The STUDIO is an intimate and private apartment for 2, attached to the larger LA LUNETTA at the south end, with a normally sealed interconnecting door (opened if the 2 apartments are booked together for a larger group). Two French windows to private terrace and parking.

The bedroom with an ensuite bathroom is separated from the living area through a squared arch. Decorative wall pieces and lighting throughout. STUDIO is deceptively spacious with massive beams and soaring ceiling.

About the property

La Lunetta, restored barn

Converted from an old barn into two apartments - the main house LA LUNETTA, sleeps 4/6, and attached STUDIO, sleeps 2 (see separate entry), with possibility of interconnecting the two for an extended family group. The conversion has retained the original character with arched openings, huge beams and revealed stonework, and is simply but elegantly furnished with all modern equipment. Overlooking a timeless Umbrian landscape of rolling wooded hills, gentle valleys, sheep pastures, distant prospects, with just the occasional tinkle of a sheep bell or the glimpse of a strolling monk to disturb your siesta. Only 15 minutes from lively town of Umbertide, with all daily needs, weekly market (with English 2nd-hand charity bookshop), restaurants and banks.

The 2 apartments share the pool, also with the English owners (who rarely go in the water) who live in the large farmhouse close by.

LA LUNETTA has a twin bedroom downstairs with adjoining bathroom; and double bedroom upstairs with en suite bathroom, accessed by internal spiral staircase and external stairs, with wonderful views. Airy well-equipped kitchen/dining room, and through an arch the sitting room with large flat-screen TV, comfortable seating, bookshelves, large collection of DVDs, and wide views from both rooms onto own terrace and the beautiful rural setting of pasture, woodland and hills.

The STUDIO apartment (sleeps 2, see separate details) is connected internally by normally sealed door from La Lunetta twin bedroom. Private terrace, wide rural views to east and south, with loungers, dining table and chairs, umbrellas and BBQ.

The pool (12x6metres) with diving board, is across the entrance drive, and has a large paved terrace south and west facing, shared occasionally with the farmhouse owners. Potted flowering and topiary plants, reclining chairs and umbrellas, ample space. Terrace and pool are in a commanding position, on a knoll, with sun all day long.

Access from the road is up 600 metre earth track, well-maintained.

Nearby (8 mins) is Antognolla Gold Course, Robert Trent Jones designed, club house facilities, overlooked by spectacular castle.

About Jill Essery

Managers Aubrey & Jill Essery semi-retired to their old farmhouse opposite La Lunetta in 1997, and subsequently in 2002 oversaw the restoration of La Lunetta for their close friends from Darwin Australia.

Why Jill Essery chose Umbertide

We fell in love with this part of Umbria on holiday several years earlier and found our own farmhouse ruin to convert. Our Australian friends visited for Christmas, and they too fell in love with the area. So they bought their own ruin, the barn right opposite us, and we helped them to plan the restoration, keeping as much as possible of the original character.

What makes this barn unique

The setting is quite beautiful, easy of access to local town amenities just 12 kilometres away, but with peaceful, changing rural views all around.

Booking Notes:
Booking confirmed on receipt of deposit of 50% of total rental payable by bank transfer in £sterling. Remaining 50% of rental payable on arrival, in Euro cash (currency exchange rate on arrival) , plus returnable damage deposit of 250 Euro. In case of cancellation, deposit will be refunded, less 10% administration charge, if notice received 8 weeks or more prior to start of holiday. If notice received less than 8 weeks, no refund will be made.

Changeover Day:
Friday/Saturday during main season, at other times it may be flexible. Arrival not before 4pm, departure no later than 10am.

Firewood free. No pets. Please note that Jill and Aubrey, your hosts and managers living in the farmhouse close by, have their own dog and cat (friendly but shy). Each apartment has its own separate terrace. The communal pool, underwater-lit at night by request, is south and west facing, an ideal place for relaxing all day long. Well equipped with loungers, tables and umbrellas, flowering patio tubs and topiary. The whole complex including terrace and pool is in a commanding position on a sunlit knoll. All-round views, with surrounding sheep pastures, distant ruins, old olive trees and forest. Access from the main valley road is up a 600-metre well-maintained earth track.
