Villa near Burriana Beach, Nerja, Costa del Sol, Spain - Very Quiet Location 5 minutes walk to Burriana Beach

Our single storey, south facing townhouse is in the select area of Pueblo Chimenea on a small headland at the east end of the popular Burriana Beach, a 5 minute walk away. The historic centre of Nerja is a further 20 minute stroll along the beach and sea front streets or a 5 minutes drive away. The comfortable accommodation offers 2 double sized bedrooms and a large living/dining room with separate kitchen and two bathrooms, one en-suite. From the private south facing garden terrace, which is surrounded by mature flowering plants and has views of the sea, an external spiral staircase gives access to the roof terrace which enjoys sun from early morning to late evening and views of the beach and mountains. The location is particularly quiet being distanced from road traffic and the hustle and bustle of the beach but close enough to the shore to enjoy an ambience of distant surf. We have made this is our winter home so it should satisfy both short and long stay holidays.

Why Chris and Liz Roseveare chose Burriana Beach area

Just before we retired we were looking for long term winter rentals in Nerja but discovered this villa for sale and realised this was not an opportunity to be missed. It is one of a small group of villas built 30 years ago on one of the prime sites of Nerja. Being just above Burriana Beach you are aware of the sea and surf in its various moods but far enough away not to be disturbed by the crowds. With a passageway access from the road, car noises are also remote so it is very quiet. Most of the adjoining villas are only used by the owners for holidays, so, although it is a terraced 'bungalow', it has all the qualities of a detached property for us.

What makes this villa unique

Since buying the property we have carried out extensive renovation, in particular, soundproofing and thermally insulating the party walls and ceilings to give it that 'detached' quality for comfort and privacy. So, unlike most 'Spanish' build properties our heating bill in winter is negligible which should also be reflected in a cooler interior in summer.

Creating two new bathrooms is also very convenient for visiting friends. Two couples can share this villa with the privacy of en-suite bathrooms.

With separate garden and roof terraces you can be together or create your own space outside the property as well.

This is not a 'holiday let' property. Those creature comforts we need in the 5 months we are here in winter are available to guests during the rest of the year.

Notes on accommodation: For our own privacy and comfort we have installed additional sound and thermal insulation on the ceilings and party walls. We use the villa ourselves in the winter and do not need the fire or heaters due to the thermal insulation. This insulation should benefit summer guests as well. Outside: The south facing garden is stocked with mature plants and shade is gained from a scrolling canopy and a parasol. There are 6 reclining chairs, table, 2 occasional chairs and a BBQ. An external spiral staircase gives access to a roof sun terrace with stunning views of Burriana Beach. This terrace has a table, 4 chairs and 2 sun loungers and the sun can be enjoyed from early morning to late evening. Cleaning / Towels / Linen / Maid service: All linen and house towels are included and changed on a weekly basis. Additional changes at extra cost can be arranged. Please bring your own beach towels.

Well maintained villa with lovely sea views

We spent an enjoyable week in this villa last May and have re-booked for 2015.

The description and photographs are accurate and we found the layout perfect for two couples.

The sea views from both terraces are superb and we spent many happy hours relaxing here.

I would recommend the property to a friend or relative without hesitation.

Another wonderful visit

We have been going to Nerja for many many years now since our children were babies and it was our second consecutive year staying at Pueblo Chimenea. The house is well equipped and can easily accommodate 4 people. It is in an idyllic setting and ideally situated with very little noise. The garden patio and roof terrace are lovely if you don’t want to go to the beach. All dealings with the owners are done in a friendly and professional manner. We prefer to have a car for ease of getting around and seeing the surrounding area. Burriana beach is a good 10 minutes walk downhill. Supermarkets are within 5 minutes by car and Nerja town centre is less than 10 minutes away. There are many restaurants and bars in Nerja which suit all ages. Overall we would consider Nerja to be quite cosmopolitan with holidaymakers from all over Europe. We would highly recommend this rental and will be returning in 2015.

A high quality luxury villa with magnificent views

We have been coming back to this villa for several years. It is in a quiet location with excellent views from the roof terrace and all day sun. The listing describes the property location and facilities perfectly. The property has always been well maintained and has all the facilities you will need. The owner has always provided excellent customer service and have never had any problems with the villa. We would have no hesitation in recommending this property to our friends.

It's about 10 mins walk to the Burriana beach. Although the walk back is up a rather steep hill, taxis are readily available. There are excellent restaurants and bars to suit all tastes literally just off the beach. The main town centre is within walking distance with many restaurants and offers a lovely ambience.

We cannot fault the villa and the resort in any way, that's why we come back year after year.

Fantastic Break

Rented with friends over Christmas:

The accomodaton was as listed, well maintained and spotless, fitted with modern equipment providing everything needed in the way of home comforts, in fact it seemed more like a home from home rather than a holiday let. Situated in a quiet area, with lovely sea views which we were able to appreciate on most days, it proved to be a most relaxing and enjoyable stay allowing us to recharge batteries after a hectic year. We had expected to need some form of heating during the evenings but with the owners addition of insulation to the villa, it was not necessary, The owners Chris and Liz were brilliant and provide all the information that was necessary, having rented elswhere in Nerja over christmas, this villa is by far the best. there is no hesitation in recommending this property to friends and relatives and hope to stay again in the future

Nerja Sun

THIS IS A REVISED REVIEW.

The villa was everything that was advertised. It was clean and well maintained, it had everything that anyone could want with ultra modern appliances. The entertainment system including English TV and TV from around Europe was very good.

It was ideally situated for Burriana beach and was close to a large supermarket, there was ample parking.

We stayed in the winter but needed no heating at all. The villa is very well insulated.

Both terraces had sun all day with a large sun awning for shade if it is required.

The owners were very helpful and were quick to respond to any questions we had.

We would book this villa again and recommend it to anyone.

Nerja

The quiet location and facilities were excellent, The villa is well equipped modern with all the comforts of home. The property has excellent views over the Burriana beach which is a short walk away. We would have no hesitation in recommending to friends and family.

Burriana beach has excellent facilities and plenty of lovely restaurants to choose from. Nerja town centre is abot 15 mins walk away and many shops and restaurants to tempt you, also admire the views from the Balcon De Europa.

We have stayed at this villa for several years running and found the owner very accomodating and supplying us with all relevant information.

Special interest holidays:

This is a great area for walking in the Andalucian Mountains or the local hills which are preserved as a Nature Park, free of housing. Burriana beach offers water sports including a professional scuba diving school. Diving is particularly good along the coastline east of the beach which has a series of unspoilt coves and cliffs with Marine Nature Park status.

Coast/Beach:

From Pueblo Chimenea the sunnier east end of Burriana Beach (late evening sun) is a 5 minute walk away. The famous paella bars are on the edge of the beach where paella is freshly prepared over wood fires and there are many other restaurants on its promenade. Sports facilities are available and other conveniences such as fresh water showers are strategically located along the beach. There are 8 other local beaches, all within a short drive.

Travel:

Malaga Airport is 45 minutes away by motorway. Car hire -the owners can recommend a low priced car rental company using up to 6 month old cars with direct pick up from Malaga Airport.

Distances:

The town centre is a 25 minute walk or 5 minute drive away (ample car parking facilities are very close to the centre). The famous Balcon de Europa in the centre of Nerja is a focal point for strolling, street entertainers and refreshments. The local mountains are dotted with pretty Andalucian white villages, lakes, gorges and natural parks of outstanding beauty. Granada (Alhambra Palace) is 1.5 hours away and Seville and Cordoba a little further.

Our Management company in Nerja will process your booking once we agree you wish to rent. They have their own cancellation policy.

Changeover Day:
Preferred changeover day is Saturday, but this can be flexible. Your accommodation is available from 4pm on the date of your arrival and needs to be vacated by 10am on the date of your departure unless alternative arrangements have been made.

Notes on prices:
Prices are for the property per week in UK Pounds. If your holiday overlaps the rental charge bands, the cost will be charged proportionally for each band.

25% of rent paid as a non-refundable deposit to confirm the booking.
Balance to be paid 8 weeks before arrival. The breakage allowance of up to £250 is debited from a credit card if necessary.
To satisfy new Spanish rental legislation the payments will be processed through our Management Company in Nerja who will arrange the contract and your registration procedures on your arrival.

Owner's Cancellation Policy

  • 50% refund for cancellations more than 7 days before check-in date.
