Villa in Tourrettes-sur-Loup, Nr. Vence, Cote d'Azur - Exceptionally Beautiful and Secluded Natural Setting in Private Forest.

The villa is situated in 20 acres of private woodland within a large "inconstructible" green zone. It occupies a secluded beauty spot long known in the village as 'Le Paradis'. It is appoached by its own paved drive. The privacy, beauty and natural seclusion of the setting are exceptional, with stunning views of the Riviera coast from Nice to Cannes. On some days, Corsica and Elba can be seen. The local village is one of the prettiest in France, comparable to Saint Paul de Vence, but less overrun by tourists. (A former owner of the property was Monsieur Pathe of Pathe Cinema. It was he who constructed the cave and the 'bassin' to make use of the spring water. And it was his company, Pathe Cinema, which produced the film 'Les Enfants du Paradis'.)

A great villa in a great location

Le Paradis is very appropriately named. The property is spacious, well-maintained and has every facility you could need, both inside and outside, for a great holiday. It is very peaceful, has amazing views and is particularly good if you enjoy hiking and exploring the surrounding woodland (stout shoes and strong lungs required!). Attentive customer service from owner and caretaker. Highly recommended

A truly unique property.

Thank you again for giving us the opportunity to stay at Le Paradis.

It is an astonishing location, not least the journey up the lane! But once arrived, the view does take your breath away and the tranquillity and peace envelopes you.

Don't expect glamour and luxury, but the villa provided all that we needed and was comfortable. It soon felt like home.

Without doubt we shall never forget our stay there and considering the location it was exceptional value for money.

A perfect week !

My friends and I, (9 guys), have been taking a weeks cycling holiday in Europe for the last 20 years and by common consensus we considered this Villa to be, on balance, the best we have stayed in. This was based on location, with its stunning panoramic views; the quality and facilities of the accommodation; the price which provided very good value for money and finally just its general atmosphere.

The Villa, while remote, is only a 4 min car drive down to Tourrettes sur Loup which is a truly delightful medieval village with all you need in terms of cafes, restaurants and shops.

The climb back up to the Villa from the village, on a bike, was a fantastic challenge for us all, which added a touch of competition for the week !.

A truly fantastic place in the heart of the wonderful limestone scenery of this south eastern corner of France.

Highly recommended.

Also the owner was at all times helpful and informative and the housekeeper charming and again totally helpful and supportive.

When it was time for us to get a foot on the property ladder, squatters were still a problem for absentee owners of UK property. So my wife and I drove from Rome to Madrid looking for a place to buy in Europe. We were most favourably impressed by the Cote d'Azur, which at that time was the most expensive place in Europe to buy property. We could afford only a very small place near Valbonne. When our family grew too big for it and it was time to move on, the estate agent asked if we would like to buy again in the same region. Based on what our friends had bought, I told them that the only property that would interest us was 1 hectare of land above Tourrettes-sur-Loup. The agents then found our property with 8 hectares and the unbeatable view of the coast, Cannes to Monte Carlo.

The nearest pebble beaches are those at Cagnes-sur-Mer and at Nice (pebble beach by the Promenade des Anglais) and the nearest sand beach at Antibes. These are about 25km or 30 mins away by car. The sandy beach at Cannes is 45 to 60 minutes away, depending on the traffic.


Nice airport is 22.2km or 30 mins from the property. It is recommended to use or hire a car.


Tourrettes-sur-Loup is exactly 1.9km from the villa by car (slightly less on foot). Vence is 7km from the property and the nearest access to the A8 autoroute at Cagnes-sur-Mer is 16.5km.

Tourrettes-sur-Loup has a good range of useful shops and interesting artist studios. The nearest supermarkets are at Vence (where we mostly use Leclerc). The best hypermarket is Carrefour Antibes beside the autoroute at Antibes.

The Cote d'Azur is famous for its many beautiful towns and villages, and its many places of interest. But such are the natural beauty and seclusion of this property, and such are its stunning views, that invariably after a day's sightseeing, one questions the wisdom of having left the property for any length of time.

Booking Notes:
To secure a firm booking, please deposit 25% of the rent in my wife's bank account (details supplied), and send me a signed copy of the Terms & Conditions (which I can send you by email). I shall then send you a confirmation letter with full details. The balance of rent plus a security deposit should be deposited 8 weeks before the rental period.
Please note that the only extra charged, apart from breakages above 'fair wear and tear', is for laundry of house linen, if used. The use of the house linen is free, but tenants are required to pay for its laundry. The laundry charges are the same as what is paid by the owner, and he makes no profit from them. This arrangement means that smaller parties may use the villa without incurring a charge based on full occupancy.

Changeover Day:
Saturday is the changeover day. Departing tenants should depart by 1000, and arriving tenants should arrive after 1800.

Notes on prices:
Prices shown are per week in UK Pounds.
The price includes everything except the following: loss and breakages 'beyond fair wear and tear', laundry of house linen, and in the winter months, electricity consumption. By charging laundry of house linen as an extra, the cost of renting can be made less expensive for smaller parties. The laundry tariff is available for inspection in advance (and they are the same laundry prices as those paid by the owner when he stays at the property).

There is something very relaxing living in a property which is completely secluded in its own forest, surrounded by forest and cliff, breathing in the pure fresh air from the surrounding trees, and looking down on the Mediterranean coastline from Monte Carlo to Cannes. There are many properties in this area which are much more expensive, but hardly any have the same amount of land and the same degree of privacy and in such a natural setting. The local village Tourrettes-sur-Loup is as pretty as Saint Paul de Verce, but without its busloads of tourists. There is a very wide choice of things to do in this famous holiday region, and they are easily accessible. But you may find it is best to stay at home, and enjoy the unique beauty of this unusual place.

  • Notes on accommodation: All bedrooms enjoy unobstructed sea view (as also does the bath in the ensuite bathroom of bedroom 1). The living room and bedrooms 2 and 3 open onto a balcony, part of which is covered. Most bedrooms have desk and armchair. Bedrooms 6 and 7 are situated in an annexe close to the main house. Outside: Covered barbecue area & 3 open terraces, with barbecue, 3 dining tables, at least 18 chairs, and 7 reclining sun loungers. The swimming pool measures 13.7 x 3.5 metres, with a depth of 85 cms at the shallow end, and 1.9 metres at the deep end. A child security fence was erected around the pool as required in May 2004. The inner garden has been fenced off to allow a reasonably safe play area for toddlers. Directly behind the house is a cave, whence flows a spring, which provides water for the house, pool & garden. In periods of dryness, there is a back-up supply from the mains. Petanque court (plus use of boules, and instructions in English). Utility Room: Separate "buanderie" with clothes washing machine. Clothes drying lines inside nearby stone arches under house. Cleaning / Towels / Linen / Maid service: The house is cleaned before and after each tenancy. Towels and linen are provided. Their use is free of charge, but tenants are obliged to pay for their laundry at cost (from which the owner makes no profit). Other: Hall with desk and armchair and WIFI modem. Additional lounge area with sofa, armchairs etc. Billiard room (in converted garage) with American standard size 6ft pool table. Washroom: with electric washing machine, near outside clothes-line.
