Newly converted barn conversion offering exceptional quality, modern holiday accommodation about 20 minutes by bus or car to York City Centre. A hot tub can be arranged for your stay for under £250 for the weekend .

Bus stop 5 minutes walk and local pub 2 miles away. Ideal for family groups including the less mobile with access to a large twin or double bedroom and bathroom on the ground floor. Free Wifi with super fast broadband. PLEASE NOTE: No Saturday check ins or check outs

Large open plan sitting room, open to exposed beams and with woodburner, with a well equipped kitchen and dining room suitable for seating eight (extendable to ten). Stairs lead to hallway with access to mezzanine room overlooking the open plan sitting area with pool table and futons that can be laid to two beds. Upstairs hallway leads to: master bedroom with double bed and ensuite shower room; a further twin bedroom with two single beds; and a family bathroom with bath, power shower, basin and wc. Entrance Hall with ample coat and boot storage and access to laundry facilities.

Outside patio area for BBQs overlooking paddocks. Access to 7 acre wood. Underfloor heating throughout provided by ground source heat pump.

Launde Barn is a unique, high quality barn conversion offering privacy and style just a short distance north of York. The village of Sutton on the Forest is charming, with a popular pub, The Rose and Crown, just 5 minutes walk away, a Georgian stately home, Sutton Park, a beautiful 19th century church, a recently opened whisky/gin distillery, a delicious Italian restaurant and a large recreation ground with play areas, boules, football pitch and table tennis table.

The village has easy access by bus into York (for attractions such as the famous York Minster, National Railway Museum, the Yorvik Viking Centre, the Yorkshire Chocolate Story, the City Walls and Racecourse) or the nearby Georgian town of Easingwold.

The barn is ideally situated for access to the beautiful North Yorkshire Moors and other attractions such as Castle Howard, Eden Camp, the Yorkshire Air Museum, Ampleforth Abbey and School and the seaside towns of Scarborough and Whitby. Village shops, both community owned, are located in the nearby villages of Huby and Stillington.

Beautiful barn getaway.
The barn was absolutely perfect for our family get together. A real home from home. We all enjoyed our time thoroughly. Our hosts were very good at communicating which made organizing our stay much easier. Will miss waking up to see the alpaca and sheep in field opposite!

Perfect for what we needed to get together as a family for the first time in years. Very nice property, thoughtfully ready for us and a lovely cake to welcome us. Really friendly and helpful when there were things we needed. The location is lovely and the children loved the alpaca and walking in the woods. Thank you both!

A beautiful place to stay and relax
The property is not only stunning, it is set in the beautiful countryside with sheep, rabbits and even a friendly Alpaca. There’s tons of room inside, we were a party of 8 and a small dog. There’s also loads of room to play and explore outside. You can sit in the garden and eat breakfast/dinner together as there is a large garden table. My mum is in a wheelchair so the downstairs bedroom with en-suite was perfect for her and dad. There’s lots of great things to do for all ages within a short car journey. I would definitely recommend this excellent property.

Marcus and Cyntra Hinde. We have lived here for 10 years and have worked hard to create a warm an inviting environment for family friends and guests. We have two children at university, cocker spaniels and an array of sheep and chickens and two Alpacas who are mother and son.

Why they chose this property

We love the privacy and feeling of space we get around here and, whilst being rural, we are right on the edge of the village which includes a great village pub and and a fabulous Italian restaurant. The pub is a short stroll away and we have easy access into York by bus or car.
We developed the barn in 2016/17 and it is located behind the main farm house. It is very private and is not overlooked in any way , it looks over two paddocks containing all our rescue animals. The 7 acre wood was planted 15 years ago and is a great place to stroll in the morning or evening. You may even see one of the three deer, or a badger or owls that seem to like staying at night. You may also see buzzards in action.

What makes this property unique

The luxury of a new Barn conversion in a rural setting, with the benefits of loads of space to view the wildlife and the birds. but with easy access to the beautiful city of York. Launde Barn is very peaceful without feeling or being totally cut off.
