Our 2 bedroom/2 bath home is ideal for families, couples, or anyone looking to enjoy the perfect weather without having to do a lot of extra traveling. You can truly drive in, park your car and walk or bike to everything you want to do. Beautifully outfitted and air conditioned, this front unit is furnished for our guests in a cheerful cottage style:

PARKING:
One designated space per unit in the shared double-car garage, accessed in rear alley - compact/mid-size vehicles recommended. Garage dimensions 81"H x double wide. General neighborhood street parking can also be utilized when available. Free and Pay to Park. Check all signs.

LAUNDRY:
Free facilities designated for each unit is located in the rear garage. Guests must provide their own supplies.

LOCATION:
The shoreline of our nearby 36th St. beach is gently sloped, so little ones can play in the shallow water without being overcome by the waves. If you're into swimming, surfing, or body boarding, Newport Beach is consistently ranked as one of the top beaches in Southern California. We are within walking distance to Newport Beach Pier, the Pavilions grocery store, restaurants, bars, entertainment and recreation. If you are a foodie and like eating out, there are 50+ restaurants within walking and biking distance. Our local park is just 5 houses away where the kids can play on the playground or basketball court. We are a quick 15 minute bike ride to Balboa Fun Zone and Balboa Island Ferry. The cottage is close enough to the all of the activity and night life surrounding the Pier, yet far enough away to enjoy a good book peacefully on the patio or sleep with your windows open at night.

ALSO:
The equally-charming rear upstairs 2 bedroom/1 bath unit (Unit B) can also be booked simultaneously, when available, to accommodate larger family or business groups on the entire property. RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, twin rollaway beds, and much more! Great little getaway but can be spoilt by other guests
The property is great, very well equipped, spotlessly clean and in walking distance to stunning beach and amenities. Parking is quite awkward but use of the garage is essential, as there is very rarely a space on the street. We stayed here as a family of 4, (2 adults and 2 kids) and was comfortable for us all with enough space to make the it feel homely. What is a shame is that the property is located beneath another unit. On arrival there was another young family above which could be heard when in the bedrooms, but we're considerate and kept noise to a minimum given they had very young children. What was a shame is when they moved out our peice was broken as a group of young adults moved in. What isn't great is when people are running round at 1am and 2am in a morning, laughing, joking shouting, flushing toilets etc. Beach View as a company however we're very good and accommodating and offer some great properties, whilst I may not book this unti again I would most definatally use them again for a rental.

Excellent Stay
This was a great stay, tremendous location and even the owner came over twice to make sure everything was okay. The property management company was above and beyond and handled any request we had immediately. They were awesome What can I say about the location. Simply the best and we got to watch the Holiday Boat Parade upfront. Highly, Highly recommend this place and this Property Management Company. My only regret is we couldn’t stay longer
