About the property

In the foothills of the Pyrenees, 20 km south of Perpignan, just 15 minutes drive from Mediterranean beaches and Spain. 5 minutes walk from the village. Large enclosed landscaped garden with parking for three cars. A private pool (12.5m x 5.5m, depth 1m - 2m) with large sun terrace. The pool is available from the beginning of May to the end of October. During this period the villa and apartment are not rented out separately in order to ensure that guests have exclusive use of the house, pool and garden. It is, however, possible to rent the villa only for a slightly reduced price. In this case the apartment remains unoccupied. Around the house terraces and verandahs offer a choice of shade or sun. Magnificent panoramic views: Towards the East the fishing port of Saint Cyprien and the sea, towards the North the plain of Roussillon and the mountains of Aude, towards the West the Pyrenees with Mount Canigou, towards the South the Albères hills. A new kitchen with breakfast bar and a new walk-in shower room were installed in the villa in 2014 and a new shower room and WC were installed in the apartment in 2016. Free Wifi internet is available.

Why Howard and Elizabeth Pullan chose Alberes

We bought the house in the Albères hills because it gave us easy access to the beaches, fishing villages and seaside resorts of Roussillon's beautiful and diverse coastline. At the time our children were little and we spent some very happy holidays playing on the beaches and exploring everything that the Pyrénées Orientales have to offer. At the same time Montesquieu's hilltop location ensured us peace and tranquility even during the summer months.

What makes this villa unique

The 13-metre-long pool can accommodate even a houseful of guests comfortably. The wonderful panoramic views from the terraces and verandas around the house are very special.

Notes on accommodation: During the summer months when the swimming pool is open the villa and apartment are only rented out as one unit. If the villa is rented on its own the apartment will remain unoccupied. Car park space for 3 cars adjacent to villa within enclosed garden. Linen and towel hire available at a cost of £10 for a double bed, £7 for a single bed and £3 per bath towel. 2 portable air conditioners available free of charge. Free Wifi internet. Outside: Large garden (3500 m2 - 3/4 acre) planted with a variety of palm, fruit, oak and pine trees. There are three large terraces around the villa, two with a tiled roof which means you can sit out in most weather. Three large tressle tables with benches, brick barbecue. There is one large terrace outside the Apartment. Two glass tables and 6 chairs. One large terrace around the pool with 8 sun loungers and 7 parasols. All terraces are paved with natural stone and are lit.

Great house and a great place

A great house and terrific pool and outside space for a really great family holiday. Views are amazing. Comfortable and close to the sea, the mountains, a vineyard, local shop/bar and the larger towns. Amazing.

Montesquieu des Albères: a place to return to

A beautiful, relaxing and delightful week ( not long enough!) for our two generation adult families. The villa is easy to find and has a comfortable and welcoming appearance both outside and inside. There is lots of greenery and splendid large swimming pool situated on a lower level. There are two neighbouring dwellings but they have no impact on ' villa life.'

There is a large modern kitchen diner with high table, Excellent not only for breakfast but the other meals too.

Of course, one can also eat inside at a dining table or outside too!

Toilet facilities, showers, bath etc. are very good.

Staying at the viila all day or getting out sightseeing, seaside, nature etc. are all highly enjoyable.

All in all, the villa, its facilities and the region make an excellent location for a holiday or sojourn in this delightful Mediterranean corner between France and Spain.

We're looking forward to our three generation holiday there next year!

Fantastic location with a view to die for

From Mt. Canigou to the left and to the distant view of the Med to the right, the panoramic view from the balcony overlooking the pool in this picture, is stunning.

Our party of three adult males, Grandad(me) son-in-law and a grandson had a most satisfying stay returning every evening from visiting the many, varied easily reachable 'must see' sites such as the astonishing castle of Queribus and the beautiful medieval walled town of Villefranche de Conflent just to sit out on the balcony and nibble on Tapas style finger food and watch the end of the day enfold over the wonderful view assisted, of course, by copious amounts of the excellent wines of the local Cotes de Rouissillion (they keep the best to themselves here)

The lovely coast road to Spain along the Cote Vermeille is an easy drive. Banyuls sur Mer is about 35minutes. Argeles, Collioure and Port Vendres even less. Spain just a little further. The A.9 motorway is about 20 minutes.

The property is spacious and has an excellent and well equipped kitchen, the showers are good. To be ultra critical parts of the property are a little bit 'tired' but for the price asked for this property it is exceptionally good value compared with similar properties.

In any case, with weather like they have here and a pool like this together with the stunning view, you will not be spending much time indoors!

The pool is all you would want. Many pools offered in this area are simply large baths, great for children but not so satisfying for those who like a swim.

Steps at the shallow end allow easy access for children and a deep end, well above standing height, gives depth for those who like to dive in.

It is serviced twice a week by the excellent Jezz, who will give you good local info.

In short, for someone who has, over the last 30years, come to love this beautiful part of France, I would rate this property as a four star property but five stars plus for value for money and many more stars just for the view

It is especially appreciated as it comes from someone who has clearly a wealth of experience holidaymaking in this part of the world. We try our best to keep the house to a high standard and for the last few winters have had work done to modernise it. A new kitchen was installed 2 years ago, last winter half of the villa was redecorated and it is planned to have the remaining half redecorated this winter. We hope to be able to welcome you back again in the future.

The house is only 6 km from the French motorway system(A9 Le Boulou intersection).

The nearest main railway station is Perpignan. TGV(Highspeed train) links to Paris and Barcelona.

Use of car is recommended although there is a bus service to Le Boulou and Argeles.

Further Details:

The village of Montesquieu is perched on a hilltop with a 12th century church and a ruined fort. Amenities include a post office, tennis court and riding stables. On Tuesday mornings there is a small market on the parking area in front of the school. The house is about 5 minutes walk from the centre. Around the village there are several trails for walking, mountain biking and horse trekking. The variety of flora and fauna is exceptional. On the minor roads between the neighbouring villages there is wonderful cycling. Supermarkets are in Saint Genis and Le Boulou.
