About the property


In the foothills of the Pyrenees, 20 km south of Perpignan, just 15 minutes drive from Mediterranean beaches and Spain. 5 minutes walk from the village. Large enclosed landscaped garden with parking for three cars. A private pool (12.5m x 5.5m, depth 1m - 2m) with large sun terrace. The pool is available from the beginning of May to the end of October. During this period the villa and apartment are not rented out separately in order to ensure that guests have exclusive use of the house, pool and garden. If the Main Villa only is booked the apartment will remain unoccupied. When booking please check that you are logged in to the correct advert, either 'Main Villa' or 'Villa and Apartment', as the price difference is £200.

Around the house terraces and verandahs offer a choice of shade or sun. Magnificent panoramic views: Towards the East the fishing port of Saint Cyprien and the sea, towards the North the plain of Roussillon and the mountains of Aude, towards the West the Pyrenees with Mount Canigou, towards the South the Albères hills. A new kitchen with breakfast bar and a new walk-in shower room were installed in the villa in 2014 and a new shower room and WC were installed in the apartment in 2016. In 2017 the villa was redecorated throughout and a new tiled flooring laid. Wifi internet is available.

Why Howard and Elizabeth Pullan chose Montesquieu-des-Albères

We bought the house in the Albères hills because it gave us easy access to the beaches, fishing villages and seaside resorts of Roussillon's beautiful and diverse coastline. At the time our children were little and we spent some very happy holidays playing on the beaches and exploring everything that the Pyrénées Orientales have to offer. At the same time Montesquieu's hilltop location ensured us peace and tranquility even during the summer months.

What makes this villa unique

The 13-metre-long pool can accommodate even a houseful of guests comfortably. The wonderful panoramic views from the terraces and verandas around the house are very special.

Notes on accommodation: During the summer months when the swimming pool is open the villa and apartment are only rented out as one unit. The price quoted is the total price for the villa and apartment together. Car park space for 3 cars adjacent to villa within enclosed garden. Free Wifi internet. Outside: Large garden (3500 m2 - 3/4 acre) planted with a variety of palm, fruit, oak and pine trees. There are three large terraces around the villa, two with a tiled roof which means you can sit out in most weather. Three large tressle tables with benches, brick barbecue. There is one large terrace outside the Apartment. Two glass tables and 6 chairs. One large terrace around the pool with 8 sun loungers and 7 parasols. All terraces are paved with natural stone and are lit.

Wonderful location, terrific space, indoor and out. Magical large pool.

We were a large family group, 11 in all. The villa was comfortable and the two levels, with the apartment underneath and the pool on the lower level, meant that there was good sound separation for early sleepers from late night revellers. The kitchen works really well as do the three powerful shower rooms. Two bedrooms have French doors to the terrace. Mod cons worked well. Lovely terraces around the house to enjoy truly spectacular views and the fabulous warm winds. Pool gets the sun all day.

The area is lovely and it's a pleasant walk to the local bar with its secret shop and walled garden. We enjoyed paella and gypsy music there one night and collected bread and the worlds best croissants each day. Easy drives to the coast and up to the mountains. Fans welcome on hot nights in some of the rooms, as were the mosquito plug ins. Didn't want to leave....

Yes, the independent apartment is very useful especially if there is a houseful of guests. Glad you enjoyed the pool. As you say, it gets the sun all day which keeps the water temperature up. Our favourite time for a swim is in the evening when the swallows put on their low level aerobatic display over the pool. For a number of years there was no bar/bistro or restaurant in the village and now we have both within easy walking distance of the house. Hope to see you back again.

Wonderfull villa in a stunning landscape

We had a wonderful stay. We were 8 persons young and old. We enjoyed the space and quiet, The beautiful sunsets and evenings on the terrace with its magnificent views, jumping into the pool, sunbathing and Relaxing around it.

The kitchen is spacious and inspired our teenagers to cook like Jamie Olivier.

We went for several hikes in the neighborhood and were impressed by the richness of wildlife. Beautiful butterflies and lots of different birds.

There were also so many wonderful places nearby to visit. (Figueres and Dali, Collioure, Cadaques, Argeles sur mer) .

The property is very spacious and clean. There are many bathrooms and no queuing in the morning even 8 persons.

We may well say it was the perfect holiday.

wonderful villa in stunning location

We had the most wonderful stay here at the villa with six adults and a two year old! Was impressed with the amount of space and the rustic charm of the place. The views were breathtaking especially watching the sun setting behind the mountains each night! Wildlife watching in the garden, beautiful pool to cool off in each day, perfect location to explore the local area, and a great family space! We are looking to book again next year (but with another addition in toe ;) Thank you to the wonderfully helpful owners who really do have a gem of a home!!

Fantastic villa

We thoroughly enjoyed our stay here, we were very impressed by the beautiful views and fantastic villa. With our party consisting of several families and young children we all had a great time, especially with the lovely pool to cool off in (we had a real heatwave, temperatures reached 30-35 daily!). Many thanks for a wonderful holiday, we look forward to returning again next year.

Fabulous location

The property was clean and well-maintained. We had beautiful weather during our stay so spent a good deal of time enjoying the large swimming pool and sitting on the terrace relaxing with the views of mountains and across to the sea. The villa is in a convenient location for visits across the border to Spain and we had a delicious and very reasonably priced meal at a friendly restaurant in La Vajol recommended by Howard, the owner. Visited with our two grown up sons so we liked having the extra space with the apartment and the villa. A very enjoyable holiday.

A wonderful week in a beautiful area

We spent a lovely week in this fantastic villa ,after spending the previous week in Nice.We hired a car picking up our daughter in Marseilles (who flew in from Dublin) and our eldest son and girlfriend at Perpignan (flight from london !), Weather was very kind and we were able to sunbathe and use pool most days. We took a nostalgic trip to Rosas across the border where we had spent 9 summers when our 3 children were young (last time we were there was 24 yrs ago ! ). The views from the villa are stunning and Howard ,the owner could'nt have been more helpful.

In the north the beaches are sandy with shallow water and windsurfing. In the south they are pebbly with fishing, sailing and snorkeling.


Perpignan airport (35 minutes drive away).

Gerona (55 minutes easy drive on the motorway and good value car hire), Carcassonne(1 hour 30), Montpellier (1 hour 45), Barcelona (2 hours), Nimes (2 hours) and Toulouse (2 hours 15).

The house is only 6 km from the French motorway system(A9 Le Boulou intersection).

The nearest main railway station is Perpignan. TGV(Highspeed train) links to Paris and Barcelona.

Use of car is recommended although there is a bus service to Le Boulou and Argeles.

The village of Montesquieu is perched on a hilltop with a 12th century church and a ruined fort. Amenities include a post office, tennis court and riding stables. On Tuesday mornings there is a small market on the parking area in front of the school. The house is about 5 minutes walk from the centre. Around the village there are several trails for walking, mountain biking and horse trekking. The variety of flora and fauna is exceptional. On the minor roads between the neighbouring villages there is wonderful cycling. Supermarkets are in Saint Genis and Le Boulou.
