Clean, comfortably furnished, private and peaceful south-facing 4 bed villa with air-conditioning, well-located near beaches with superb panoramic sea views as well as the safety pool fence which very few villas have - ideal for your peace of mind.

We have everything you need (including the all-important WIFI and Satellite UK TV) to ensure this is the relaxing getaway holiday you desire. The villa and area are perfect for families.

Air-con is included in the price except for mid-September to end of May when it is simply not needed (but is available as an optional extra).

Very private and tranquil villa in a quiet residential area with plenty of grounds and gardens. Safe and secure large villa on big plot - just lock the big gates and switch off and relax!

Fabulous south facing large (10 x 5m) floodlit pool with secluded sun terrace and pool fence. We have 8 really comfortable quality sun loungers so you can really chill out (4 have sun shades). Gas BBQ.

Only a short drive to Javea’s sandy beach, its historic old town and fishing port.

Also nearby are Calpe, Moraira, Denia and Benidorm, plus numerous supermarkets, restaurants, bars, shops, golf courses and theme parks.

The heart of the house is the glazed naya (conservatory) overlooking the pool with views of the sea. South facing, its the perfect place to start the day by having breakfast as the sun streams in.

For longer let bookings of 2 weeks or more, we don't come in every week to do the changeover as this would make the price uneconomical to you but we do have a washing machine so you can use this at your convenience.

* Prices are fully inclusive of local taxes and utilities (one exception is gas which is extra only in the winter months). No hidden extras unlike some other rentals. The villa will be cleaned before and after your stay. No need for you to lift a finger, relax and enjoy! Credit cards accepted. Flexible changeover day except in peak times such as May, June, July, August and September when we only accept Saturday to Saturday bookings.


Javea itself is just such a fantastic place for a holiday, a lush, green mountainous area full of coves, cliffs and beautiful sandy beaches. Javea has something for everyone with three distinct and separate areas: the historic old town, the traditional Spanish fishing village port area and the international tourist beach area full of a variety of bars and restaurants.

Principally the main draw of Javea is the crescent-shaped sheltered bay with the wide sandy beach. The waters are ever so shallow and safe for children. The promenade lining the beach is pedestrianised so you and your children can safely wander in front of the beach and choose from the incredible variety of bars and restaurants serving all kinds of different types of foods.

Well-equipped modern kitchen, contains everything you need i.e. fridge, freezer, oven, hob, toaster, kettle, microwave, washing machine and dishwasher.

Of course we have plenty of pans, plates, cutlery and all the important accessories you would expect to find in a modern kitchen.


The living room has a hallway which leads to two double bedrooms, both with twin beds. Both rooms have ceiling fans.

We have a hairdryer in the villa and in the first bedroom cupboard is an iron and ironing board.

Both rooms have sea views and pool views.

We have plenty of storage space and loads and loads of coat hangers!


At the end of the hallway is the family bathroom with bath, sink, shower and bidet.


Upstairs all on it’s own is the south facing master bedroom with double patio doors opening onto a large balcony with bistro table and two chairs and wonderful close sea views.

The bed is a king-size and has a ceiling fan above it.

The en-suite bathroom has a sink, toilet and shower.

In the cupboard is the travel cot and a safe to protect your valuables. Note that there are a highchair and playpen downstairs in the hallway cupboard.


Downstairs is the separate fourth bedroom with twin beds, en-suite bathroom with shower, sink and toilet.

This large bedroom is ideally suited for either teenagers for a couple who wish to have their own privacy away from the rest of the house. You access this room around the left-hand side of the house, either from the front or back. It has it's own front door which can be securely locked. This room has a ceiling fan.

In this room is a TV with a PlayStation 2 console which plays DVDs of which there are over 30 upstairs. We have at least 50 PS2 games. The TV does not receive any television channels it is purely there for the DVDs and games.


The south facing naya (conservatory) is really the heart of the house and an area people love to be in.

A great area to relax and chill, this is joined to the living room in an open plan way and wraps round the side of the house.

So to the front the large windows overlook the pool and terrace with fantastic sea views. Going round to the right to the side of the house there is the garden and the entrance to the villa.

The naya is the place to relax with the large windows letting maximum sunlight in. There is a two person sofa, large coffee table and a large chair.

There is a informal dining table and 4 chairs where people can go to read or play cards away from the television in the lounge.


Bring your mobile phone, netbook or laptop and you can log on to our secure WIFI to connect to the Internet.


Our unique sea views are our best feature because many other villas will not have any views at all. We are very fortunate to be very close to the Mediterranean Sea and virtually every room in our villa has this lovely view.

The living-room and naya look out to the sea so most of your time in the villa you will be relaxing and looking out onto the Mediterranean.

The World Health Organisation has rated the climate here on the Costa Blanca as one of the healthiest in the world.

With around 320 days of sun throughout the year, our south facing villa has been positioned to ensure maximum ‘dawn to dusk’ sun on the pool and terrace.


Attractive kidney shaped large 10×5 private swimming pool with a large terrace.

At night you can switch on the pool lights and go for a midnight swim in private in the turquoise waters.

Uniquely we have a pool fence to prevent little children from accidentally drowning. We had this put it when we had our two little girls because you only have to get distracted just for a minute or two and then you suddenly panic over where they may have crawled off to. Pool fences are obligatory by law in France but not in Spain where they are almost unheard of despite all the swimming pools!


There are 8 sun loungers of which 4 have special shades to block the sun from your face, 2 large parasols to provide shade, large table for eating outside, 8 chairs and charcoal barbecue.


The shaded table and chairs is ideal for ‘al fresco’ dining and for relaxing and sipping cool drinks at the end of a perfect day.

This area is south facing so it gets the sun all day.

There are good sea views and views across the green hillside.

Why not even start the day on the terrace for breakfast?


There is secure parking on the drive at the front of the house for two cars.

When you shut the large entrance gates you can feel safe in the knowledge that your children are within the grounds and unable to ‘sneak out’.

There are just a handful of steps from the driveway down to the main level of the villa with a handrail for safety.

Children will love it here and you will be able to watch them from inside the naya which overlooks the pool.

They can also play besides the terrace in the patio which has the Cinderella castle.


The large grounds of over 1200m2 are well-fenced and very secure. The garden has been extensively landscaped for your privacy and enjoyment with a range of colourful Mediterranean flowering shrubs as well as a number of individual specimen plants and trees.

About Mark

We are a fun-loving family from England who love our home away from home. As we work very hard on our website business we wanted a place to escape to and relax.

This is just the perfect place, it is safe and quiet yet close to all the amenities and things to do and see that you could want in a holiday.

We love the quiet residential area which gives us privacy and a home to escape to yet we are still close to bars, restaurants, shops and beaches - but we can at least escape that if we choose to.

We love how safe the pool is for children due to our pool fence, we especially love the location with cooling breezes, beautiful green hillsides to look out upon - and of course - the amazing stunning views of the sparkling blue Mediterranean sea.

Why Mark chose Xàbia

The Costa Blanca area has so much to do and see that one holiday here is simply not enough, so we never get bored going back year after year.

The area of Javea has fantastic green scenery with majestic mountains in the background and a huge choice of wonderful sandy beaches and clear waters.

Although we are in an area with so much to do and see, we made sure we bought in a beautiful quiet spot so you can choose from the best of both worlds.

We fell in love with the villa the moment we saw it with the spectacular sea views from the pool area and lounge being the thing everyone comments on immediately.

As a family we liked that there are so many activities close by including five theme parks, yet we can always escape to our tranquil hideaway.

What makes this villa unique

Our unique advantage over most normal properties is the fantastic sea views, air con as well as the safety pool fence which very few villas have - ideal for your peace of mind.

Relaxing by the large pool you will see the spectacular Mediterranean coastline with the famous Calpe Rock visible from our villa.

The villa itself is set in a lovely quiet setting with large grounds, space and lush green surroundings.

You will feel 'away from it all' if you want to chill out but if you want things to do the nearest beach is just five minutes drive away and there are good restaurants you can walk to.

The main beach with all the shops, entertainment, restaurants and nightlife is just ten minutes drive away.

The villa itself is modern, clean, comfortable, welcoming and well-equipped for your dream holiday.

Javea is lovely with a port area as well as the historic old town area.

Gorgeous sea views

Lovely villa and much bigger than we expected. The kitchen was well equipped and the living areas large and comfortable. We loved walking to the Lounge bar for snacks and drinks. By far though was the views from the terraces. We had many a good bbq even though it was only March.

We had some strong breezes coming off the sea during our stay and were told it was an extra cold winter. We still managed to catch some rays. All in all a lovely relaxing holiday

Very nice property but needs some investment to bring it to be where it should be.

The property is very nicely situated outwith the town of Javea. My wife and I spent 3 weeks there from late January to mid February. The weather was lovely and warm (albeit not warm enough to use the pool!).

As advertised the property has 4 bedrooms, with the 4th bedroom (2 single beds) with ensuite shower in the basement of the villa. Access is external.

We did however encounter a couple of teething problems during our stay. Firstly the water pressure was poor. Now whether this was because of the building work being undertaken closeby, or because the water is so hard in the region the water pipes in the villa have become clogged through calcification I'm not sure. It did mean that we had to ensure that we had a shower one person at a time, and never with the washing machine or dish washer on at the same time. Given the age of the villa though although there will be a buildup of lime scaling, However I suspect the water pressure in the village is at fault as a number of villas in the vicinity had external water tanks presumably to cater for the inadequate water pressure. Secondly, the internet service was non existent. Mark, to his credit, arranged to change the supplier, but this was to take effect after our departure.

Despite the above, this did not detract from our pleasure in staying in the villa.

our holiday at the villa was great one of our best the grankids loved every moment they never wanted to get out of the pool . the pool was cleaned during our stay as promised big and spacious rooms we had the upstairs bedroom great views.we had one small problem we couldnt find the 4th bedroom doh we phoned the number given sorted all in all great place great value for moneywill return many thanks

Great location, lovely villa, outstanding views

Great location, 5 minutes walk from the Granadella shuttle bus with amazing sea views, especially from the balcony of the master bedroom. Our teenage daughter also loved the privacy of her own separate "flatlet" - particularly as it has the best wi-fi signal. Very well equipped kitchen, well maintained good sized swimming pool also with sea views. Before we came we were a little worried about the lack of air-con (which is made clear in the information pack) but we needn't have been. Despite 30+ heat every day combination of sea breeze and ceiling fans kept us cool. Special mention also to Tricia the manager in Javea - a gem, couldn't have beeen more helpful. Hope to come back some day

Great location, shame about the villa

In all honesty, we were all very disappointed with our holiday. After saving all year and spending a great deal of money, the villa did not nearly match up to the pictures on the website. The pool was wonderful and it really was the saving grace as the grounds were sadly neglected and had not been touched for many months, possibly years. The fact that my two granddaughters could even get to the playhouse because of the bushes and undergrowth, demonstrates just how bad it was.

The interior was simply, just neglected. None of use could hang anything in the wardrobes because of the awful musty smell and in the kitchen and dining room, everything had to be washed before use because of the smell in all the cupboards.

I received an electric shock from trying to switch on a washing machine (which had no start button on - it had been pushed in and left) and my son in law had to rehang the balcony door which had fallen off its hinges.

Tricia the housekeeper was very helpful and tried to help but obviously, many of these jobs were not down to her. The owners Mark and Katja, did kindly arrange for a new washing machine and new chairs (the vinyl was so damaged, everyone who sat on them was covered with bits of black vinyl) but this was during the second week of our holiday and should have been sorted well before this.

The villa advertises pool towels included - one of which we used as a floor mat due to the very large rip in the middle of it! A barbecue is listed as available - however, it was dirty and only suitable for two people. When I complained, I was told charcoal barbecues were not allowed in Javea due to a fire the previous year. Why then, is it still in the house and why do all the supermarkets sell charcoal barbecues? Why not replace with a gas barbecue?

One of the parasols was broken at the base and it flew out one day narrowly missing my 18 month old granddaughter.

To be fair, Mark and Katje responded immediately to everything but if a villa is advertised as it has been, I should not have to report on all these concerns - and I could quite easily include more issues, but enough is enough.

I am sorry that this has just become a list of moans, but really, if it wasn't for the pool and the view, I would have been tempted to look for a local hotel.

Mark says, he will sort out the issues in September - sorry, that's really not good enough. You sort out issues before renting, not after!

Owner's Response: It is important to point out that this guest immediately had a problem upon arrival when she found there was no air conditioning - which we have never had and obviously never advertised. Her very negative reaction to this error on her part immediately made me realise we were going to have issues for the rest of her stay. So this ‘review’ is no surprise whatsoever as it was entirely expected. Of course we want our guests to have the most fantastic holiday but some people cannot be pleased no matter what which is very sad. This guest was coming up with issues throughout her stay and we were trying to deal with them all as best we could. The new parasol was suddenly broken, a balcony door suddenly broken! None of these were issues before their stay. Our guests who have come afterwards have loved the villa and have had wonderful holidays so we urge future guests to take these comments with a large pinch of salt! Any issue which was valid we have of course rectified already (September 2017). We definitely do welcome feedback on how we can improve the villa and each year we reinvest back into the property which is our family home. As requested by this guest we replaced the chairs and bought a new washing machine, the gardens are being cut back this week as part of their regular maintenance, we will buy a gas BBQ for next season and we plan to install air conditioning in late 2017. We really did do everything we could for this guest and I did think at the time no matter what we did a negative review would be coming just because of the initial misunderstanding about the air conditioning which they took incredibly badly and from that point they tried to find faults everywhere even complaining about the weather. It really is a shame this guest let that affect the whole holiday and that they wanted to leave a financially-damaging review respite the fact that we did everything we could to try ensure they enjoyed themselves and that we dealt with every issue raised.

Stunning views with great pool in a lovely area

The villa has great sea views and the pool is lovely and spacious.

We found the villa very comfortable and clean with a well equipped kitchen..

It is also sited in a very quiet and relaxing spot.

It was only a short drive to many of the nearby beaches and even in high season it was fairly easy to find parking in the nearby Javea which had a wide range of restaurants.

The local area is very pretty with lovely views .

We especially enjoyed the local snorkeling trips.

We also found the owner to be very helpful and provided excellent information pre arrival with useful points and a very detailed and accurate guide to finding the villa..

Javea has three separate and totally unique areas - 'The Old Historic Town'; ‘The 'Arenal Beach' and 'The Port'.

Arenal is the beach area (10 mins. away) with numerous good restaurants and shops along the sea front of Javea. El Arenal is the main beach. This is a wide sandy beach with shallow waters and lots of facilities such as volleyball, windsurfing and beach bars.

Famous Granadella beach is only 5 minutes away and great for snorkeling as is Porticholl beach (5 mins).


The easiest way to get to Javea is by direct flight to Alicante and there are many charter and scheduled airlines. From here, we recommend hiring a car, which can be arranged prior to travel and then driving to Javea. The journey takes just over an hour and is very straightforward, mostly all motorway.

It is also possible to fly to Valencia which is about an hour and a half away. Or a third option is Murcia airport to the south of Alicante.

There are many places of interest to see on day excursions. Apart from the other coastal resorts of Moraira, Calpe, Denia, Altea, Benidorm, Villajoyosa and Alicante there is also the spectacular scenery to see inland including the Jalon Valley and wonderful mountain-top fortress of Guadalest.

There are many amenities within walking distance including 2/3 supermarkets, 5/6 restaurants, 6 bars and tennis courts. In 10 minutes you are in the beach area of Javea with plenty of major supermarkets, banks (including Barclays), shops, restaurants and bars. Javea is just a great family destination and people come here year after year: sandy beaches, great restaurants and bars, authentic Spanish culture, a lovely old town, a bustling port, snorkeling are just some of the attractions.

Bathed by the Mediterranean sea and sheltered from the continental winds by Mount Montgo, it is no wonder that the World Health Organization selected Javea as having a near-perfect climate.

The Arenal has a beautiful sandy half-moon bay with a gentle slope to the sea and has the blue flag standard for cleanliness. Monitored by the Red Cross Beach Patrol the beach is ideal for all ages. Behind the beach is a pedestrianised promenade lined with bars and restaurants offering everything from live bands to traditional restaurants. There is a small fair for the children in the summer months with rides, trampoline and go-karts. The promenade is a great place for a stroll in the evening.

Nearby the fishing port has a large marina, intimate cobbled streets, a brightly lit promenade of restaurants and bars and clean pebbled beaches.

For families, there are 5 theme parks in Benidorm which is only 45 minutes drive away. There is Aqualandia waterpark. Mundomar where one can see dolphins, seals and other marine animals. Terra Mitica with rides is Spain's answer to Disneyworld. Terra Natura is a zoo. Aqua Natura is a waterpark.

Refundable Damage Deposit £250
Cleaning Before & After £95

Direct Booking Notes:
Deposit of £250 to hold your booking. We then turn away all new enquiries and block off our availability calendars, for this reason the initial holding deposit is non-refundable should you subsequently cancel your booking. 6-8 weeks before departure you would make the full payment for the villa.

Changeover Day:
Flexible changeover day except in peak times such as May, June, July, August and September when we only accept Saturday to Saturday bookings.

Notes on prices:
Prices are for the property per week in UK Pounds.

In addition to the weekly price there is a cleaning fee of £95. Villa will be cleaned for your arrival and when you depart. Bed linen provided. 1 hand towel, 1 bath towel & 1 pool towel per person. Beds & towels changed midstay if you book for 2 weeks. For longer let bookings of 2 weeks or more, we don't come in every week to do the changeover as this would make the price uneconomical to you but we do have a washing machine so you can use this at your convenience.

Additional charge for gas (pay for what you use) in winter months of Nov, Dec, Jan, Feb , Mar & Apr.

Air-con is included in the price except for mid-September to end of May when it is simply not needed (but is available as an optional extra).

Owner's Cancellation Policy

  • 100% refund for cancellations more than 60 days before check-in date.
  • Service Fee fully refunded on cancellations that qualify for 100% refund.
