Villa near Gassin, Nr. Saint-Tropez, Cote d'Azur - Situated in Quiet Residential Area, Just 7km from St Tropez, 5 mins to Nearest Sandy Beach

This 4 bedroom villa is situated in a quiet 'domaine' overlooking woodlands, not far from St Tropez, La Croix Valmer and Port Grimaud, Gassin, Ramatuelle and Cavalaire-sur-Mer. Sleeps 8, with private heated pool, (11m x 5m). Under 5 minutes drive or a 10 minute walk from shops. The nearest sandy beach is at Port Cogolin on the road to St Tropez and there are many more choices of beach at La Croix Valmer, Pampelonne and Port Grimaud.

From the front door, you step into a generous open plan kitchen/dining room with large sliding doors opening to the covered dining terrace, pool and garden. The kitchen is well-equipped including electric fan oven, induction hob, dishwasher, microwave and large fridge freezer.

The kitchen looks through to the pleasant sitting room area with fireplace, 2 sofas, 2 armchairs, tv, and dvd. There are 2 sets of French windows overlooking the pool area and the outside covered dining terrace with bbq.

The bedrooms are compact but attractive and the layout works very well as 2 are situated on one side of the living area and the other 2 on the other side of the kitchen area making them a good choice for 2 families of 4 for example.

There is also a utility area with sink, washing machine, dryer and further fridge freezer and a separate house wc.

Outside there is a large pool, generous informal grounds, private parking for up to 4 cars and lockable gates.

About Lucy Darbishire

I live in the North of England and fell in love with the Var the very first time I visited. The area enjoys a wonderful climate and I love having such a varied choice of markets, restaurants and beaches to choose from all within easy reach of the house. I have always wants to spend as much time as possible in France since studying French at university. Having a good knowledge of French has been a great help with managing the house in France. I visited many other parts of France before finally having the opportunity to visit the Var in 2001 and never looked back! Having gone back to school to study interior design this time, I have found this area very inspiring as it has several good brocantes/flea markets within easy reach of the house, the problem is always working out how to get it all home! I have very much enjoyed making the house feel like a real home that has had much thought and love put into it. I have 4 boys, all now grown up and they love the outdoor lifestyle in the South of France and it is so nice to spend time together at the house, enjoying the pool, the beaches and of course being able to head into St Tropez at a moment's notice!

Why Lucy Darbishire chose St Tropez region

The Var is a beautiful region with an amazing coast. This house appealed immediately as it is situated just away from the main traffic route in and out of St Tropez, but yet close enough to be able to go there easily. It felt like a home straight away although there were things we wanted to do to make the place our own. St Tropez is a fantastic place to get to know, especially out of season, it is always fascinating. I find there is so much more to it than just the glitz and glamour. Our house is situated in a quiet domaine just off the road to La Croix Valmer and we love especially love going to the beaches of Gigaro, Heraclee Plage and Debarquement. Heraclee Plage has a wonderful relaxed beach restaurant with sun loungers that I can really recommend. The house has great walks into the surrounding woodland including my favourite 'get fit' morning walk to the top of the hill through woodland at the rear of the house. The views over to the Gulf of St Tropez and down to Cogolin and across to Grimaud are worth heading up there for. There is a great choice of wonderful towns, villages and beaches around the area - all of these are within easy reach, You really are spoilt for choice. For those who love polo, or who are simply curious to experience a match, try dropping in informally on a match during the tournament season as this is only 5 minutes away. I would strongly recommend trying a visit to the house in May, early June or September as the area usually enjoys beautiful weather, in spring the flowers and blossom are all around and in September the days are hot and it is so relaxing.

What makes this villa unique

The house enjoys a corner site in the domaine so it has a spacious feel and is cleverly situated so that it feels private although we do have neighbours. It is very green all around as it is on the edge of the woods and there is a view of the beautiful hill-top village of Gassin from our terrace. In summer it feels like a real haven in the heat. Gassin is really beautiful and is great for its amazing terrace of restaurants overlooking the Gulf of St Tropez and is well under 10 minutes drive away. It really is a treat to experience this. We also love spending days with friends by the pool, and the open plan south facing indoor living space works well and has a light and airy feel. The 4 bedrooms are situated 2 either side of this space. The open plan kitchen is conveniently situated for the outdoor dining terrace.

Notes on accommodation: The house is on one level with bedrooms 2 and 4 sharing the house bathroom on one side of the living room/kitchen area and the other 2 bedrooms with en-suite shower rooms on the other. This makes it ideal for 2 families for example to share the house. Outside: Garden/grounds level: heated swimming pool 11m x 5m with pool alarm system, decking terrace by pool with sunloungers and parasols. At house level: covered dining terrace leading from kitchen with views of hill-top village of Gassin, wooden dining furniture, bbq. There is secure parking for at least 3 cars with lockable gates, and house burglar alarm linked to surveillance company. The forest area behind house offers many interesting walks and views across to the village of Grimaud and the Gulf of St Tropez from the top of the hill. (not from house!) Utility Room: Utility room with fridge freezer, washing machine, sink, tumble dryer. Cleaning / Towels / Linen / Maid service: Bedlinen included. Bath towels included. Pool towels included. Cleaning on departure included. Midstay linen change included on 2 week rentals in July and August.

Unbelievably perfect

We have just had a week in this lovely home near Gassin. The villa is stylish and comfortable. The pool and garden are idyliic. Everything is as described and even better than we had imagined.

The local agents were very helpful and really lovely.

We enjoyed every minute: croissants and pain au chocolat from nearby bakers, every meal outside with fresh produce from local markets and day and evening swims in the gorgeous pool. We cannot fault anything [except an ice bucket would have been nice to keep the champagne cold!!] Best holiday we've had in along time. can't wait to go back!
