Five bedroom villa with large garden and panoramic sea views accomodating 12/13

Contemporary designed and furnished elevated level with panoramic views of the Mediterranean and mountains. This top quality spacious and stylish villa is situated in a prime location and has pride of place in this small luxury development. A delightfully laid out garden with a private heated pool at extra cost if required and purpose built barbecue make for a truly relaxing holiday for friends and family. The child friendly sandy Blue Flag Pervolia beach is accessed via a walkway at the end of the garden and steps down to sea level.

The Villa is ideally located being only a 10 minute drive from Larnaca Airport and a 5 minute drive away from Pervolia, an idyllic typical Cypriot village. which has developed into a small tourist attraction without giving up its unique character. Banks, shops and supermarkets are available in Pervolia so we therefore advise that access to a car would be beneficial. Only a 3 minute walk away is a restaurant overlooking the sea, ideal for both lunches and romantic dinners.

The location of the villa is ideal being only a short drive from Larnaca airport and the Cypriot Village of Pervolia.

However there is now a new restaurant within a 3 minute walk from the Limonia Villa. It is ideal for lunches and also for romantic evening dinners on the terrace overlooking the sea.

A new boutique hotel is also situated within 3 minutes walk of the villa and located within a 10 minute drive away is MacKenzie beach - a golden sandy beach - ideal for children and within very easy reach of restaurants, during the day, and transformed at night to a rapidly expanding glamorous clubbing area to rival Agia Napa.

From here new pedestrian and bicycle lanes will take you to the very heart of Larnaca's Finikoudes and Castle.

It never fails to amaze us.

We are always sorry to leave and long to be back.

Every season has its charm.

We now have a new promenade which is the' talk of the town'.

The immediate area is continually being improved.

High season June/July/ August with its beach bars and festive family atmosphere. Hot sun, warm healthy sea bathing.

Autumn Sept/Oct with its fruits and balmy weather a plenty. Sea still warm from the heat of the summer

Winter Nov/Dec/Jan with still plenty of sun and pure crystal clear atmosphere and refreshingly cool sea bathing.

Spring Feb/March/April/May Getting progressively warmer 20C to 29C and greener with heavenly aromas of flower blossom and new growth.

Spacious, clean, excellent provision and great value for money.

Great position and facilities for a quiet week in the sun. We shared our holiday as a group of 2 families and there was ample space for us all to relax and spread out. Pool is fantastic and worth having it heated for early morning and evening swimming. We almost exclusively self catered and found everything we needed to cater for a big party. Such a relaxing place to stay.

What a wonderful place to stay...again!

This is our second stay at Limonia, and I can't say anything bad about the place. 10 minutes drive from the airport, easy to find. We spent 2 weeks relaxing by the pool, beach and BBQ. There are 2 decent restaurants within walking distance if you don't feel like cooking and some great ones a little further away (10 min drive) at Mackenzie beach. The house itself is spacious and beautiful, it has all he things you would expect; good internet, dishwasher, washing machine, large fridge freezer, tv, stereo however you won't spend that much time inside. The lure of the pool and beach is too strong and will keep you outside all day. If you are after a quiet, and relaxing holiday I can't recommend this house enough. We will be back.

lovely relaxing break

The villa was spacious and comfortable, in a very quiet area. Lovely outside space with plenty of space for outside dining and BBQ. Sleeps 10 comfortably, the other two are just kids bunk beds in one of the bedrooms. There were only 10 of us, so wasn't a problem. Well kitted out kitchen, had iron, washing line, washing machine which was useful. Pool had a lot of tiles missing but apparently is being redone later this year. Table tennis table was a danger, about to collapse, so would recommend this is replaced.

Directions to get to villa excellent but failed to tell us where the key box was. Had to phone for help once after electrics cut out but easily resolved when knew where main trip was.

We had lots of nice relaxing days around the pool and BBQ's in the evening.

Quite close to the airport but didn't really notice the planes. However Mckenzie beach is next to runway.

Faros beach is the local beach and was a few yards from the villa down some steps. More than adequate. Shallow waters. Promonade is in the process of being built at back of villa, but apparently been in progress for 18mths.

One draw back was there was nowhere to walk to. Nearest town Pervolia was very quiet, we travelled to Larnaca most days which was about 20mins drive from villa. Mckenzie Beach Larnaca was very nice and had no problem getting sun beds. Recommend Panos and Hobo restaurants in Larnaca. Visited Nissi beach - worth a visit - busy but white sand. Fig Tree Bay Protaras also nice but busy (both about 40mins drive). Water Park near Ayia Napa was good fun.

Found getting provisions a little difficult. Lots of small local shops but never seemed to be able to get everything in one shop.

Would recommend a sat nav for going into the bigger towns like Larnaca. Can be a bit daunting until you get your bearings. Head for the Mariner for the restaurants, there is free parking by the police station/bus station.

We all had a lovely holiday and are definitely thinking about getting another villa next year.

I would recommend a holiday in this villa.

The owners and managers were happy to answer questions and assist wherever needed.

it is wonderfull villa to stay in. 2 min to the empty beach for all your own.yes, you must use steps down but it worse it as it is sounds as private. very nice and peacefull. i love it. local village people is also very friendly and helpfull. close to larnaca and ayia napa nissi beach not far away. better hire car if you about to stay in the villa. i have had my head going round from veges fruits as they are so tasty and no chance to get anything like it in the UK , melon smells like a honey...mmmm food is a different topic . villa is great. people who take care of it is absolutely great and helpfull and do everything within few hours if you need then on the go. thank you very much to them, steve and another steve. awww ant that marble floor.... and that upstairs master bedroom with sea view....also i must say about windows. safe. no moscitos. famaly with children should be more than greatfull. as i been worry about windows, to leave my 3 years old to sleep on his own in the bedroom unattended while we adults stay outside in the garden. but all windows is ver safe and no one will get through it. so any kid will be very safe in this place. start with doors and cameras in it lights and more important windows. villa is big. huge.i would love to stay there again only me and my husband and 2 kids, but it it very expensive. we stayed 10 people and we shared the expence. wonderfull, absolutely wonderfull and peacefull place to be in cyprus . i dont like haotic ,dance and night life, it is for people who enjoy quality life as a family. p.s. everything is as it says huge american style frige freezer, washing mashine, showers, exetera.....marble floors... i never saw marble before....very contemporary, very modern,.and stylish, very rich. vor rich people. i would recommend it to anyone who can afford it.

Lovely luxury house in excellent location

We first stayed in this lovely house in 2010 and have returned twice since then both with friends and family. It's a large contemporary house with all the mod cons you would expect, stylishly decorated. It is in beautiful gardens with an out door shower (my son's favourite!). The pool is blissful and the sea only a few steps away is an added bonus. The villa's location just outside the village means it is nice and quiet but there is a spa hotel opposite which has a great restaurant and bar as well as all the spa services you would expect. It's very well positioned for exploring the island - just 30-45 mins drive from Ayia Napa and the beautiful Cape Greco and a 5-10 minute drive to Finikoudes and McKenzie Beach night life. Highly recommend.

Best location for a week-end with friends

I chose the villa on the internet without seing it and I was pleasantly surprised to find it exactly as described here. I would strongly recommend this villa if you plan a gateway with your firends. Pervolia village is a very nice location to have a walk to in the evening and drink something.

Set in a tranquil, relaxing location, yet conveniently situated for Larnaca town and airport, only 10–14 minutes by car. Transfers can be arranged.

The immediately surrounding area offers all modern amenities but still retains the traditional Cypriot way of life in a calm environment.

Pervolia, 5 minutes drive away, is a typical Cypriot village, which can be described as idyllic. Over the last few years it has developed into a small tourist attraction without giving up its unique character. Banks, shops and supermarkets are available but it attracts discerning tourists who yearn for a small quiet place away from the large cities with charming people who will let you be part of their community and will welcome you with open arms.

Larnaca is a working town, open all year, providing locally priced produce.

If you want to let your hair down go to Mackenzie Beach 15 mins away or Ayia Napa 45 minutes drive away and there are endless things to do if you can tear yourselves away from Faros’ unique location.

Mazotos Camel Theme park is a must for children as is Mackenzie Beach (watch airplains landing and picnic on grassy strip by the beautiful child friendly beach).Finikoudes with beach, castle ,marina, museums and every conceivable eatery is in the central bustling area of Larnaca where you can tour the town on an open top double decker bus or horse drawn carriage.

Other Activities: Table Tennis,Bird watching at the villa.
