Family Villa with Spectacular Views in rural Kefalonia near Sami - Perfect Villa for all Age Group Family Holidays - free WiFi, Table Tennis and Boule Court

This spacious villa can accommodate ten (twelve or more by arrangement) in five air conditioned bedrooms. With three on the ground floor (two bathrooms and a separate WC), there are two more bedrooms and a bathroom on the upper floor with air conditioning throughout. This villa is particularly well equipped: it is a family home as well as a holiday rental and 'comfort' is the 'watch word'. Free Wifi, well-equipped kitchens (there are two), good quality linen and towels, comfortable beds and sofas: we want our guests to feel as comfortable in our home as they do in theirs. Hot water is supplied by solar power with a supplementary immersion electric heater.

The Walnut Tree has its own pool (10m x 5m and non-diving), table tennis, badminton and a boule court. The villa is surrounded by landscaped grounds of over an acre with lawns and terraces, a barbecue area with a firepit and an outside oven. There are glimpses of the sea and the island of Ithaca in the distance from the house with good views from first floor. However, the joy of The Walnut Tree villa is the 360 degree view of the surrounding area - the forests, olive groves, farmland and hills as well as the far distant mountains of the Kefalonian National Park of Mount Aenos.

We have to pinch ourselves on a regular basis: we live just above the beach in our garden flat in Devon for two thirds of the year and have our Spring and Autumn in Kephalonia. We bought The Walnut Tree as an abandoned building site on a holiday whim. Our friends thought we were crazy - until they visit us. Now they think we are lucky - as we do. We love Kephalonia and all that goes with it.

Why Celia Jenkins chose Ionian Islands

We had the idea of buying a plot of land before we both retired so that we could build a house, and more particularly, make a Mediterranean garden in a leisurely manner with loads of time at our disposal. When we saw the location of The Walnut Tree it all seemed to fit. It was near enough to civilization to be convenient and removed enough to be peaceful. The mountain views were spectacular, we could see the Bay of Sami, the island of Ithaca and the surrounding countryside with just a few neighbours.

What makes this villa unique

Our main delights at The Walnut Tree are the garden, the views, the wonderful skies (dawn and dusk are particularly spectacular), the sounds of the Greek countryside (birds, sheep, goats, donkeys, cows, distant church bells .... or nothing) and planning future projects for both the house and garden. Of course, when we are sharing the house with our family and friends, it all becomes even more worth while. It seems that from the comments and reviews of all our guests, our delights are theirs too.

Notes on accommodation: The living areas have comfortable sofas and chairs. The dining areas have extendable tables on both floors with 15 dining chairs in total. There is remote control air-conditioning on the first floor and all bedrooms. The property has full central heating. There are two log burners - one on each floor. The hot water system is on a timer from the electrical supply. Both apartments are provided with CD players, DVD players, an extensive DVD library, CDs, a bookcase on ground floor with reference books, cookery books, maps, dictionaries and the bookcase on the first floor holds a good variety of novels, as well as playing cards and some board games. Outside: Outside, the villa is surrounded by over an acre of grounds securely fenced and gated. The grounds are laid out to lawns, a small vineyard, olive trees (our guests enjoy our own oil as part of their welcome pack) and many fruit trees . We have a swimming pool (10m x 5m non-diving) and a boule court, just down steps from the pool. There is also Table Tennis and a Boule Court for our guests to use and enjoy. We have a barbecue area with outside lighting, firepit and large barbecue and an outside oven by the pool. Utility Room: The utility room has 2 washing machines, an ironing board and iron, several large dryer/airers and ample storage. In one of the cupboards there is a plentiful supply of pool/beach towels. There is also an extra fridge - for cold drink storage. Cleaning / Towels / Linen / Maid service: 100% cotton bed linen and towels are included. The property is cleaned twice a week with a complete change of linen and towels. Beach/pool towels are provided in the utility room cupboard. Other: There is a small changing room/lavatory off the utility room for pool users and an outside shower just outside the double doors leading from the utility room onto the pool terrace.

Perfect for a family holiday

Our party comprised 2 grandparents, 4 parents and 5 grandchildren.

The Walnut Tree was an idyllic property, in the perfect location, situated just outside Sami in a quiet area of the countryside. The property was very well maintained and had all the facilities one could need. The fact that the property comprises two self contained apartments worked well as the first floor provided a quiet area away from the garden and swimming pool. We were also impressed by the fact that the property was cleaned and seviced twice per week.

The swimming pool was perfect for the family and was in constant use. It was also kept in perfect condition and was cleaned and serviced on the same days as the rooms

The BBQ area was used a lot and it was very enjoyable to sit outside under the stars eating and drinking after a day's exertion.

We covered most of the island during our stay and found that Sami was the location that met our family's needs best, the town offered all the shopping outlets that were needed and there was a good choice of restaurants and bars. There were also a number of places of interest locally that helped entertain the children and the grownups, the Drogarati caves, the Melissani underground lake, and also horse riding and donkey trekking that can be found nearby.

A search on the internet also gave us leads as to some local festivals that were taking place, one of these was a music and dance festival, at Falaga in the wine area, which we visited one evening (OK if you like a late night).

We also hired boats in Agia Effimia and spent the day swimming off the boats and mooring at secluded beaches. Trips to the pretty villages Fiskado and Assos also provided pleasant day trips out and some stunning scenery..

Whilst we visited Mirtos Beach for one day we were not impressed with the facilities there, and we preferred to use the more local beach at Adissamis Bay where you had all the facilities, bar, restaurant and water sports.

As you can probably tell our holiday in Sami was a hit with all that went and The Walnut Tree provided a perfect base from which to see the highlights of Kefalonia.

The properties were fantastic, beautifully appointed for a wonderful holiday

We were a family of 12, ranging from 2yrs to 83yrs. Celia was in constant touch making sure that every wish was fulfilled. She arranged a taxi on arrival at the airport and then for departure. The villas were filled with every conceivable item you needed. Fantastic music library, good wifi and films galore. Lots of pool equipment and games. The only thing that I wasn't aware of was that the top and bottom villa were 2 seperate villas on top of each other with an external staircase. There were 4 little children and they slept uostairs( with their parents!) but when they went to bed we had to lock them in so I would advise taking a baby monitor! It worked out fine but is worth bearing in mind. It is certainly not a crtisism of this lovely place. The beds were comfy, bathrooms well equipped as was the whole place actually and there was so much storage! Although to be honest you don't really need that many clothes! The Windows all have shutters and mosquito netting. We didn't see many actually and used the little coil burners every night when we sat outside. There are mosquito swats in every room which is actually a great and very useful touch. Even adapter plugs in all the drawers! The hairdryers in the bathrooms are very powerful so you don't need your own!The weather was fabulous. The pool is gorgeous and not too deep. There is a dark blue line in the shallow end that the children learnt not to cross unless we were in the pool too. There are shallow steps into it which they loved playing on. I could stand in most of it easily. There is lots of shade, loads of beds and great seating outside for eating. A BBQ area, that is hidden behind a hedge, vines, fruit trees galore and an enormous garden that Celia puts her heart and soul into. It is all very safe and secure. The children loved all the little hiding places and the lawn to play football on. We loved hunting for the tiny lizards that are everywhere, although we never saw them inside!

It is wonderfully situated with very few neighbours, the sounds of the countryside, bells of the goats and the occasional squawk from a peacock!! You do really need a car as although walkable to the nearest village to the gorgeous bakery quite a trek still, especially in the heat. It wasn't a problem at all though. Sami is wonderful, full to bursting with places to eat authentic Greek food, ice creams and cofffe with cake. There's a new supermarket, although plenty of choice from the older ones. I could go on & on!

Stunning, Beautiful, Relaxing Villa

It was our second visit to The Walnut Tree after loving it so much last year. The Walnut Tree is the most idyllic, beautiful, clean, spacious villa, suitable for a large family. We actually cannot find any fault with it and can recommend it completely to anyone wanting to visit the gorgeous island of Kefalonia.

Awesome family villa perfect in every way

From the time we booked the villa Celia could not have been more helpful. She was extremely pleasant to talk to & went over & above to ensure that our stay in the Walnut Tree was perfect. The villa is everything & more that Celia says it is. There was nothing more we needed or could have asked for.It was spotlessly clean & beautifully decorated. The outside gardens were so pretty & well kept. The swimming pool was perfect for the grandchildren as it had a shallow end perfect for their ages 2 -5. They used to watch the bats dive bombing the pool at dusk.It is also a perfect location & within an hour's driving of most places or less. Sami is literally a 5minute drive where there are a few supermarkets & an abundance of restaurants & coffee shops. Whilst the supermarkets stocked most things we found it much cheaper to shop at Lidls in Argostole about 3/4 hour away, we combined the shopping trip with a trip into the town to see the turtles that swim around the fishing boats there, an amazing site,followed by a coffee in one of the seafront restaurants & then a quick shop on the way home. It was a family vacation plus our youngest son's wedding in nearby Assos. Can I just say if anyone is considering a wedding abroad I can't recommend Assos highly enough. It was a truly magical day, perfect from start to finish. Greece is so picturesque & the people so friendly, don't think I'll ever see another wedding like it!

We didn't get to see all the island which is probably Celia's fault because the villa was sooooo beautiful we couldn't drag everyone away from it, but we will definitely return.Before I finish I also have to mention Spyros who met us & showed us around the villa on the first day there. He was a lovely man & gave us lots of advice on where we should go whilst there & helped us out by replacing a buggy for our youngest grandchild as it had been damaged by the baggage handlers.....he replaced it within half an of being there! I could go on & on but may bore you, all I can say is if you are considering renting this villa do it, don't hesitate because someone else might get it before you & then you'll have missed out on a wonderful experience. Thank you so much again Celia for making our holiday/wedding week an amazing one & giving us some special memories. We would love to return one day.......you never know they might re-new their vows out there!!

Fabulous Walnut Tree

Our second stay at The Walnut Tree in as many years. We absolutely love it there. It really is a fabulous house, with everything you could possibly need, from lovely swimming pool, air conditioned bedrooms, great BBQ area, pro boules pitch, ping pong table, the list goes on and on, but the beautiful garden is the icing on the cake. Lying out on the sun loungers after dark, spotting shooting stars is also magical!

The location is great - just a short drive from everything you could need in the charming and quiet small town of Sami - and many great beaches.

The taverna at Agia Paraskevi through Karavomilos, on the road to Agia Effimia is one of our all time favourite places to go for lunch.

Can't wait to go back again!

Amazing house for large group, excellent location

Thank you so much for this beautiful stay in Kefalonia!

We were a large group of 12, but the Walnut Tree House managed to accommodate us perfectly. The beds are comfortable, even the extra 2 sofa beds are reasonable and there are enough bathrooms and toilets. The highlight however is the kitchen (both of them!) and its equipment. I have never rented a house that well equipped! There is nothing missing, pots and pans to cook and feed 12 hungry mouths! The bbq area works great as well, and thanks to the beautiful seating area we spent cosy nights outside (mosquitos though, you want to bring some repellent).

The garden and the pool are simply beautiful and so peaceful. We even had some homegrown fruit and vegetables!

Celia was very accommodating for our complicated travel arrangements, some of us had to leave earlier etc. Communication was easy and no question remained unanswered. On site, Spyros was friendly, approachable and always happy to help. He reserved us a table at his in-laws restaurant, Zervati, which has a beautiful garden and excellent food and service!

I would definitely recommend to rent a car once you are in Kefalonia, as you can discover everything the island has to offer in less than an hour from Sami. Hence, the location of The Walnut Tree is perfect, also Sami is a very nice place to go for a quick gyros or some nice seabass.

I can only recommend the Walnut Tree House for a stay in Kefalonia, especially for a larger group of friends or family as there is enough room for everyone to do their own thing during the day, but equally it is possible to sit everyone around one table for dinner!

Coast/Beach:

The nearest beach is a five minute car drive and about a twenty minute walk from the villa. Between Karavomolis and Aghia Efimia (going north up the coast), there are many little coves perfect for early morning and evening swims and a spot of snorkelling. At Antisamos Beach, about fifteen minutes drive away, there is a range of water sports and opportunities for snorkelling. Famous and beautiful Myrtos Beach is about twenty five minutes drive through the port of Aghia Efimia. There are many beautiful beaches all around Kefalonia.

Travel:

The nearest airport is Keffalinia (Argostoli) - Kefalonia's only airport. It is about 40 minutes drive away. Car hire is recommended for visitors to the villa. We can arrange for guests to be met at the airport with a car or to have a car delivered to the villa. There are passenger/car ferry services from mainland Greece to Sami from Patras and from Kilini to Poros. There are also ferry services to Italy (via Patras) from Sami, at Pessada to Zante, and at Sami and Fiscardo to Corfu and Lefkada.

Distances:

The villages of Poulata and Kavaromolis are about two kms away respectively. The port of Sami is about four kms away. The capital of Argostoli and the airport are a drive of about 35 to 40 minutes. The cave/lake of Melissani and the cathedral-like cave at Drogarati are within a 10 minute drive. The very pretty harbours at Fiskardo, Poros and Assos are all within an hour away and well worth visiting either by road or by boat (available for hire in Aghia Efimia).

Local Details:

There is a wonderful taverna called Robilis at Poulata and at Karavomolis there is a supermarket, a good bakery, restaurants (Zervati - good fish restaurant, The Mill - dine on the edge of the sea) and two hotels. In the port of Sami, you will find ATMs, post office, medical centre, tourist information, supermarkets, shops, bars, restaurants and tavernas and of course the busy port with ferries coming and going, fishing boats (buy fish straight from the boats) and a great variety of yatchs from all over the world. The Walnut Tree's central position on the island gives our guests easy access to the delights of Kefalonia whether it be visiting ancient sites, pretty ports (Fiskardo, Assos, Poros), mountain villages, or tasting the great variety of traditional Greek cuisine of which Kefalonians are justly proud. There are many wonderful walks along the old roads of the island, through olive groves, mountain passes and in the spring and autumn through a countryside which blooms with wild flowers of every colour imaginable.

On the waterfront of the capital Argostoli, there are meat, fish and fruit markets - the produce here is of exceptional quality - we would recommend the pork as one of the island's best products along with excellent local feta and of course the fish. There are many monasteries (watch the sun go down from the monastery just above Myrtos), churches, castles, ancient ruins, deserted villages and beaches to discover and enjoy - each one so different and special.

Activities:

The island of Kefalonia provides its visitors with plenty of scope for adventure both for the beginner and for the more experienced.

Horse Riding and Donkey Trekking

There is a riding stable off the Sami to Poros road (within ten minutes drive) and Donkey Trekking available at Grizata also near Sami.

Diving School

An excellent diving school at Aghia Efimia (9 kms from the villa) provides tuition for the uninitiated and dive sights for those with their PADI qualifications.

Climbing, caving, extreme hiking and biking, four-wheel touring

There are several companies in Kefalonia able to provide adventure sports with instructors and guides.

Wine Tours

There are a couple of companies providing wine tours, visiting the five wineries on the island with tasting opportunities.

Booking Notes: Please note that we have an Online Payment System in place for The Walnut Tree villa on Owners Direct site. However, the owners can manage the payment themselves with PayPal or direct bank transfer with direct contact between ourselves and the guests. 25% Deposit on confirmation of booking. Balance of payment is required 8 weeks before the rental begins. Damage deposit of £200 payable at this time. Whichever payment system is preferred, the owners require their Booking Form to be filled in and signed by the lead guest with names and ages of all those under 18 and returned. A copy of the rental conditions will be sent at the same time as the Booking Form. Compliance with these conditions are a requisite for the rental agreement (contract).
Rental of the upper floor or ground floor apartments separately can be rented out of high season when available. Please contact the owners to discuss rates.

The owner will always contact inquirers prior to booking by telephone for security reasons.

Changeover Day:
Changeover Day is flexible. We understand that flight price is key to booking large family holidays. Please feel free to discuss flights with the owners.
Arrival: 3.00 pm
Departure: 10.00 am

OVER OCCUPANCY RATES:
Rental prices shown are for the whole villa and for an occupancy of ten guests. In the case of OVER OCCUPANCY, extra guests are charged at 5% per person per night to cover linen/towels, electricity, hot water, etc.
Out of season, the upper and ground floor apartments can be rented separately - please ask for details and rental prices.
