This is a ground floor apartment all on one level with 2 bedrooms with en-suite facilities, the first being king-size with a beautiful arched window, wooden beams and terrazo tiled floor. The second offers adaptability as either a king-size or twin-bedded room with uninterrupted views of Montone. Both ensuite bathrooms have toilet, bidet, shower and washbasin.
The living /dining room is spacious with a sofa and 2 relaxing chairs as well as a large dining table. A DVD/CD player, with an assortment of entertaining films are available, together with a variety of books, some guide books appertaining to Italy can be found in the book case.
The living/dining room opens out into the kitchen, which is well equipped with new units and appliances, including a gas hob, oven, fridge-freezer, dishwasher plus micro-wave. There are numerous utensils for the discerning cook. The kitchen has an arched patio entrance where guests can eat either in the shade or in the sun; again the views are amazing.
San Martino is situated on the elevated site of a 14th century church. It has uninterrupted views of the medieval award-winning town of Montone. The house has been tastefully converted into 2 luxury apartments, one of which sleeps 2/3 people, and the other one sleeps 2/3/4, with there own private access and eating areas. The 2 apartments share a beautiful pool, which is a short stroll from the house and is set amongst the vines. Olives and vines dominate the garden and both are very productive. Linda and Ben, the two English owners, encourage the guests to experience the delights of their home-produced wine and the olive oil as well as the seasonal fruits, such as figs and cherries. The garden is home to many beautiful birds and butterflies during the summer months and the fire flies are a bonus in the evening.

Linda and Ben, having spent most of their working lives in professional positions in the Lake District, whilst also running bed and breakfast establishments for 26 years decided to change their life-styles and moved to Italy 18 years ago.
This is their 2nd venture, and San Martino was purchased in 2003, the location being everything.
7 years on the house has been lovingly restored into 3 apartments, and hopefully we now offer a relaxing haven for you to visit and spend some quality time in this very beautiful area of Italy.

We had a lovely week here - Linda & Ben have thought of everything and what we normally moan about - poor showers, small pillows and uncomfortable beds were all great.
Bookings can be made by email or by telephone. A 30% non-refundable deposit is required at the time of booking and the final payment of 70% plus a refundable £100 breakages deposit is made 8 weeks prior to occupancy. Due to increased banking charges we prefer electric transfer of funds in euros as payment to our Italian bank when the breakages deposit is waived.

We have just returned from a wonderful week at San Martino. The apartment (Anna) surpassed our expectations and we have no hesitation in recommending to other families.
Ben and Linda are very welcoming and have thought of everything to make their guests stay comfortable and relaxing. The welcome pack is very generous and the extras, included in the rental, like pool towels, Wi-Fi and a well equipped kitchen make all the difference.
The pool is refreshing and the views stunning. There are many places nearby to visit for sightseeing, wonderful restaurants and stunning scenery but on this occasion we were happy to relax in or around the apartment and enjoy the views in our favourite part of Italy.
We have stayed in many self catering properties throughout Italy and can genuinely say that this is a favourite. We sincerely hope to be back!
If you want quiet simple Umbrian life away from the throbbing masses with home from home comforts then this is the place for you. I can only reiterate what other reviewers have said - great location, stunning views, beautiful hill top village, well located but not touristy. Amazing value for money with the best welcome pack we have experienced as well. The owners are very friendly, helpful and knowledgeable. The property is well kept, clean and very comfortable. Irrespective of whether you want to chill round the pool or go sight seeing, It really doesn't get much better than this.
We stayed at San Martino for two weeks in early June, together with Ursula's cousin, having driven from UK. What a wonderfully tranquil place to stay!
The view across the valley to Umbertide and Montone is wonderful. The light on Montone in particular is interesting with the movement of the sun during the day. Eating outside looking over such lovely views, whether for breakfast, lunch, dinner or supper, has a tremendous WOW factor.
The accommodation is spacious and comfortable, with everything provided to make your stay truly enjoyable, and the welcome pack of food is very welcome and interesting. Nice big, comfy beds, good sized lounge with plenty of sofa space, and, on a hot day, cool inside. The accommodation has been set out immaginitively and with lots of thought. The good sized pool is just across the yard, surrounded by lavender bushes and with lots of shade available.
The entry on to the property is exciting and sporty, being a steep climb up a narrow track. A bit eye-opening the first time, but it soon becomes a part of staying there and an interesting way of arriving and departing. Just stick in first gear and there's no problem.
Ben and Linda, the hosts, live on the property and one of them is always available if there is a query. They are amusing and entertaining and are a lovely couple who are interested in their guests. Nothing is too much trouble for them and they are a fund of local knowledge. It was a pleasure to get to know them and to count them as friends.
Montone is within walking distance and is a quiet but very interesting medieval Italian hill town. Umbertide is a fascinating mix of old and new, from the medieval tower and old houses by the river,to the modern quarter near the supermarket, with its echoes of 1970's Italy with Piazza Karl Marx and Via Yuri Gargarin.
The entire holiday was a tremendous mix of sights, sounds and smells, the old and the new, with views ranging from mountain vistas to forests, riverside walks, beautiful lakes, fascinating villages and historical towns,and, of course, enticing and enchanting restaurants.
We have been coming to Italy since the late 70's, even lived in Napoli for 4 years, but this was our first visit to Perugia. We shall definitely be back. Thanks again Ben and Linda.
