Steps lead up to a pretty entrance verandah and leading off this is a balcony, which has a barbeque, patio table, chairs and parasol, perfect for eating outside. The house comprises of:
Downstairs: Entrance verandah and cupboard with automatic washing machine.
Dining/kitchen and sitting room. Well equipped with gas cooker, microwave and fridge. There is a TV with DVD player. Open plan staircase with handrail leads to the upstairs bedroom.
Shower room with washbasin, toilet and shower compartment.
Upstairs a comfortable and bright double bedroom with double bed.
There are a 2 tastefully converted barns and 1 small compact detached cottage, with balcony, on this site. Each property is well equipped and has Sky TV and a DVD player. Unlimited, free Wi-Fi internet is available in each property. The houses are set in over an acre of secluded gardens with a superb 12m x 6m swimming pool, which has lighting, Roman steps and a solar heated shower. Our pool is now enclosed in compliance with the new pool safety regulations. There is a children's play area with swings, covered games area with table tennis, and there is a selection of bicycles for guests to use. Each house has its own patio area with garden furniture and barbecue. There is a beautiful nature reserve nearby, which offers boating, fishing and nature trails. Although the setting is rural with stunning views, there are plenty of supermarkets, restaurants and things to do and see nearby. Come and have a relaxing holiday!
Booking Notes:
For all bookings a 25% non-refundable deposit is required at time of booking, balance to be paid 60 days prior to arrival. In addition a £150 breakages / cleaning deposit, per self catering property, returnable within 1 month of departure is required with final payment. Please note smoking is not allowed in the properties (ash trays are provided for outside use). Pets accepted, by arrangement at no charge. There is free, unlimited Wifi Internet in each property and around the garden.
Changeover Day:
Bookings for Les Mirabelles, La Petite Mirabelle and La Petite Maison run Saturday 4.00pm to Saturday 10.00am in season. Bookings for Vos Farmhouse run Sunday 4.00pm to Sunday 10.00am in season. Other changeover days may be considered if in low season.

Prices are for each property per week in UK Pounds. Payment in other currencies can be accepted by arrangement. All prices include bed linen, gas and electricity. Please note, if required, bath towels and hand towels can be provided at a nominal charge.
The house is ideal for 2 people who want to see a bit of France. It's in a great location with plenty of little villages and towns locally to explore. The pool area is great with a good size pool and perfectly situated to get the Sun all day long. The house has everything you need with a great patio area which again is perfectly located to get the sun. Anna and Ali were perfect hosts and clearly invest a lot of time in making sure everything is right. Highly recommended this property.
This gite was in a perfect position to explore the stunning surrounding area. Lovely little house (La Petite Maison), with everything we needed to self cater with ease. Lovely couple, who made us feel very welcome. I would recommend this to anyone wanting to get away from it all in a picturesque environment.
Lovely, peaceful location. We had a great week there. Anna and Ali were friendly and helpful hosts. La Petite Maison was clean, comfortable and well equipped and the provisions provided were very welcome. The pool was well maintained and warm. We enjoyed sitting out on the verandah, looking over the sunflower fields by day and chilling out at night. We would highly recommend holidaying here. Many interesting places to visit. Beautiful original spotlessly clean French gite. Top class service and hospitality from owners, nothing was ever a problem. fabulous pool with large sunbathing area and beautifully maintained garden area with a choice of fresh fruit to eat. this is a little paradise in the middle of sunflower and wheat fields, cant wait to go back. central base for exploring the local area, however own transport is essential. thanks Anna and Ali for a wonderful holiday

Coast/Beach:
At Arcachon on the coast, about 2 hours away, is the Dune du Pyla, the highest sand dune in Europe.
The beach at Royan is approximately 80 minutes drive.
There is a beautiful man made beach at Aubeterre (about 15 minutes drive), suitable for swimming and there is also canoeing and horse riding.
There is a large lake with beaches at La Jemaye (about 30 minutes drive) which has many attractions, (including pedalos) and restaurants as well as being suitable for swimming.
Travel:
It is approx 80 mins drive from Bordeaux airport, 60 mins drive from Bergerac airport, 2 hrs from Poitiers airport and 2 hrs from Limoges airport (car hire at the airports can be arranged at time of booking your flights). 7 hrs drive from the port of St. Malo. Angoulême is 40mins drive and the TGV (high speed) train from Paris (also departs from Terminal 2, Charles de Gaulle Airport) takes around 3 hrs to Angoulême station (car hire opposite).
Distances:
This property is ideally located close to a rural hamlet in the vicinity of the towns of Verteillac, Ribérac, Villebois Lavalette and Mareuil. It offers a very peaceful holiday and yet has easy access to local amenities. At St. Paul Lizonne (10 mins drive) there is a Mini Golf (18holes). Indoor swimming, cinemas, go-karting and 10 pin bowling at Angouleme, 35 mins drive. Further afield is Futuroscope, situated near Poitiers, 2 hours drive. Also, 2 hrs drive, is Limoges, famous for its porcelain.

There is something to suit everybody's interest in the Dordogne, e.g. close by is the renowned nature reserve of Les Tourbières Site de Vendoire with its nature museum and restaurant. Here you can take leisurely country walks, hire boats or fish. Golf, tennis, horse-riding, canoeing, 10-pin bowling, go-karting and mountain-biking are all within easy reach. Details of various walks and cycle runs in the area can be found in the property. There are numerous splendid restaurants in the vicinity. A good variety of shops, supermarkets and banks are all within easy reach at nearby Verteillac, Ribérac, Aubeterre, St. Severin, Villebois Lavalette and Mareuil. Even the small, tranquil village of Champagne et Fontaine, just a few minutes drive, boasts an excellent small self-service grocer's shop, boulangerie, post office and pub/tabac. Here you can sit outside in the pretty, little square, sample a glass of the local Charente speciality Pineau and absorb the friendly atmosphere. Those who enjoy the bustling French markets will find plenty to choose from, with the renowned Friday market at Riberac being one not to be missed! Also, there are many fêtes, night markets & festivals going on throughout the summer.
The capital of the Dordogne, which is still referred to by the locals by its original name of Périgord, is Perigueux. This, the historical towns of Aubeterre, Nontron, Brantôme and the Charente town of Angoulême are all well worth a visit. There are 1001 châteaux in the Périgord, as well as caves with prehistoric paintings to be visited. Périgordian cuisine is world-renowned for its 'foie gras', truffles and confit de canard.
There are many interesting historical and archaeological sights to see and this property is a perfectly situated base to explore from. Or you can simply relax round the pool with a glass or 2 of the local vin rouge! In any case you will have an enjoyable holiday here in France where you are assured of a warm Scottish welcome from the owners.
