseeable future and have no hesitation in recommending this villa.

The best equipped villa ever!

We booked this villa from Rose & her Husband to take my disabled Mother away for a week in the sun and we were not disappointed. Rose was fantastic with keeping in contact with us before we travelled and no question was too much trouble. The villa was near perfect for my Mother who uses a walker to get about. The rest of the family loved the villa and the outside spaces/pool area were fantastic.

On arrival the villa was very clean, tidy and very well maintained and the pool had been opened up for us and it was beautifully clean and very warm (they said it was around 28c ... it is heated!)

We also had a welcome bottle of 'Fitou' red wine on the table for us with the compliments of the owners which was a nice touch.

The area is very quiet but not in the main centre, but you must go for a walk up there as it is a very pretty and worth a look.

The villa is on a corner plot and therefore is not overlooked and has amazing views across the lagoon to the east. It is especially lovely in the mornings to open up the shutters to glorious bright sunshine and to sit on the terrace and eat your breakfast in the sun in complete privacy... beautiful.

Ian and Julie (The Property Managers) were superb and were there to meet us on arrival, show us around the villa and explained all the details to us. There were also Guest Guidebooks packed with information on the villa and also places to go, things to do and local food and drink.

Nothing was too much trouble for Ian and Julie if you needed them... we did and they were there within 10 minutes and had sorted our little issue out straight away.

It seems that Rose and her Husband have thought of just about everything possible and we were all very impressed with how well equipped the villa was. Even if you are unlucky enough to get bad weather, there was a big unit stuffed with games, music and hundreds of DVD's and books.

There is every modern appliance you need (Washing Machine, Tumble Dryer, Dishwasher, Microwave, large Fridge/Freezer...)

EVERY Bedroom had proper air-conditioning which was a god send as when we were there the temp got well over 30c and you needed it on at night.

The ONLY thing we would say as a minus are the stairs... they are very steep and narrow in places but some would call that 'character!' Otherwise we give the villa a 5*++ (Wi-Fi also superb!)

We are fortunate in having a wonderful couple who look after our villa in our absence and maintain the villa to a high standard. They are also very knowledgeable about the area and are only too willing to help with advice on restaurants, things to do or where to go. Yes the stairs is stepp but we are fortunate that we also have two bedrooms and a full bathroom on the ground floor for those who might have difficulty in climbing stairs. Glad you enjoyed the local Fitou wine which came from one of the many wineries in the village. We hoep that you might consider a return visit to this wonderful part of France which has so much to offer visitors.

Villa Panoramique

Lovely clean and well equipped villa. Suited our family of 4 adults and 2 children wonderfully. Welcome warm sunshine with a lovely breeze. Pool in sunshine all day.Great location proximate to pretty villages, mountains, sea and lagoons. Plenty to do and see. Excellent communication from Rose both before and after our stay and property manager Ian was approachable and informative. Plenty of wonderful cafes and restaurants both in Fitou and Leucate. No problems with mosquitos either!

Great holiday

We had a wonderful holiday in this property and Rose's advice with regards directions to the property was most helpful. The house was fabulous and even though we were a party of 7 adults, we had lots of space and great comfort. Our party ranged in age from 21 to 72 and we all loved it. The area itself was maybe a little quiet for the younger ones but, within a short drive, they had plenty to do. The weather was great overall except for the thunder storms on the last few days. We had some lovely meals in the local restaurants, the two by the church in Fitou were so good we visited both twice. As we had our own transport, nearby towns were easily accessible for us which were great for exploring. A big thank you from all our family and hopefully we will visit again sometime in the not too distant future.

We have been coming to Fitou for 14 years and previously owned another property there so are very familiar with the area. Fitou is easily accessible from a number of different airports, Perpignan, Carcassonne, Beziers, Girona or Toulouse. From Fitou you can enjoy both the French way of life and northern Spain as the border is only about 40 mins away.

Activity and Interests

Nearest Airport : Perpignan at 20 Kilometres Nearest Barpub : at 0.5 Kilometres Nearest Train : La Franqui at 5 Kilometres Nearest Restaurant : at 0.5 Kilometres Nearest Beach : Leucate/La Franqui at 5 Kilometres Car: necessary


Take a trip to one of the nearby Mediterranean beaches where a variety of water sports are available including sailing, scuba diving and water skiing. Windsurfing on the nearby lagoons is extremely popular in this area. The nearest beach is at La Franqui or Leucate which is 10 mins drive from the villa.


The villa is situated a short 10 minute drive from the A9 (Route de Mediterranean). Ryanair (from Stansted), FlyBe (from Birmingham and Southampton), Aer France from Paris fly into Perpignan (15 mins away). Other routes: Carcassone 40 mins (Ryanair). Montpelier 1 hr (Ryanair). Several airline routes to Toulouse including Easyjet, Flybe + Ryanair 1½ hour. Barcelona 2 hours drive. Girona 1 hour drive (Ryanair), Beziers 45 mins (Ryanair).


Fitou village is a 10 min walk. Leucate town is 10 mins by car - lots of cafes, restaurants and Carrefour supermarket etc. Perpignan and Narbonne are the nearest cities and are approx 25km away.

Further Details:

There is a supermarket in Fitou village and a bar, bakery (within a 15 min walk). There are several excellent restaurants in Fitou village and pizza take away. There is a Carrefour Compact at Leucate village (open 8am-8pm and up to 1pm on Sun). The major hypermarkets and a wide range of shopping can be found in Perpignan (20 mins drive ) or in Narbonne (25 mins drive). Leucate (10mins by car, on the coast) has a variety of small shops and cafes and bars. The area is renowned for its long sandy beaches (stretching from Beziers to the north to Collioure a delightful fishing port and artistic centre near the Spanish border), vineyards and medieval castles. Carcassone (a World Heritage Site), Narbonne, Perpignan and the coastal towns of Collioure and Port Vende are all well worth a visit. Take a trip on the Petit Jaune Train (The Yellow Train) up into the Pyrenees and enjoy the spectacular views or if you are feeling energetic climb the Canigou, one of the highest peaks of the Pyrenees on the French/Spanish border. Visit the magnificent African Safari Park at Sigean (15 mins by car) or cross into Spain and visit the Dali Museum at Figueres (¾ hour drive).

Bookings are Saturday to Saturday during high season. 25% deposit is required to secure booking. A contract will be drawn up at the time of reservation. From the Owner

The views! The property overlooks the L'Etang (lagoon) and Leucate and is home to flamingoes and other wildlife. The villa is convenient for the beach, mountains and for sightseeing. We love the 'blue sky' days, particularly in winter when we can leave behind the rain and grey clouds in Bristol. Life is at a completely different pace in Fitou. Fitou also has some lovely restaurants in the village, each with their own unique atmosphere.

  • Notes on accommodation: The bedroom facilities upstairs consist of: 1 superking size bedroom, and twin room on the upper floor. The rooms can also be used as a family room. On the ground floor there is a twin bedded room and a further double bedroom. All bedrooms are air-conditioned. There is a bathroom on each floor making the villa ideal for 2 families to stay. In addition there is a single fold up bed (2 cots are also available). Outside: Garden, covered terrace (south facing) with two comfy sofas and large outdoor dining table with seating for 8. The terrace is enclosed by sliding doors allowing guests to sit outside even during the off season months. Additional decking area with awning, overlooking lagoon and Leucate with a further patio sofa set, chairs and dining table. There is private heated pool (8m x 4m) with ample space for 8 sunloungers and patio beanbags. Additional balcony on upper floor with small bistro table for 2 with lovely views across the lagoon. The garden is completely enclosed and very private. There is ample parking and a garage. Tennis rackets, boules, football, and various games are available. Utility Room: Utility area in garage with double sink, washing machine and tumble dryer. Iron and ironing board. Outdoor clothes line and small fold up portable clothes airer.
