The Well House is a 3 bedroom villa in Ozankoy, a small peaceful village set back from the coast and just 10 mins drive away eastwards from the harbour town of Kyrenia. The house totals 230 square metres and is set in a double plot with private 12x5m pool and professionally landscaped gardens and orchard. All 3 large double bedrooms have their own balconies and stunning sea or mountain views over 300 year old olive groves. The Well House was completed in 2004 but already has the feel of a more established property. It is beautifully furnished throughout with a mixture of traditional Karpas furniture and modern fittings. Pale honey coloured marble floors and open plan downstairs living areas give a feeling of space and uncluttered living extending to exterior terraces, pergola and patios for dining and relaxing. Many lovely restaurants, beaches and places to visit within a few mins drive. Fully air conditioned, central heating during winter months. Favoured east side of Kyrenia.

We loved the house - and it was really weird walking in as it is the same design as the first villa we rented – but in large scale! It took half way through breakfast to work out how much yours had been extended. Lovely garden - I did a bit of geranium dead heading but gardener had done a good job on everything else. I know it is out of season but weather was still kind enough on a few days for some lounger lazing and we ate breakfast outside. The house is very well equipped, the bed extremely comfortable, which always makes for a good holiday and we had a wonderful stay.

Welcome pack as standard or shopping on request. Marble floors throughout. Wrought iron railed balconies. No fencing around pool. Outside: The Well House is set in an unusually large plot with private off-road parking, gated gravel driveway and bougainvillea covered stone walls. The garden has been professionally landscaped with extensive terraces, patios and planting areas surrounding a private 12x5m swimming pool. Beyond a jasmine planted arch to the east of the property is a small orchard planted with orange, lemon, lime, kumquat, mulberry, pomegranate and fig trees. Outside the kitchen and dining room, there is a most attractive pergola covered in wisteria and jasmine with a stone table and BBQ for alfresco eating. Low terracotta coloured stone walls surround the nine 300 year old olive trees and the covered working well. Ample upholstered quality sun loungers and sun umbrellas are set out for lazing by the pool. Utility Room: Washing machine, iron and ironing board, vacuum cleaner and storage for garden equipment. Door out onto the back terrace. Cleaning / Towels / Linen / Maid service: Bath towels, pool towels and linen included. Weekly maid service if required. Local contact will arrange for the property to be made ready, prepare a basic welcome pack if required (or shop for extra items on request) and be on call for emergencies. Other: Doors from both sitting and dining room onto separate terraces with steps down to wisteria and jasmine clad pergola for alfresco eating around large stone table, or to the pool area and orchard.

Great Location and Great Villa

Thanks to the generosity of the previous visitors we were left with an abundant supply of 'liquid refreshment', which helped the holiday mood no end. The villa was better than we had expected, based on our experience in other villas in the area, and the location was ideal for us. Not too near the busy areas, but close enough to enjoy regular trips to the restaurants and attractions. The pool was lovely and not too cold for the time of year, but was helped by better than expected weather. WIFI was available all round the villa and was excellent.

The garden's were a joy and were so well maintained. The orchard was a mass of different fruit [except for the one solitary pomegranate fruit ] and of course there were literally buckets of olives. Overall a very nice, quiet and relaxing place to stay, and we will if we go back to this area certainly try and book it again.

There are scores of beaches within easy driving distance of The Well House. Our favourites are the unspoilt Algardi Turtle Beach (covered cafe protected from the sun - and showers but no sun bed facilities), Vogue Beach and Acapulco Beach (full facilities, pools and restaurants). There is also a small natural cove, just a 10 minute walk away.


Ercan airport is a 25 minute drive away. Currently all flights to TRNC have a short stop in Turkey but direct flights are possible for summer 2012. The border is now open for British citizens wishing to fly into Larnaca airport and transfers (which can be arranged on request) take approx one and a half hours. Hire car can be arranged on request. Cars hired in the south are not insured in the north. If flying into south, best to take a taxi transfer and hire a car in the north.


The Well House is in Ozankoy, a small peaceful village set back from the coast and just 10 mins drive away from the harbour town of Kyrenia or Girne. There are many lovely restaurants and beaches within a few minutes drive. The local supermarket is just 3 mins away by car.

Places to visit: Kyrenia, St Hilarion, Buffavento and Kantara Crusader castles, Bellapais Abbey (beautiful Gothic Abbey, floodlit at night and visible on the lower mountain slopes from the gardens and balconies of The Well House), Roman ruins at Salamis dating from 11BC, Famagusta (fortified citadel where Shakespeare set 'Othello', Turtle Project (watch turtles laying and hatchlings finding their way to the sea) and explore the wilderness of the Karpas peninsular. Rambling, scuba diving (PADI courses available on the island), water sports, boat trips along the coast and riding and art holiday information available on request. Regular open air concerts during summer months in Girne/Kyrenia amphitheatre overlooking the sea or up in Bellapais Abbey.

Prices from £800 per week in June, £850 per week in September/October and £975 per week in July/August. 50% deposit on booking, further 50% due 28 days before departure. Bank details on request. £400 breakages deposit due with second payment which is then fully refundable on return after receipt of cleaning report. 5% reduction for returning guests. Rental fee includes air conditioning usage but as we had a recent case where guests have left it on 24/7, we now take a meter reading at the beginning and end of the rental period and make a deduction for excessive use.

Changeover Day:
Usually Saturday but can be flexible depending on availability. Access to the house from 4pm on first day of booking to allow time for a full clean and changeover.

Notes on prices:
Prices are for the property per week in UK Pounds. Discounts for long winter lets by negotiation.
5% reduction for returning guests during holiday season.
