About the property


Both Rocciaviva Apartment and Atelier are dramatically sited between expansive olive groves at an altitude of 1900 feet (600 meters). They have a spectacular view of the Umbrian Valley and overlook the thousand year old Castle of Campello Alto. Despite their seemingly removed positions, both properties are centrally located in Umbria; within 35 to 60 minutes you reach Spoleto, Assisi, Orvieto, Todi, Montefalco, Bevagna, Perugia, Norcia and other wonders of this region.

Booking Notes:
Both properties require a 50% deposit with the balance due 60 days prior to arrival. We do not accept credit cards, only checks and bank transfers. There are both booking guidelines and an agreement form for future tenants. The final cleaning fees are additional: Apartment/45 Euro, Atelier/35 Euro.

Changeover Day:
Changeover day: Saturday. Departure time: by 10:00 a.m. Arrival time: after 1:30 p.m.

Notes on accommodation: Rocciaviva Atelier is perched just above the olive groves with incredible views of Campello Alto below. It's a unique place where the old world meets new - a stylish loft nestled at the edge of a peaceful Mediterranean forest. Created by architect Martin Stubenrauch, it is a perfect spot for people who want to be surrounded by an impeccably designed space with both charm and sophistication - and all the comfort you need. A contemporary aesthetic mixed with the warmth of the old world, the Atelier will appeal to those who are attracted to the playfully eccentric. The architect used his love of clean lines and open light filled spaces in partnership with his sensibility for the Umbrian tradition that carries with it the wonderful stone and iron work of fine craftsmen. The entire place becomes a celebration of breathtaking views over the 10th century Castello of Campello Alto and the splendor of the Valley Umbra. It is fully heated. Outside: Rocciaviva Apartment has two very private terraces that face the valley with splendid views. The Atelier, while a bit higher in altitude, shares the same views but is located in the forest. Both have outdoor furniture for eating and lounging.

Splendid place

This really is an exceptional place. The view is breathtaking (looking down upon Campello Alto and Spoleto in the distance), so you will find that instead of watching TV you will just stare out of the window or from your chair on the terrace.

The house is extremely well designed and very comfortable. The kitchenette comes fully equipped, the bed is good, the bathroom very nice. Since we've been there multiple times we also know that the ventilation works as well during a heatwave as does the heating system when there is a cold spell.

This is way above the generic holiday home where the owners stash everything they want to get rid of, quite the contrary, here everything is designed with loving care to make the guests feel comfortable.

The location is excellent if you love nature - the house is situated right at the edge of the woods, wildlife included: Birdwatchers will love it, and on the road below the house we even passed a porcupine at night. Hikers can start right from the house, paragliders can take off from a little known spot uphill on Monte Serano. Plus, it's within easy driving distance to all the guidebook tourist sites, but it's always extremely soothing to be back on that lovely hillside. And my favorite feature are the fireflies descending from the woods at dusk.

Last not least, the owners are very special lovely people and extremely helpful - giving great recommendations, from where to shop to where to eat. Trust them, you won't be disappointed!

The loveliest site imaginable

What a place! Totally immersed in nature (you'll feel like you're living in the woods), yet with the most spectacular view you can dream of (Campello Alto, Spoleto's Rocca and about half of total Valle Umbra), and yet comfortable and will all modern amenities. And - not easily found in Italy - a holiday home nicely furnished, not with all the leftovers from the owners, but very thoughtfully and aesthetically. And - we've stayed there multiple times, in cold weather as during heat waves - even the heating is excellent and the ventilation works fine in the summer.

Everything was super-clean, the owners did not only provide good customer service but were extremely welcoming and helpful - down to questions like where to shop, to go for meals, to see sites.

I can recommend this property to all who want to stay away from the din in lovely surroundings. My favorite feature are the fireflies passing the house at dusk.

We spent two summers in the Atelier. It were two incredible experiences.

First there is the view: from the terrace, from the comfortable living room and even from your bed, there is a wonderful view on Campello Alto and the whole valley down to Spoleto. Watching the early morning layer of mist that filled the whole valley slowly dissolve: it was pure magic!

There is also the atelier itself. Beautiful, contemporary architecture, a huge window which brings nature and the environment inside, a fine kitchen and enough pleasant space for two.

Finally there is the host Karen, who made us feel at home from the very first moment, bringing fresh vegetables from her own garden up the hill to our door. She’s always around for help and advice about eating and visiting the marvelous area, but at the same time, she gives you all the privacy you want.

An unforgettable experience, we lost our hearts in this place and will certainly return in the future!

In the nearest village of La Bianca one can find the best of fresh produce at Gloria's, the finest meats at Hugo's and a general grocery store. Within 15 minutes in either directions, there are large supermarkets all stocked with typical local products and wine.

There are numerous restaurants within 15-30 minute drive that range from the simple but delicious pizza parlor to the very refined restaurant.

There are numerous hikes and biking available in nearby towns.

Automated bank machines are everywhere & internet cafes can be found in almost every larger town such as Spoleto.
