Set in a pretty grounds, our white stone villa offers two 2 bedroom ground floor apartments with a lovely hillside location overlooking olive groves, vineyards and fields of sunflowers towards Lake Chiusi glistening in the distance. To the front there are views over countryside towards Montepulciano and Cortona.
The two 2 bedroom, ground floor apartments are very comfortably furnished each with large private terraces, one with views overlooking our olive grove and delightful countryside towards Gioiella and Lake Chiusi, the other overlooking our pool and garden with the same views to Lake Chiusi. Each apartment is comfortably furnished and well equipped and there is free WiFi, Sky TV showing many english language programmes and DVD's. The apartments are cool and airy in the summer and enjoy central heating and fires for cosy winter occupation.
Relax in our pretty garden partly shaded by Umbrella Pines, soak up the sun around the pool or cool off in our pool (3.5m x 8.5m). Enjoy alfresco dining on your terrace or under our poolside Pergola . Our garden is divided into three areas - a formal Italian style area full of lavender to the front , a play area with swings, slide and a see-saw for younger guests and our pool area and lounging terrace below, all with stunning views over the countryside..
Extra beds and a cot, highchair and baby bath are also available. Friendly pets are welcome.

Cool, airy N.W. facing apartment with comfortable living area comprising living room with attractive wood burning fireplace, sofa (double sprung sofa bed), 2 leather recliner chairs, coffee table, dining table and 6 chairs; TV, dvd, internet access. Fitted country style kitchen with oven, gas hob, fridge, dishwasher, toaster, kettle, moka coffee pot, juicer and 6 place setting cutlery, crockery and glassware (more can be provided); scales and stainless steel pans. French doors lead to large terrace with countryside views, equipped with bar-b-que, table & chairs, sun lounger. The double bedroom has french doors to a long balcony (sunny for much of the day) with views over countryside to lake Chiusi. The second bedroom is furnished with twin beds and adjacent to both is the bathroom with shower, toilet, washbasin and bidet.

Hi I'm Jan, I love living here and I particularly enjoy sharing my local knowledge and ideas on where to go and experiences with my guests - especially the local Festas and live music that makes summer here so special. My dream of working for myself and setting up a holiday business has become a reality with two ground floor apartments and lovely swimming pool. I have my own olive grove and my oil is available for sale. I live upstairs with two friendly dogs -Penny a pale golden Labrador who just loves people and Luna a sweet natured Labrador/Collie cross, I also have four friendly well behaved cats. Latest additions to the family are six chickens so there there are often fresh eggs for sale too.

We (2 adults and 2 under 12 year olds) had an amazing time at Casa Julian: the house was ideally located for explorations to the big tourist draws of Siena, Florence and the many stunning hill top towns that dot the Umbrian and Tuscan landscape as well as Castiglione del largo. Added to this, the wonderful Jan was a font of knowledge, wisdom and very handy practical tips which really added to the holiday, and our night at the local village fiesta, complete with trumpet playing Peter Andre lookalike, will remain with us for a long, long time. Thank you Jan! I could go on and on praising Jan, the apartment and that part of Umbria, but perhaps it is easier to summarise just what an amazing place Casa Julian is by stating that my 9 year old cried both the night before we left, and on the morning we left (to go on to Rome for a few nights) because he had completely fallen in love with Casa Julian and the Castiglione del Lago / Lake Trasimeno area and didn't wish to go. We will definitely be heading back to Casa Julian as we've left a little bit of our soul there!

Wished we'd stayed longer
The property was as described and had everything that made our holiday a memorable one: ideal location only 10 minutes drive from Castiglione del Lago and shops; quietly situated in the countryside with , amazing views on rolling hills, vineyards, fields, lake, olive grove; everyday breakfast on the balcony with above views; a swimming pool enjoyable at all times and our lifeline with around 30s Celsius; easy travelling distance for day trips to places of interest; beautiful towns like Orvieto, Todi, Montepulciano, Assisi, Castiglione del Lago; amazing local wines, honey and Jan's own olive oil; Italian cuisine and fresh produce. We slept, read, swam, lazed, sunbathed, visited beautiful and atmospheric places, sampled good food and wines. Now Jan is an excellent hostess, at the same time discreet and a minefield of hands-on information. On top of reading the guides, we took her advice on where to visit, eat and shop, and how to travel to some places. She took us to local wine makers, and my goodness you've got to sample those wines.
The property was clean and well maintained. We stayed there with our 20-year old son for two weeks and we all wished we'd stayed a third one. We'll be back.
Perfect family home from home
We stayed in the Girasole apartment for a little over 2 weeks with our 4 children and our little dog. The accommodation was perfect for us. It was very clean and tidy. Beds were comfortable and bathroom and shower were clean to a good standard.The kitchen was quite new and very clean with a dishwasher. We had 2 balconies. So we had sun first thing on one and then most of the afternoon on the other. Very spacious lounge area/diner with Satellite tv .There were also English channels which was great for us anyway. Jan was a wonderful host. We were helped from the minute we arrived. Luna and Penny the 2 Labradors were introduced to us. They are lovely dogs and only bark when someone turns up at the locked front gates. Which I think is a good thing. We didn't see much of the cats,they just kept themselves to themselves really. Bruno and Scraggs , the 2 chickens were great fun. The kids loved to interact and feed them everyday and we had the best eggs and a very cheap price. The pool was kept well maintained and the grounds were child and pet safe. Now back to the wonderful host Jan. What a great help. Told us exactly where to shop which is great for a large family. There are 5 great little supermarkets a short drive away in Vitellino and a bit further in and around Castiglione del lago. Lake Trasimeno is in this same area. With great places for food and drink. Jan was also a great help when we had to get our pet passport sorted out. We had to firstly go to the vets for the tablets and stamp needed. Then on to the local council animal welfare office to get another stamp. Jan took us to both and fully conversed for us. Without her doing this I don't think we would have managed. She also took us to a local winery where we met her close friends and owners Roberto and his wonderful wife Nereide. We had a lovely afternoon with them. We met a lovely family in the next apartment and the kids got on great. We were then all invited by Jan of course to the local Festa in neighbouring Porto. What a great night. Great food and drink. And the kids had a ball. We took a drive to Pisa which was easy and also to Assisi which was a bit closer. On the sad last night both families and our great host went out for a meal at Lake Trasimeno,again wonderful. Then after that we managed to stop for late night ice cream in the award winning Cafe Alise which is right next to the train station. All in all. This was a great place to stay for us and we are going back

Four good weeks
Girasole apartment was, we thought, a good choice, with two very good terraces facing at 90º to each other so that we had a choice of where to eat; the view from the back was especially lovely. The bird life was good - important for us! - and we were entertained every day by the delightful chickens, who also provided the best eggs we can remember eating. On cool evenings we felt we needed a fire, and the fireplace in the flat was very good, at a sensible level, with generous supplies of logs. Jan Julian, the owner, was very helpful and attentive and was quick to respond to any queries. She was particularly helpful when I had to spend a few days in the local hospital - which was excellent. The swimming pool is well maintained and the garden is, too. Locally, Lago Trasimeno provides very good ferries to the islands. Polvese is a well run nature reserve with a charming restaurant and Maggiore is beautiful. In nearby Panicale the Gallo cafe is excellent and provided the best pasta lunches we can remember eating! Castiglione del Lago is a lovely little town - we've liked it for years - and the Rocca makes a delightful visit, with 360º of beautiful views from the walls. We did not try Jan's wine tours as we are so familiar with the area, but we heard excellent reports of them. All in all, we had a good four weeks!
Jan's house is lovely. The apartment and facilities were just as described. The apartment was spacious and clean and everything we needed. We spent a lot of time in the pool which was very well maintained. The views are incredible! No picture does it justice. A quiet retreat but only a short drive to nearest town.
Jan was a wonderful hostess and gave us lots of tips of places to go including a lovely patisserie where we had a birthday meal.

Couldn't agree with the previous reviewer (Adrian) more! I could easily copy and paste his review into ours and use his! This was our first time in Italy (me, wife and 2 kids - 11 and 13) and the apartment was just what we wanted, in the perfect location. We like the peace and quiet of rural locations, but within easy reach of the local villages and towns. The apartment itself was great with almost everything that we needed, the pool was just right and the views all around were fantastic. Jan is a brilliant host and with lots of helpful tips and advice. The dogs and cats are very friendly too. It's ideally placed for the major sights. We drove to Florence and Pisa and back comfortably in one day. We took a train for our overnight trip into Rome which was comfortable and well priced. Food and drink is generally good value and very nice. The local vineyard (Madrevite) is definitely the place to go for your wine. We had a very relaxing holiday here (3 weeks) and the kids also loved it too. We highly recommend Casa Julian and we will definitely be going back.
Had a fantastic time
We were looking for an apartment that was in the countryside, but close enough to local towns - this place hit the spot. Stunning outlook from all directions across the rolling hills. The apartment itself was wonderful - comfy bed; kitchen had everything we needed as we always go to the local shops / markets and cook. It was great to be able to buy eggs from Jan layed by her own hens, plus wine from the local vineyard at only 2 euros a litre, and my goodness it tasted great; a swimming pool with the ultimate view across the countryside. We loved having Jan's dogs and cats meet and greet us every day. Jan was only too happy to help with anything we needed - a perfect hostess. The restaurants in the nearly towns are all in all wonderful - great tasting food and not expensive; indeed we find it cheaper than the UK; ask the locals they know where the best restaurants are, talking of which we found the local people extremely friendly and helpful. How about this for service - I asked Jan for some wine, but she had run out, but took me to the vineyard that morning in her car so I could purchase some wine, and also got a personal tour of the winery by the owner! If we go back to this part of Italy we shall surely be booking into Jan's apartment.

“I first came to Trasimeno Lake 18 years ago on honeymoon and we fell in love with its unspoilt beauty and kept coming back. Later we decided to come here to live. When we first saw the house it took our breath away - the view was so enchanting and we just loved the style of the house. Upstairs was completed but downstairs was a shell - perfect for our plans to construct two holiday apartments. Our position is ideal too, a peaceful hillside location half way between two villages, easy to find and within comfortable travelling distance of all Umbrian and Tuscan places of interest - and of course beautiful Lago Trasimeno (in fact we are close to three lakes). Despite being in the countryside the autostrada and mainline train station are only 20 mins away making it an ideal location for holidays.”

Travel: By road: Perugia airport is approx. 1 hr. Firenze is 1.25 . Pisa and Rome approximately 2.5 hours and Bologna approximately 3 hours. By rail: Most airports are served by railway connections to Chiusi & Castiglione stations (8 km & 10 km from us). Trains from Pisa and Bologna may require a change at Florence. Car hire is recommended. Either from the airport or at Chiusi. It is generally cheaper to organise car hire from outside of Italy.

Bookings can be made over the Internet. There is a booking deposit of 25% to be paid within one month of the booking with the balance to be paid 30 days prior to start of holiday. Bookings can be made via Paypal, Bankers draft or by cheque accompanied by a cheque guarentee card. A copy of our Booking form and Conditions will be sent with each booking request.
We try to accommodate flexible arrival/departure arrangements wherever possible but would prefer guests to depart by 11am and not arrive before 16.00. We are happy to store baggage if guests wish to remain on the property once they have vacated apartments

Prices include Linen and towels and a final clean. Weekend & mini breaks available low season. 25% reduction for lets of 1 month. Longer lets further discounted. Winter bookings-central heating is charged separately but water, logs & gas are included in price. Cot, high chair & baby bath available. “I live upstairs so am on hand to offer help and local knowledge if required, which can help make for a trouble free holiday, especially for people visiting italy or this region for the first time. I am happy to take guests to Festas or suggest hidden delights from tucked away restaurants, local vineyards to hot natural springs. Both my apartments are equipped to a good standard with games, books, DVDs and videos, sky TV and WiFi internet access (particularly popular with older children!). My pets are very friendly and I find children love seeing them and feeding the chickens The two apartments are also available for joint renting at a discounted rate which means families and friends can holiday together yet still enjoy their own space. There are plenty of walking & cycling routes around and horse riding locally. We are very central for visiting all the Tuscan & Umbrian places of interest, Florence & Rome are a reasonable train ride away and the Tuscan & Adriatic coasts are accessible by car. In short we hope to provide something for everyone”

- Notes on accommodation: The apartments are both accessed from an independent entrance through a shared lobby where there are a selection of games, books and DVDs plus a washing machine for guests' use. Car hire recommended. I live upstairs with two dogs and four cats and there are six chickens to provide eggs. I am on hand to help and am happy to offer advice for getting the best out of your holiday. Outside: We are in a rural location approximately 2kms from the nearest villages and nearest restaurant with local wonderful walks and cycle rides. Lake Trasimeno with its water based activities and Lakeside amenities is 15 mins. drive away and we are centrally placed for exploring a wide variety of activities and places of interest throughout Umbria & Tuscany. Rome & Florence are both easily reached by car or train.
