Part of Old Farmhouse with Vineyard and Solar Heated Swimming pool

Updated: 14-Oct-2016
2 bedroom, 1 bathroom, sleeps a maximum of 6

Spacious self-contained part of a fully restored 18th century farmhouse 2 km from the picturesque village of Flayosc. The ground floor apartment has its own parking, entrance and spacious sun-terrace (60 m2). There are 2 large bedrooms, sleeps max 6, a bathroom with shower and WC, combined equipped kitchen and sitting room with fireplace. The rooms have been restored with lots of care with beams and some other details in the bedrooms originate from the 18th century.

The solar heated swimming pool (4x8) is entirely for the private use for the rental guests (the owners may go for a quick swim when it's very hot). The pool has a decent temperature between May and September (above 23 C).

The property is set in 10 acres of vineyard, olive trees and pine forest. The owners produce 200 bottles of excellent rosé wine.

There are plenty of nice walks near the property.

The property also has a 9 hole pitching course set in 2 ha (5 acres).

The area: Situated 2 kilometres from Flayosc, 7 kilometres west of Draguignan, 1 hour from Nice Airport. Only 40 mins away from the sandy beaches of the St. Tropez bay and the dramatic scenery of Gorges de Verdon. Perched medieval villages, olive mills, wine tasting and first class gourmet restaurants. There are 15 challenging golf courses within an hour's drive.

There are plenty of nice countryside walks near the house.

Staying in the Bastide is especially interesting for those looking to purchase a property in Provence, as we co-operate with a few selected estate agents at no extra cost to the buyer.

Flayosc: The village Flayosc is the perfect location to relax and enjoy the beauty of Provence, only 40 minutes away from the busy tourist spots of the coast. The village offers excellent shops for food, a weekly market, pharmacy, bank, several bars and restaurants, laundry/dry cleaner and wine cooperative.

It also has a tourist office offering excellent information about the area.

The Kahler-Norder family: We are a Swedish family of three, Jan, Lisa, Amanda (born in 1993) and Carmen, a giant schnautzer (born on 2005). We live here permanently and would be more than happy to give you plenty of advice regarding places worth visiting and tell you about our favouriteplaces, beaches & restaurants.

The apartment is situated on the ground floor and it's completely independent from our part of the house with entrances on the other side.

We have a small vineyard and produce 150 bottles of rosé wine. Whilst you're staying with us we'll invite you over for a glass (or two)!

Our vine harvest normally takes place some time during the first three weeks of September. You will be asked if you'd like to join us to pick and press the grapes. After a morning's hard work you're invited to have lunch with us at the old stone table. It's a great day with lots of fun.

About the Owner

We're a Swedish family living on the other side of this old farmhouse. After 8 years of working hard in the City of London we decided to take a break and buy a property tha needed renovation in the south of France. Our daughter Amanda was born in 1993 and we decided to stay on.

Le Plan De Noyer

Following our one week stay in April, we returned to see if it was as good as we thought. Wrong!!! It was better!!

This time for two weeks we were accompanied by daughter and partner. Four adults and always ample room in all areas proving that the gite is extremely spacious. We found it, again, impeccably clean with everything exactly as described in the web sites.

The gite is part of a 200 yr. old farmhouse and is all that one thinks about with the word "Provence". It ia not a Canary Wharf Apartment! So, Lisa, please do not modernise anything as this would ruin the ambience.

Both bedrooms are very roomy with Swedish comfort beds.

The kitchen is true Provence with everything needed for all meals. Walk directly out onto the large patio for al fresco dining / BBQ with enough room to choose sun or shade as required.

Bathroom again Provencial but with new shower area - par excellence - with plentiful supply of hot water.

A short walk round to the south side reaches the stunning pool area, with views across flowers/shrubs/vines and olives to the nearby forests. The view is worth the stay alone. At this side of the property are the genial hosts, Lisa and Jan, who are ever ready to advise/help - and offer some of Jan's own rose wine. Also meet the friendliest of dogs - Callas and Carmen - to make the perfect convivial atmosphere.

If there is a fault with the gite and the provisions, then we could not find it!

Take a 5 min. drive / 20 min. stroll to Flayosc - a truly living village unspoilt by tourism. There are ample bars and resaurants and all shops for vast majority of requirments. Try dining at Cafe Du Midi / Vezzo D'Oglio / L'Ousteau / Cafe Meilse - all excellent.

Flayosc is deally situated for touring ... Gorge Du Verdon / Lac St. Crois / Moustiere / Tourtour / Villecruze(+ caves) are all "must see" as is the Riviera - St. Maxime and boat trrip to St. Tropez. All are easilly reached through superb scenery.

Then the markets - every day! Best are Aups, Salernes and Lorgues. So much to do / so little time!

Finally, take the 30 min. drive up the Gorge du Chateaudouble and dine on the terrace of the Restaurant La Tour at Chateaudouble. Superb food and view down the gorge.

Cannot praise the gite and Flayosc enough...

Think "Provence" = Think "Le Plan de Noyer"

Nice and relaxing with beautiful surroundings

  • 5 of 5

We had such a nice and relaxing week at Plan de Noyer. The temperature was perfect, the house charming, the hosts helpful and nice, and the surroundings beautiful. As we needed relaxation and sun most of all we did not have time to see as much of Provence as we would have liked to. Soon we have to go back for another week or two!

Lovely Provence

  • 5 of 5

In this charming farmhouse with olive trees outside the window and a gorgeous pool in the middle of Provence, this was one of the best holidays we have had. The proximity to the French Riviera, we were able to go out on numerous adventures. We are more than satisfied.

lovely stay in old farmhouse

  • 4 of 5

nice accommodation, pool fantastic for the kids! owners available for advice on local areas to visit etc and enjoyed a lovely bottle of there home made wine together.

Great location for visiting the Gorge de Verdon and the coast especially recommend St Maxime.

only disappointment was that the view from the rented part of the accommodation was not what we expected from the photos, a little miss leading.

If your looking for a quite, tranquil place to stay then this is just right.

Very nice and realxing stay

  • 5 of 5

We and our two boys, 3 and 5 years old, stayed at the Kählers for ten days and had a great time. We felt very welcomed by the owners who gave us lots of advices on what to see and do and good restaurants to visit. The property is located in a very nice and charming area and it's easy to go by car to both the seaside and the mountains. We enjoyed the beautiful garden and sourroundings and our boys specially loved hanging out by the nice pool.

Good but could be better

  • 3 of 5

First the positives - although we didn't get to meet Lisa and Jan (who were in Sweden on their annual break), we were made very welcome by their exceedingly friendly house sitters, Fran and Pete. They were very helpful throughout our stay and Lisa and Jan are lucky to be able to leave their property in such safe hands.

The property is well situated 5 minutes drive or 20 minutes walk from the beautiful village of Flayosc with several very good restaurants and bars. It is only an hour to the coast (especially enjoyable was a drive to St. Maxime then by boat to St. Tropez), and the area is full of gorgeous villages. Of particular note is Tourtour which is 15 minutes away by car.

At the property itself the pool is a good size for 4 people and from the pool area the view is great, across Jan and Lisa's vineyard to the mountains beyond. However to reach the swimming pool you must walk from the holiday accommodation around to the opposite corner of the building past the owners' own terrace and their living area. Note that there was never any problem in doing this, we were as I have said made very welcome, but it would have been so much nicer if we had been able to exit our accommodation on the pool side of the property and had been able to enjoy that view when we weren't at the pool.

As regards the accommodation itself the bedrooms are both generously sized, but there is little indoor living space, there being only one other room - a combined lounge/kitchen - though to be honest it was so hot we spent little time indoors.

Many reviewers have remarked on the exceptional cleanliness of the property. I have to say that this was not our experience. Neither the property nor its contents looked as though it had been properly cleaned for a very long time.

The last disappointment is that the outside area of the gite has no view to speak of, which is especially frustrating as you know the terrace on the owners' side has such a lovely outlook.

Despite the reservations detailed above we enjoyed our stay here, but it could have been even better.

Owner's Response: Dear Rental Guest of 23-30/7, I'm glad that you enjoyed your stay at Plan de Noyer! Unfortunately we didn't meet but I know that you were very well looked after by our friendly and helpful house sitters Fran and Pete. I guess that they invited you for a glass (or two) of our rosé wine.... Let me briefly respond to your less happy points: 1. I'm fully aware that you have to walk a extra few meters to reach the pool area which is located on the south-eastern side of the house, which means passing in front of our kitchen terrace. It has never been a problem, on the contrary, it has often been an excellent occasion for us to have an informal chat with our rental guests about places worth seeing, favourite beaches, restaurants, markets etc. 2. We only rent out the apartment during the summer months so our guests tend to use the large private terrace as their proper lounge. I sincerely hope that we are sufficiently clear in our description: "combined equipped kitchen and sitting rom with fireplace"....Maybe I shall change the wording somewhat. 3. As to the cleaning; we've always taken a pride in leaving the apartment spotless before the arrival of new rental guests. I'm really sorry to hear that you felt that the cleaning didn't meet your expectations. I honestly don't have any explanation - maybe our cleaning lady wasn't in good form or maybe Fran & Pete didn't have time to do give their final touch - I sincerely don't know but I will definitely make sure that it never happens again. 3. There is no real view from the the terrace, however, it's more or less surrounded by a green wall of evergreen trees and bushes. We always inform our rental guests that they are more than welcome to sit at any of the numerous tables in the garden, and there is also a large table by the pool for poolside lunches and dinners. Finally, may I remind you that the"gîte" is part of an old rustique Provencal farmhouse and not an expensive luxury accomodation, which is also reflected in the price. It's a quiet place for relaxation, socializing, reading, sunbathing, swiming and sipping glass of cool Provencal rosé. To all potential rental guests; don't forget to read all the positive reviews from happy & relaxed holidaymakers that we've had staying with us since 1993 (!)
