Locally owned, maintained and occupied by an Island family of several generations, Breakwater (Formerly Black Dog Watch) is a large apartment in a newer duplex on an elevated property across the harbor, offering wonderful views of Southwest Harbor, Manset shore, and the Cranberry Isles. Park your cars on the property and walk 5 minutes to all that Southwest Harbor has to offer by being right on Main St. The pier is directly across the street along with 2 restaurants within throwing distance. The house offers WiFi, cable, Roku, Netflix, Hulu, Amazon Prime and Disney + for evenings and rainy days. Breakwater can sleep 8-10 people with 2 king sized rooms, 2 rooms with a set of twins, and an optional futon and couch. The 680 sq. ft. deck also overlooks the ocean with deck furniture, picnic table, and new Weber gas grill for enjoying warm summer evenings.

We are avid animal lovers and welcome well behaved and well mannered pets after discussing your pets with us ahead of time. We reserve the right to deny pets if necessary. Maggie the Black Dog lives next door with us, so if you can't bring your pets and want a visit, I'm sure Maggie can schedule some time into her busy schedule for you to throw the ball for her.

The Island offers a free bus service through the Island Explorer that has pick up locations just walking distance from the house. Explore all our Island has to offer without touching your car for your entire trip.

There are also several paddle board, kayak, canoe, bike, and scooter rental shops for you to enjoy the Island even better. Golfers will enjoy the x3 18 hole golf courses on the Island including The Causeway Club right in Southwest Harbor plus one more just off the Island in Trenton.

You won't have a hard time filling up your vacation with activities in Southwest Harbor, only a hard time trying to do them all.

This apartment can be combined with our 3 bedroom apartment, Osprey Nest for a total of 7 bedrooms if availability exists.

Great spot for family vacation
We stayed at Breakwater in October 2023 with two young families. The apartment is well stocked and worked well for two couples with three kids under 4. Luke was super accomodating and provided us with pack n plays and a high chair, and was also very responsive. Location is great - walk across the street to the harbor to check out boats and birds, or walk down to the village for breakfast or dinner. We loved our stay in Southwest Harbor and at Breakwater. The apartment was clean and had everything we needed for our Maine vacation.

Accommodations were great
The place was well stocked and had everything we needed. The location right in Southwest Harbor gave us a great view of the harbor and in close proximity to restaurants and the town. Acadia National Park and Bar Harbor are in close proximity where we spent several days. The owners were very responsive to our needs.

Multi-generation family vacation for 6
Nice place with a nice view. Two grandparents, three adults, and an infant. We didn’t even need to use one of the bedrooms. We were pleased with the arrangement of the bathroom and half bath both being accessed from the living room area and available without having to go through anyone’s bedroom. Nice location within easy walking distance of Southwest Harbor shops and restaurants. Short drive to hiking trails, museums, and Acadia National Park. Very nice hosts provided helpful tips for hikes, restaurants, and groceries.

Excellent stay and location
This was our first trip to Acadia and couldn’t have picked a better property. It was as described. We were very comfortable with how roomy the house was and ended each night on the deck with the fire-pit and great view of the dock across the way. The house was very clean and well-situated within short walking distance to the town’s shops and restaurants. Luke is always accessible and extremely helpful with any questions and recommendations. It was relaxing to be on the quieter side of the island, with plenty of hiking trails nearby, but also close enough with a short drive to the Bar Harbor area. We thoroughly enjoyed our stay here and look forward to coming back. Highly recommend!

Luke and Jackie met in Bar Harbor in March of 2009 and got married in July of 2013. Luke had just got home from 3 months at sea and was going out with some friends for a drink. Jackie saw the first new man she had seen all winter and claimed him immediately. You know.... storybook love story at a pub on a Maine island in winter!

Luke and his family have been on MDI and have fished the waters for generations. Luke was a Merchant Marine Engineer for several years sailing large ships all over the world until he met Jackie and came home from sea. He is now an engineer at The Jackson Laboratory in Bar Harbor and helps run the utility plant there.

Jackie is originally from Downeast Maine but has been in the MDI area for over 15 years. She has worked in several restaurants in the area and can give you excellent suggestions for varying types of cuisine and wine. She is now a dental hygentist and practices in a Southwest Harbor and Ellsworth office.

Luke and Jackie love to hike all over MDI with their black lab, Maggie and son Cole. They will be happy to give advise of what to do while you're here and where to go.

Why they chose this property

Luke and Jackie have been looking to move back onto MDI for 2 years and finally found this amazing property which they both (miraculously) liked! All the amenities of living in town while having an amazing view of Southwest Harbor and shorter commutes to work is all it took for them to make the easy decision to buy this house. Since it's just the 2 of them, they decided to share the property with all the visitors that enjoy their Island as much as they do.

What makes this property unique

The sunrise over Islesford and Great Cranberry Island from bedroom #4 (or the deck) is amazing! If you're not a morning person, you can at least set your alarm, open the shades, enjoy the view, and go back to bed!

The 52 ft deck with 2 entrances to the apartment is by far the spot where most folks spend their time. 1/2 of the deck is shaded by a 2nd story deck above, and 1/2 is open and sunny with a full southern exposure, all while overlooking Southwest Harbor. Several cedar chairs are provided for lounging along with a cedar picnic table and Weber grill.

We have all the advantages of all the other Main street property with a sidewalk going right into town so you can park you car and walk to the market, pub, restaurant, or playground. However, we are a B lot so we have buffer from the road to dampen any traffic noise and not worrying about the kids or the dog being too close to the road. Being on the side of a hill we still have a great view without our front neighbors obstructing the Harbor.

We have a double lot so we have a little more room than most Main Street properties for parking. 2 spots are provided and we can accommodate more with prior arrangements for either more cars, or a trailer.
