Casa Civetta is a beautifully restored stone farmhouse set in a tranquil, rural location with staggering views of the mountains and hilltop towns. This beautifully restored home is traditional yet modern carefully blending natural stone and ancient timbers with modern plumbing and appliances. There is an 8m x 5m private pool set in an elevated position, a large terrace surrounds it with generous space for the 10 sunbeds. Shaded areas are provided by both the pool and the house. The house is large and comfortable, all rooms are generous in size with very comfortable beds. Kept cool by thick walls & shutters in the summer, central heating and a wood burner ensure warmth and cosiness in the cooler months. Enjoy the privacy of the large garden, bbq on the sun terrace and eat under one of the shaded pergolas or sweeping willow branches. There is plenty of space for games and activities, perfect for families and large groups. A panoramic terrace is the ideal spot for outside dining and aperativi, here you can relax to absorb the views and glorious sunsets. About Susy Mayne

I feel incredibly fortunate to have a share in one of Italy's great secrets. This is not "big business" for me, I have just this one property in Italy. But I love to share it and hear how other people have also fallen in love with the house and the area.

I go out to the house as often as I can, I love to be there in all seasons. It is a very special place to spend time with family and friends. In the early months of the year the mountains are covered in snow, they rarely look more stunning; Spring brings warmer sun, wild flowers, the first artichokes & new season lamb; the attractions of Summer are pretty obvious but I especially love seeing the poppies in the fields, the local food & harvest festivals, long lazy lunches; Autumn brings fabulous leaf colours and porcini & truffles!

Why Susy Mayne chose Smerillo

I first went to Le Marche to help some friends who were restoring their farmhouse. It was the first time I had experienced the delights of rural Italy and by the end of that first summer I had found a project of my own. The culture is family centred but at the same time open and welcoming to outsiders. It is not a tourist region and so people are genuinely pleased and interested to meet foreigners; not because of the money they might spend.

The scenery is breathtaking, against the backdrop of the Apennine mountain range lie rolling fields & woodland with walled medieval towns perched high on the ridges. The food too is a great draw for me, it is both seasonal & local and truly special for those reasons. And finally I love the pace of life & the way that people have time for each other.

What makes this farmhouse unique

This part of Le Marche, south of Sarnano, remains largely undiscovered by foreign tourists.

My house stands at around 500m above sea level and has fabulous views of the mountains as well as the lake in the valley below. This altitude also ensures that the air around the house, even at the height of summer, is considerably less humid and therefore more comfortable than at lower properties.

Whilst rural and private there is easy access to the main road into the town of Amandola, or up hill to Smerillo.

The house is spread over three floors and the rooms are all well proportioned which means that it is a very comfortable house to be in with a big party of friends or family.

The first floor terrace which faces west enables guests to enjoy the last of the sun with their drinks & dinner.

Notes on accommodation: All bedrooms have louvred shutters which ensure that rooms can be kept cool. Beds in top rooms can be arranged as twin beds or doubles offering flexibility for your needs. The house is well equipped for families or larger groups of adults. Mosquito nets and plug in provided. Extra blankets, duvets etc. There is plenty of space both inside and outside the house for guests to gather together, whether at the dining tables, on loungers by the pool or playing games in the garden. At the same time, there enough quiet corners to be able to retreat, walk on the lower levels of the garden or find shade under one of the trees or curl up on a sofa with a film or good book. Much thought has gone in to making your holiday both fun and restful. Outside: There is a covered loggia at the back of the house facing the pool with long table and chairs. The house, pool and garden are set in an elevated position offering all day sun. Pool easily visible from house and terrace so offering peace of mind. Sun loungers and deckchairs, garden furniture all provided, lilos too. Large wooden pergola by pool for shade. Barbecues provided. Plenty of room for ball games etc. in garden. Games provided. Aromatic lavender beds front of house, herb garden by kitchen. Garden at rear is more mown meadow than manicured lawn so no need to worry about energetic ball games. The local towns of Amandola and Smerillo have play areas for young children including swings, roundabouts etc and are a lovely place to gather in the cool of the trees and are positioned at the very top of the towns affording amazing views. Utility Room: Washing-machine, ironing board and iron, sink. Hoover and cleaning materials. Cleaning / Towels / Linen / Maid service: Quality, cotton bed linen, thick bath and hand towels. House thoroughly cleaned once weekly. Linen, towels changed weekly. Soaps provided in bathrooms. Pool towels are also provided for your convenience. Baby sitting services can be arranged locally. Other: Large south-west facing sun-terrace with stupendous views, ideal for evening dining. External stair-case leads down to garden and pool. 2 Large pergolas provide shaded areas for alfresco dining or lounging.

Fabulous base for mountain walks

We loved coming to Susy's house again and we all left hoping that we would return. We still have Monte Vettore to climb (we tried, but the road to Forca do Presta was closed). Instead, we had a lovely walk up to the refugio above Pintura and then to Monte Rotunda with great views over the whole range and, beyond Vettore, to the Gran Sasso mountains. We loved swimming in Lake Fiastra, eating at La Concha and playing tennis at the charming Amandola club. The house is perfect, with different terraces to eat at depending on the need for shade or sun, a stunning view (even more so once you have climbed the hills you can see) and the wonderful Mike is there to help if you need any help or advice. A memorable holiday, thank you!

Beautiful house in a beautiful location.

The house overlooks the mountains of the Sbilini National park and is in a peaceful location with only one close neighbour. Everything has been thought of and we couldn't think of anything we would add or change to the house or its contents. We loved the table under the pergola for lunch and loved our bbq dinners on the upstairs terrace which caught the last of the evening sun and the amazing views. The pool was just the right size and great for cooling off in the heat of the day. The shady pergola by the pool was perfect for less enthusiastic sunbathers as well. The local area is quiet and low key with not many tourists. We had some delicious food out at le Loge restaurant and the local pizzeria by the lake (great pizzas and full of locals) and aperitivos with more free nibbles than you can eat at the bar and gelateria in the square in Amandola. We were constantly surprised by how cheap food and drinks are to the point where on one occasion my husband even questioned the bill! A fantastic, relaxing holiday and we will definitely be back.

Memories of le Marche.

We had a wonderful two weeks, the house catered for all our needs, we particularly enjoyed swimming and playing in the pool, eating on the terrace or under the pergola when it got too hot.

It was a great base to explore Le Marche region, we visited the town of Ascoli Picena, many of the beautiful hilltop villages including Amondola, Smerillo and Serviliagno. We walked in the Sibillian mountains and climbed Mount Sibilia. We swam, kayaked and hired pedallos at Lake Fiastra and swam in the warm clear sea at Porto St Giorgio.

We all thoroughly enjoyed the stay and without hesitation would recommend both Le Marche region and the house as it exceeded our expectations.

Beautiful place to explore the Sibillini mountains

If you like hill walking, this is a wonderful place to go. The house is spacious, simple and everything works well. The pool looks over three of the main peaks (Sibilla, Priora and Vettore) and there are maps and walking guides in the house. Amandola and San Severino are nearby and delightful, especially when the August festivals are on. We were there during the earthquake, which was frightening but the house is well reinforced and only one plate fell down. If you like ploughing up and down a swimming pool, as our daughter does, then the pool is small but, for the rest of us, the spectacular views from the pool are much more important. White roads up to the refugios below Sibilla and Priora are accessible from Amandola, so both are easy day hikes. Smerillo is charming and we hope to go back to the restaurant, which has wonderful views over the hills. We are already planning a return trip.

Perfect for a family holiday

Our stay at Casa Civetta was a delight. The house was perfect for a three-generation holiday - six adults and four children. We felt its calming, homely influence the minute we walked in the door. On a practical level, the beds were comfortable, the plumbing worked well and the house was clean. I particularly liked the simple kitchen, which had all the equipment we needed to cook meals from the wonderful local produce. We could get everything for our daily needs in Amandola or Comunanza, 12 -15 minutes away by car.

It's easy to be all together, say for a shady lunch under the pergola, or on the upper terrace for supper and star-gazing. It's just as easy to find a quiet spot to read or dream.

The pool was a huge hit. The younger children couldn't touch the bottom (our ten-year-old could) so their swimming improved enormously and it was no hardship to ensure there was always an adult present. The depth made the pool good for the adults too.

We explored the beautiful countryside and the fascinating hill-top villages. There was a fabulous festival in Servigliano. We walked up the hill for a coffee in the nearest village, Smerillo; it wasn't as hard work as we anticipated and it took 3/4 hour. We had two wonderful meals out at local restaurants.

The property has been beautifully and sympathetically restored, it is well maintained and the manager was friendly and helpful.

Fantastic location for a relaxing Italian holiday

Casa Civetta is a beautifully restored home with all that you need for a truly lovely holiday. It is as Susy describes, in a rural location half way up a hill with the village of Smerillo at the top. As a family we were looking for a place that was quite private, a big pool, garden and great views; we got all of that and more. Susy and the manager of the property Mike were really helpful in their recommendations and tips for the local area with regards to restaurants and places to visit. We had probably one of our best meals in Italy at Le Logge in Smerillo and the pizzeria was also great. But for self catering you have all of the kitchen equipment you may need,and supermarkets 15mins away in Amandola. With kids, the restaurants by the lake were great, with swings and animals. My sons reaction as he watched goats jumping on a ponys back was priceless saying 'this is better than a magician!' Highly recommend the Hells Gorge walk, (just don't wear sandals, and it was muddy, slippy and some climbing in places) and the Refugio Citta de Amandola, with play area and a great little restaurant in the mountains. Smerillo was a lovely village with great views. We didn't manage any big hikes due to the age of our boys and the high temperatures but know we will be back to this area in Le Marche as so much more to discover. Highly recommend staying at Casa Civetta.

Unspoilt beaches can also be found, especially in the Conero national park.


Ancona airport is 1 hour 15 minutes drive (Ryanair).

Pescara is 1 hour 45 minutes drive (Ryanair).

Bologna 3 hours (BA etc).

Rome 3 and half hours.

Ryan Air currently serves both Ancona and Pescara.

Car hire is available at each of these airports and is essential.
