About the property

The ultimate in laidback luxury - quiet and peaceful, but close to all you need

The Summer House is located in an area of outstanding natural beauty in the northern mountains of Zakynthos with spectacular uninterrupted views over the Ionian Sea. At the end of a 1 km unmade up track, the house stands in 4.5 acres of unspoiled countryside and olive groves, and is totally private. Approached through antique studded doors and a courtyard filled with jasmine, myrtle and rosemary, the house has raspberry pink walls with hyacinth blue and iroko wooden shutters. Huge shaded terraces, outside fireplaces, antique terracotta tiled floors and built in seating are all positioned to take full advantage of the magnificent 180 degree views over the sea and across to Greece and Kephalonia. The infinity pool has underwater lighting with a large terrace offering shady pergolas and comfortable sun loungers. Adjacent to the pool is a stone Pool House with fridge, table football, darts, chillaxing beds, loo and outdoor shower. There is also a table tennis table and a floodlit boules court with breathtaking views.

There are two master bedrooms - each equally large and luxurious, with en suite shower rooms and loos, and with their own terraces. They have 6' wide beds. A further twin bedroom with en suite bathroom can be configured as a double bed if preferred, and this is reached across the secure courtyard. Two further bedrooms share a large bathroom with two basins and twin showers. One bedroom is a 5 ft double and the other has small (2'6" wide) twin beds. All the bedrooms have a/c and excellent mattresses and pillows. The linen is crisp, white 400 thread cotton, and the sheets and towels are changed twice a week.

There are 3 large fridge freezers at the house, two washing up machines, a washing machine, and 3 different cooking options - huge built in bbq, fan oven or greek beehive oven. Guests can either eat under the covered terrace by the house for coolness, or under the vine covered trellis overlooking the sea. The gardens are beautiful, with herb scented paths, an orchard full of pomegranates, almonds, apricots and figs, and many quiet spots for a snooze in the shade. The house boasts every kind of 'toy' from giant jenga and board games to darts, boules (floodlit), table tennis, darts and table football. And of course swimming!

The house is quiet and very peaceful, and being located on its own hill about 7 minutes drive from the little port of Aghios Nikolaus, it is much much cooler with fewer mosquitos than down on the sea. But within a 10 minute drive down winding greek roads - often passing our local goat and sheep herds - there is fabulous swimming in quiet coves and many delightful tavernas and small bars to try. The ferry to Kefalonia goes from our little port twice a day, and food shopping can be done at the mikro market there. In the village up the hill from the house - Volimes - there is a great pharmacy, a small health clinic a couple of charming restaurants and a bakery.

Amongst the other places to visit locally are the famous 'shipwreck' beach - accessible by boat from the port; the blue caves, and watersports at the sandy beach on Alykes .

About Victoria Stace

The owners are a semi retired couple with adult children and young grandchildren. They live in Wiltshire and spend as much time as possible in Greece. The Summer House is enjoyed by all members of the family - and their friends - and was designed for laidback Summer holiday enjoyment by all ages! We care a great deal about the house and how our guests enjoy themselves, and do our best to make sure that others have a wonderful time too - the house is well looked after, and the gardens and pool are lovingly tended.

Why Victoria Stace chose Greece

Northern Zakynthos is a protected area of Outstanding Natural Beauty, and we fell in love with the area when visiting friends who bought an olive press back in the 1980's. It is still extraordinarily quiet and unspoiled; sheep and goats still wander up and down the hill, and Greek hospitality is as generous as ever. The sea is turquoise blue and crystal clear, the olive groves offer shade, and the best news of all is that Greek wine is now very very drinkable indeed!

What makes this villa unique

The Summer House is an indulgent holiday house. It has loads of space and is set in 4.5 acres of olive groves so there are lots of places for socialising but equally lots of places for a quiet read or snooze in the shade - undisturbed. It is child friendly as it is on one level, and the pool (behind high stone walls) is away from the house down a short path. We built the house for ourselves, and we designed it for our personal enjoyment, not as a cookie cutter rental property.

We couldn't have enjoyed our holiday more. Both exhausted when we arrived, we really appreciated the super comfortable wide beds and lots of places to doze in the shade. We had planned to eat out, but The Summer House is so brilliant for cooking and entertaining we hardly stirred. I couldn't recommend the house more for a leisurely break.

Coast/Beach:

There is a delightful little cove just 5 minutes away by car, and a larger beach with famously blue waters 10 minutes away. Further away Alykes has long beaches with lots of watersports. The Peligoni Club is also about ten minutes drive, with the pretty little port of Aghios Nikolaos just beyond. It is possible to hire boats - either for personal use or with a captain - and explore the famous Shipwreck Beach.

Travel:

Zakynthos Airport - 40 minutes drive. Car hire is essential.

Distances:

There are many local tavernas both in the port and in the pretty village of Volimes (up the hill behind the house). A small local shop is at the end of the drive. For the more adventurous, a ferry goes to Cephalonia daily, Alykes with its bars, supermarkets and cashpoint machines is 30 minutes by car,whilst the young might enjoy the clubs in Laganas, 45 minutes away at the South of the island.

Further Details:

Northern Zakynthos is unspoilt, with its olive groves, ancient villages, and pine covered hills sloping down to impossibly blue seas. The peace is broken only by the sound of goat bells as they forage around the ruins of Venetian monasteries, and dry stone walls.

The famous shipwreck beach is close by - accessible either by car or boat from the little port of Aghios Nicalaos.

Notes on accommodation: TheSummer House was designed by its owners for easy Summer living, and will appeal to everyone who appreciates luxury, style and space, but prefers it barefoot, understated and laid back. Totally private, and nestled in a bowl of hills among protected pines and cypresses, the house is well situated for exploring the outstanding beauty of the North of Zakynthos, being 10 minutes down the hill to the nearest cove and to the little port of Agios Nikolaos. Central heating is provided for cooler months with air conditioning and ceiling fans in all bedrooms for high summer. The emphasis throughout is on comfort and relaxation. The beds are wide (most are 6') with good quality pillows, egyptian cotton sheets and generous built in closet space. It's a great house for those who like cooking and has lots of options for different methods: conventional indoor kitchen, built in barbeque with spit and traditional Greek (pizza style) oven. Outside: There are lots of terraces paved with old tiles, and dotted with antique terracotta pots, olive trees, and stone pergolas with bamboo and vines. The estate is a mix of ancient olive and pistachio trees on the hillside, and a culitivated orchard of pomegranate, almond, apricot and fig trees underplanted with oregano, lavender and myrtle. Rosemary edged stone paths wind throughout, and the garden is landscaped with dry stone walls and arches. The large pool has underwater lighting and is surrounded by ample terraces with loungers and shade. Small children should be supervised at all times as the pool is not fenced. There is a floodlit boules pitch a few steps down from the pool and a pool house/games room with table football, darts, fridge, bar, sink and chillout beds. (Teenagers seem to love sleeping here too!) There is a separate terrace with floodlit table tennis. For alfresco dining, there are tables under the shade by the pool and on two terraces close to the house. Utility Room: Washing machine. Outside dedicated drying area with line and pegs. Cleaning / Towels / Linen / Maid service: Towels, beach towels and bedlinen included. Linen changed twice weekly, and villa cleaned three times a week. Pool cleaned three times weekly, and gardener kept. All electricity and water included. Wifi included. . Other: Outside living 'room' with fireplace/barbeque, and built in seating. Two dining tables accommodate up to 18 people. A short path leads from the terrace through olive trees to the swimming pool, Pool House/games room, loo, shower, and boules court

This place has it all

The house has everything you may need to enjoy your stay and it is very well maintained. We wanted a home where we could cook after long days at the beach. After the first night we remarked about how the house was clearly owned by someone who cooks! It had everything we needed.

The pool and adjacent pool house was great for our kids and adults. If you have really young kids you need to be careful to keep the gates closed.

We highly recommend it to anyone who is looking for a relaxing place to escape.

The Summer House

We loved The Summer House !

It is beautifully landscaped and planted !! The villa has been carefully designed for an easy stay for our big family . Everyone being able to be together or find quiet spots to relax quietly at different times of the day .

Stephano and Dimitre made our holiday perfect !! It is beautifully appointed and the lovely fairies swooped in twice a week which was a treat ! Thank you Vikki we will definitely come back !!

Booking Notes:
A non refundable deposit of 20% of the rental is required to secure the booking and the balance is payable in sterling 10 weeks before arrival. A £200 breakage deposit is payable at this stage too. This will be refunded (subject to there being no damage or breakages) within four weeks of departing the villa, and the House Manager will check the condition of the house every week. Changeover day is Sunday for Early Summer through to High Summer Season, and Saturdays in High Summer and Late Summer as there are more flights on Saturdays at that time. There may be some flex on changeover dates outside High Summer Season.

It is always worth emailing about availability and price, as occasionally we are able to offer a small discount on quoted prices

The prices reflect normal rental period for Greek islands (May to September) which is when cheap charter flights operate direct to Zakynthos. Outside these months the house is sometimes available to rent. Please email for prices if interested in off season rental.
