Studio - cute mezzanine apartment, views from terrace, NEW bathroom

The Studio is a self-contained part of Maison Cypres, separated by a 1m thick wall, with its own entrance and sleeps 2 people. It is a two-level apartment with a large double bed and shower room downstairs and living area and kitchenette on the gallery.

The sleeping area consists of a double bed (1.80m x 2m), two side tables and wardrobe. The shower room contains a basin, shower and toilet.

The living area comprises of a comfortable sofa bed, table, two chairs and reading lamp. The kitchenette is equipped with electric hob, fridge, sink, microwave, kettle, toaster, coffee machine, cooking equipment etc.

Outside there is a secluded wooden deck with garden furniture and gas barbeque, ideal for enjoying Mediterranean outdoor living.

The Owners, David and Ariane, invite you to enjoy the charm of our Domaine du Moulin, which dates back to around 1800. The Domaine, its four Gîtes and the large heated swimming pool are located close to Limoux in a picturesque valley. Set in over two hectares (6 acres) of secluded grounds the Domaine enjoys splendid views of the medieval hill-top village of Roquetaillade and surrounding hills. Only 30 minutes from Carcassonne and its airport and about an hour from Toulouse, it is ideally placed to explore the Cathare castles, the Pyrenees, the Mediterranean Sea and the most productive wine region in the world - or just relax by the swimming pool and take in the views.

About Ariane Summa-Duncan

In 2003 my husband (English) and I (German) decided that it was time to become a bit adventurous and also find a sunnier place to live. For our daughter it was good timing too because she was 4 years old and about to start primary school.

David, a former electronic engineer/project manager, is now a self-employed builder and I, a former marketing manager, run the gites and offer relocation services including home search, administrative help and project management.

Why France?

For various reasons we came to the conclusion that leaving Europe was not for us and amongst all other European countries France seemed to tick most of our boxes.

In England we had an average house with a 100 foot garden and a huge mortgage. Here we have a beautiful house with 6 acres of wild and romantic land and no mortgage.

As many others we first looked at Provence but found it too expensive and crowded. Instead we found the "Provence for the poor people". Here in the Languedoc we also have skiable mountains, the sea, attractive cities and beautiful countryside. Our property is centrally located one hour to mountains, to the sea or to Toulouse.

What makes this apartment unique

All year round there is something else beautiful to see or do like poppies and wild orchids in spring, 7 months of the year swimming in the pool, the changing colours of the vines in autumn, skiing in the winter, good restaurants, many sporting activities are on offer such as hiking, cycling, golf, horse riding, canoeing... We are centrally placed for all the tourist sites of our region including 2 world heritage sites i.e. the fortress of Carcassonne and the Canal du Midi.

The coast around Narbonne is about an hours drive away. There are many long sandy beaches along the coast.

Distances:

Limoux (10,000 inhabitants) is 8 minutes away and boasts a nice central square, supermarkets, shops and restaurants.

Cultural highlights:

Roquetaillade, situated in the heart of the Limoux wine region and surrounded by mountainous terrain, is an unspoiled medieval hill-top village with pretty narrow streets and almost all houses made of local stone. From the church, which is one of the highest points of the village, you can enjoy far reaching views over the vineyards with the Domaine du Moulin nesting near the bottom of the valley.

Limoux

is famed for its excellent sparkling wine "Blanquette de Limoux“ which is produced using the Champagne process. Cooking fans should earmark Fridays, the market day, with many delicious local products on sale. Limoux also has a good range of shops and restaurants.

Carcassonne

is famous for its beautiful medieval fortress 'La Cité', which is a World Heritage site. This fantastic castle inspired Walt Disney and was used in many films including Kevin Costner's "Robin Hood". Inside La Cité there are many medieval buildings but sadly most of them are now shops or restaurants. The least spoiled are the perimeter walls and indeed worth a tour with its views over Carcassonne and the countryside.

The Canal du Midi

another World Heritage site, is nearby and you can enjoy boating, cycling or walking along it.

Toulouse

With its cathedral and many more historic sites Toulouse has a very pretty city centre with beautiful parks, flea markets and designer shops. So nice that you could get carried away and not have enough money left to try one of the many inviting restaurants. On the outskirts of Toulouse is the famous Space Museum - entertainment and education for budding astronauts of all ages.

Narbonne

the ancient maritime centre with its Archbishop’s Palace is a jewel to be discovered buried amongst the holiday resorts of this coastal area.

Mirepoix

with its wooden arcades on the main square dating back to the 13th century invite you to sit down and enjoy the medieval atmosphere.

Some of the villages not to be missed:

Minerve – a small village on a peninsula in a deep cut river with 2 gigantic washed out tunnels in the river bed.

Alet-les-Bains, a medieval walled village and Rennes-le-Chateau, famous for its mysterious vicar and the still not found Templer treasure.

Bages and Gruissan – the most romantic villages close to Narbonne.

Collioure - a beautifully preserved former fishing village with three bays, a castle, wind mill and narrow roads with colourful old houses.

Montagne la Clape – just beautiful rugged landscape, rocks and vineyards.

Cathar castles

Most of them occupying spectacular sites perched high on top of rocky mountains with breathtaking views, give testimony of the force of this medieval religious sect. Peyrepertuse is the biggest and Lastours the most stunning of the castles.

Gorges and caves

There are many to explore in the Languedoc. One of the most impressive of the gorges is the 'Gorges de Galamus' with the rugged road carved out of the rock. Near one end of this narrow gorge there is a small hermitage precariously clinging onto the steep cliff.

Prehistoric Aude

This area of Aude is rich in prehistoric fossils. In Espéraza is an excellent Dinosaur Museum (next to the Hat Museum) where you can see many fossils and reconstructions of local finds. There are often school trips organised to look for fossils in the disused quarry next to Domaine du Moulin.

Grotte de Niaux

is said to have the best prehistoric paintings after the Grotte de Lascaux and the Prehistoric Parc nearby illustrates the practicalities of prehistoric life to small and grown up children in a beautifully landscaped parc.

Wine tasting

Languedoc-Roussillon is the single biggest wine-producing region in the world, being responsible for more than a third of France's total wine production. Adopting New World techniques, there are some splendid wines to be found in this area. If wine is your thing, then a little homework before your visit will pay dividends, as there is so much to choose from and never enough time.

Booking Notes:
Should you pay by credit card, I charge an additional 3 %, due on arrival.
Unless you paid by credit card, a damage deposit of 200 euros is required on arrival and will be reimbursed at the end of your stay - we will accept sterling for this deposit.
The deposit paid is not refundable. There is also no refund possible after the payment of the second instalment 6 weeks prior to arrival.

Changeover Day:
Arrival Saturday after 4 pm, departure Saturday by 10 am in July and August. Outside the main season arr/dep days are flexible.

Notes on prices:
Outside the main season of July and August prices for the Grange and Maison du Cypres are based on 2 people renting. For 3-4 people the rent increases by 100E per week.

50% deposit to secure a reservation, the balance 6 weeks prior to arrival. No refund possible after the final payment.

A damage deposit of 200 euros is required on arrival and will be reimbursed at the end of your stay - we will accept sterling for this deposit.

Un grand bol d air

Petit studio très propre et fonctionnel dans le prolongement de la maison principale. Chambre en bas, salon cuisine en haut.

Sdb séparée de la chambre par une porte ajoutée (peu intime).

Terrasse un peu plus haut dans le jardin.

Accueil très simple et intimité bien respectée.

Environnement parfait.

Roquetailladr est au centre de tous les lieux d intérêt que nous cherchions à voir, un point stratégique pour les promeneurs.

A bijou little gîte

The Studio at Domaine du Moulin is charming (sleeping downstairs, living upstairs) and very comfortable: everything you need, carefully thought out and tastefully done. It's small but has a spacious feel and the décor is calm and light. The domaine is on the wild side but the pool and its surrounds are beautiful – sun or shade at all times of the day, and the Studio has its own private little deck with BBQ. The hosts are friendly, easy-going and helpful. Limoux (about 6 km) has everything you need. As for the area, there's so much to do: castles, abbeys, medieval villages, glorious scenery, easy driving in rolling country or hairpin bends with spectacular views if you prefer, wild flowers, birdsong, good walking and cycling. Slow down, relax, enjoy! I loved it.

Beautiful accommodation in a lovely setting

We have just returned from a three week stay in France the second week of which was in the lovely studio accommodation at La Moulin. The accommodation is very cosy and comfortable and just right for two people. The tiny kitchen in a cupboard is very easy to work in and everything we needed was to hand. The accommodation was very clean and the location was just right to explore the area.

Lovely, peaceful and all you need.

We stayed in the Studio which has enough space for 2 - and at first I wasn't sure about the kitchen area which lives in a cupboard, but it is surprisingly efficient and I managed to make proper meals as it's all very well kitted out. The outside area a little way up the garden is a lovely place to sit in the evening with your meal and a drink.

The pool area is a nice place to sit on a sunny afternoon - we were there at the end of September and we able to swim and sun ourselves.

The Aude is gorgeous and we had some great days out to see the Pays Cathare.

Great escape

We had a lovely stay in the studio over Christmas, away from it all and in beautiful surroundings. There was lots to keep us busy from Christmas shopping in Carcassonne to skiing in the Pyrenees. Our hosts were welcoming and very helpful in lots of ways making the whole holiday run smoothly.

A wee gem

We had a wonderful 2 weeks holiday in June staying at the Domaine du Moulin. The Studio was very small but had everything in it you needed. The pool is fantastic and the owners are very welcoming, the surrounding countryside is beautiful and we had a really relaxed holiday. It is a perfect base for sightseeing or just chilling out.
