Heavenly Villa with pool, wi-fi, TV, new tennis court near Todi

A 2-story house located in a small gated community (a "borgo") of 12 houses which was developed in 2007. There are 3 proper bedrooms in this cottage. The top floor has 2 Queen bedrooms with large wardrobes with hanging space and drawers , and 1 recently modernized bathroom with shower. One bedroom has a large terrace and the other has a balcony. Downstairs: 1 bedroom with queen bed (all beds are 164 cm wide x 190 cm long) with double doors to the patio/pergola; den has TV and sofa; kitchen, dining area, den, glass-enclosed living room with sliding glass doors; bathroom with shower. Outside, there is a large covered terrace with table and chairs plus comfortable furniture to enjoy the views, read a book, listen to music. There are screens on all doors and windows. House has a private garden that is enormous! Behind the private garden is a beautiful and large shared pool... There are 11 acres of shared grounds (which also includes a new tennis court) in addition to the private garden.

The borgo (hamlet) was developed in 2007 and the homes were refurbished/built to a very high standard, creating a very harmonious environment.

Perfect house in perfect location
The house is comfortable and very well kitted out. It is located in a perfect borgo with shared pool and tennis court and great views . There is comfortable seating in the shade, as well as an air conditioned area. The owner is super responsive and very helpful.

A lovely villa and pool with stunning views of the Umbrian countryside
A wonderful relaxing week's holiday this first week in August in a villa that had all that we were seeking and more. The weather was amazing - hot with blue skies interspersed every now and again with a brief thunderstorm to cool things down. The villa itself had a lovely ambience and was well furnished with washing machine, dishwasher, fridge, etc, fans in the bedrooms and aircon in the garden room area. The covered outside patio was a lovely area to sit at surrounded by a beautiful well maintained garden with BBQ and table and chairs for al fresco lunches or suppers. The pool area was only 20m or so from the house, well provided with sun umbrellas and recliners. The pool was large with stunning views across to the surrounding hills, and although shared, most of the time it was only with 2 or 3 people or no one else at all. The tennis court was an added bonus and a game or two in the late afternoon was a nice way to round the day off (rackets and balls were provided). We visited nearby Todi which was your typical ancient Umbrian town perched on top of a hill - only 15 to 20 minutes drive from the villa. Best to park at the bottom and use the free funicular up to the old town and palazzo. Lovely character, and stunning views across the surrounding countryside. Numerous restaurants and bistros either in the town or in the surrounding villages - good food and wine as one would expect. We flew into Rome Fiumicino airport - it takes 2.5 to 3 hours to get to Asproli depending on traffic and roadworks encountered along the way. All in all a holiday to remember much enjoyed by the family and would whole heartedly recommend this villa as a place to stay.

Lovely and comfortable villa in unspoiled Umbria
We very much enjoyed our stay at the villa near Todi. The house was comfortable and spacious enough for a family of four and the shared pool was great and never too busy to enjoy. The garden consisted of a large lawn and a beautiful flower border - privacy could have been a bit better had the separating hedge to the neighbours been fuller. The house is part of little tidy hamlet (Borgo) conveniently close to Todi (20 min drive) and we enjoyed the suggested places to eat nearby; in particular the pizza's at Rosa dei Venti in Fiore, which has a fantastic terrace to enjoy a meal and the sunset.

Idyllic!
The location and property itself were everything we had hoped for. The owner has thought of everything so the villa is excellently equipped and spotlessly maintained and clean. The area is stunning, peaceful and quiet. The pool area, too, was very clean and not over-crowded. We all had a wonderful stay and wouldn't hesitate to recommend the property, area and all concerned. The owner was more than helpful and responded to any questions with promptness and complete efficiency. We would love to return!

We purchased this house fulfilling a 30-year dream of owning a house in Italy. We have travelled to Italy a lot as a family and always rented houses. Happily, we are moving toward retirement years and see this as a wonderful place to spend some months at a time -- it puts us closer to friends and family who live outside the US -- affording us the opportunity to host them in our home.

Why they chose this property

Because this property is in a gated community of only 12 houses, it is so very peaceful and looked after. There is a caretaker for all the properties who lives there and makes ownership so easy for us. No owners live full-time in this borgo (hamlet) and it is, therefore, peaceful and quiet. The house is located on a gorgeous hill with sweeping views and one heck of a garden. I take no credit for its beauty as the previous owner created this garden with olive trees (one of which is 350 years old), pomegranate trees and other ornamental and useful shrubs. The views from the balcony and the terrace are breathtaking.

What makes this property unique

I love the placement of the house within the borgo. It is safe and secure, being in a gated community. It is easy to drive to anywhere you want-- a short drive to many places. It is centrally located -- Rome 2 hours away and cities in Tuscany also not far and easily done in day trips. Todi -- a fabulous little city with cafes, bars, restaurants and amazing views is a 15 minute drive, Perugia and Orveito are both 45 minutes. What I love most is that the house is centrally located, making so many places easily accessible.
