Prices are in £ sterling, so no exchange rate fluctuations for UK visitors, but we also welcome visitors from the Eurozone and all other countries.

LES VIGNES ANCIENNES is a modern, spacious villa with 3 air conditioned bedrooms, one with its own private roof terrace and views. We have a shaded patio for alfresco dining and small flower garden beyond the 8m x 4m private, low chlorine, salt water pool. The comfortable living room has a high ceiling, large open fireplace and a balcony feature. There is a 55 inch smart TV, which can receive UK satellite and French channels, and a blu-ray player. Many DVDs and books are available for guests' use. Free Wi-Fi is available and our English speaking house manager is on hand for any questions during your stay.

The villa is in an elevated position in a quiet road, looking towards open country; a large local supermarket is within 3 minutes walk. For ball games, tennis and other leisure pursuits, a local park is also just 3 minutes walk away. We are within an easy 15 minute walk of Pézenas's historic town centre, which has a good selection of shops and restaurants and an interesting historic buildings trail. A selection of spacious, sandy Mediterranean beaches are only a short distance away (eg Vias Plage 18km, Marseillan Plage 24km, Cap d'Agde, 25km).

Béziers airport, with flights from Luton, Stansted, Bristol, Edinburgh and Manchester, is just 20 minutes drive away. Béziers Airport is also accessible by public transport.

The villa has quick access to the A9 and A75 autoroutes, providing fast links to the many attractions abounding in the Languedoc-Roussillon (Occitanie) and Cévennes areas. Indeed the villa is very easy to find, being about 1km from the A75 autoroute (toll-free from Clermont-Ferrand, except for the spectacular Millau Viaduct).

With its excellent location, this spacious, architect designed villa will appeal to those seeking to explore the historic town of Pézenas and the enormous range of attractions to be found in the Languedoc area.

Pézenas is described in the Rough Guide as one of the most singularly beautiful towns in the French Southwest. It has a huge Saturday market and there are numerous events staged in the town during an extended season. While the old town, with a good selection of shops and restaurants and its historic buildings trail, is about 1km away, there is a good restaurant within 7 minutes walk. A little further afield are the city of Montpellier and the ancient fortress of Carcassonne, to mention just a couple of interesting places to visit.

Winter lets are available: December, January, February. In winter (except 15 December to 5 January) the second week is half price, or we offer 3 weeks for the price of two. We have full central heating and a log fire available for guests' use. Sadly, for winter lets, we need to pass on to you the cost of the gas and electricity that you consume during your stay, but there is no charge for any logs that you use.

…… I meant to email you before now to express our delight at the time we spent in your house …… The house was superb, we have rented 5 houses in the vicinity over the past 4 years. I think you have chosen a superb location and I spent far too long thinking about how idyllic it would be for retirement. Yours is by far the best equipped house we have stayed in, and the huge open plan living/dining room was a delight. The bed in the upper room is the most comfortable I've ever slept in. To be honest we spent far too much time just lazing by the pool, making use of the superb kitchen and generally unwinding and probably didn't explore Pezenas enough …….

We have a salt water pool system which allows the pool to operate on very low levels of chlorine. lovely, well equipped villa in a great location for exploring Languedoc

The villa is clean, spacious and well equipped although most of our time at the villa was spent around the BBQ and pool which is in the sun for the whole day.

Languedoc has a lot to offer and most things were within around an hours drive. Particular highlights for us were:


Pont du Gard/Nimes

Saint Guilhem le Desert

Whenever you go out take your swimming stuff, we found river swimming opportunities we were not expecting at Pont du Gard and St Guilhem le Desert. For children up to 70 there is plenty to do and we really enjoyed the Velo Rail du Larzac as we pedalled through part of the world UNESCO Parc Regional de Haut Languedoc.

Thank you for mentioning that the pool and barbecue are in the sun all day, despite being quite close to the house. This is because the front of the house is Southwest facing and when we had the house built, we could see that setting out the patio and the pool on the sunny side of the house had clear advantages. I must make a point of including this attribute in our advertising. We agree that there is plenty to do in the Languedoc (now part of Occitanie) and are glad that you managed to see a few of the well known sites during your stay. Lovely, clean, well-placed villa

Just returned from a great stay at the villa. It was spotless, fully equipped and the pool was a big hit with our two small children. The owners organised a baby highchair and cot for us, which came in really handy. The property managers, Marie and Alex were also very helpful - particularly when a storm blew a fuse and left us with no power in a section of the house - Alex was over within an hour to help us get everything up and running again. Thank you.

Pezenas Gem

Excellent, villa, well equipped and very clean in quiet area about 15 mins walk to centre. Pool lovely and well maintained and excellent customer service from owner and local contacts. Pezenas is a lovely town and a good base for exploring the Languedoc but the pool and villa may keep you closer to home in hot weather. Lots of interesting buildings ( and a door museum!) in Pezenas and all the bars, cafes and restaurants you will need. We had a brilliant time and can heartily recommend Les Vignes Anciennes.

Excellent Property

From the minute we booked with the owners, we have been delighted with the way we were treated. There was prompt communication and lots of appropriate info about the booking process, the villa and the area around it.

The villa was a real 'home from home' and even surpassed our expectations. It is equipped to a high level and beautifully furnished. The photographs do not do it justice. Although we did not need them, it was reassuring to know that English speaking agents were near at hand should we have required their help. The pool and it's surroundings were perfect for lazy days and family barbecues.

The town centre of Pezenas is only a stroll away and certainly lives up to its billing as one of the most beautiful towns in France. The Saturday market is fabulous and the Friday evening food and wine tasting is not to be missed ( get there early to secure a table!). There are lots of cafés, bars and restaurants to choose from and we never had a poor experience. An added benefit was having a good supermarket nearby.

There are plenty of interesting places nearby to keep the whole family occupied with lots of info available at the villa.

In case you haven't already guessed, we had fantastic holiday in this beautiful villa and the town of Pezenas.

Semaine parfaite !!!!

Nous avons passé une super semaine la maison est très bien équipée, on ne manque de rien. La maison est réellement très spacieuse, au calme et très bien située proche des commerces et des grandes villes ( 1h de Perpignan, 15min D'AGDE, 45min de Montpellier).Les propriétaires sont très sympathiques et serviables.

Je conseil vivement et j'espère y séjourner a nouveau alors a bientôt !!!

Les Vignes Anciennes is located in the Vallée de l’Hérault, a beautiful area stretching from the Cevennes mountains down to the Mediterranean coast. Here are just a few of the countless places that you can visit in the region, many being reached easily by either the A9 or A75 autoroutes. You will find brochures for many of the attractions in the villa, but better still, plan a few trips at leisure before your departure using guidebooks or the departmental websites such as .

Montpellier. 45 minutes drive away, Montpellier is a vibrant city with everything to offer the whole family, especially culture, shopping, restaurants and night-life. Start with the Place de la Comedie and you can’t go wrong. See and other websites for more information.

Carcassonne. A great day out for the whole family, Carcassonne is the original citadel about 75 minutes drive to the west. Photos of the place just don’t do it justice. The defining moment is when you first approach the citadel and start to appreciate the sheer scale of it. Inside the citadel are lots of restaurants, artisanal shops (not to mention the church and museum) and nooks and crannies for the kids to play hide and seek! (

Aqualand - an exciting water park at Cap D’Agde (

Dinosaur Park at Meze. Enjoy a trip back through time at the largest dinosaur park in Europe. ( Less than 15 minutes from the villa.

Grotte des Demoiselles ( in Saint Bauzille de Putois, Ganges. An impressive set of caverns with one breathtakingly large “cathedral” cavern and a real atmosphere to it.


There are excellent spacious and sandy beaches within easy driving distance all along the coast. The nearest are Valras Plage, Vias Plage and the quieter Marseillan Plage and Serignan Plage.

The vibrant, modern port and resort town of Cap d’Agde is only a 25 minute drive away.

St Guilhem-le-Desert. A very pretty medieval village and abbey at the bottom of the Herault gorge on the edge of the Cevennes.

La Couvertoirade. This fortified mediaeval village, on the high Cevennes plateau to the north, was once home to the Knights Templar. Walk round the battlements and visit the craft and specialist shops inside the fortifications.

Sete. A bustling, colourful fishing port, with canals and quaint areas as well as many shops and seafood restaurants. (

Vineyards and wine tasting. Last, but not least are the countless vineyards in the region where you can enjoy tasting the many wines on offer such as Faugeres or Minervois. You don’t have to go very far from the villa; one of a couple vineyards that we like to use is the very typical and genuine Domaine Condamine l’Eveque in the village of Nezignan l’Eveque (5km), who sell their Cotes de Thongue wines to the Wine Society. For white wines from the distinctive appellation Picpoul de Pinet region visit the slightly more commercial Ormarine Winery in Pinet (10km), (


Good access to wide and spacious sandy Mediterranean beaches (22-26km). Ports of Sète, Mèze, Marseillan within 30 minutes drive.


Béziers-Agde Airport 20km. Montpellier Airport 59km. Carcassonne, Perpignan and Nimes Airports all within easy driving distance. Toulouse, Marseille, Rodez and Gerona (Spain) within approx 2 hours drive. Car recommended, but not essential. Nearest stations (TGV) with bus link, Béziers 26km, Agde 18km.

If a booking is made through the Owners Direct on-line booking and secure payment system, a 25% non-refundable deposit is required on reservation The balance is payable 40 days before arrival. If a booking is made within 40 days of arrival, then the full rental is payable immediately. A £400 or €500 damage deposit is required, fully refundable after departure if no breakage, damage or telephone charges are incurred.

Changeover Day:
Changeover day is Saturday. However, outside July and August, we may be able to offer some flexibility; please enquire.
