I Tre Cipressi is a beautifully renovated farmhouse in Umbria with many traditional features of a rural home. It has been furnished with every modern convenience too – the cotto tiles and beamed ceilings sit comfortably with the modern, well equipped kitchen and the living room with its large windows and working fireplace. This is a house designed for comfort, style and charm.

There are stunning views from inside and outside the house across a valley to Monte Castello di Vibio, and the property is surrounded by olive groves, vineyards and fields. The pool area is surrounded by lawns and the raised terrace is a perfect spot to eat, sunbathe and sleep. For people not wanting to lose touch with the outside world there is WiFi access throughout the house and pool area.

The ground floor of the property is open plan, leading from the very well equipped kitchen (double fridge freezer, separate wine fridge, range hob, microwave and “island” table), through the dining room to the living room. The front of the house looks out over views to Monte Castello di Vibio and the back looks out over the garden, which includes a pizza oven and grill well stocked with wood for outdoor cooking.

Upstairs are three large double bedrooms, one with en suite, a further bathroom, and a twin bedroom (ideal for two children). On the lower ground floor there is a large bedroom with a double bed, bunk beds and a single sofa bed, providing flexibility for up to four or five additional children, together with a third bathroom. All three bathrooms in the house have stand-alone showers and a bath.

There is a covered porch area with table and chairs at the front of the house, the perfect spot to catch the morning sun and enjoy breakfast outdoors. For lunch and dinner, double doors from the living room lead out to a pergola covering a terraced area with dining table and chairs for up to fourteen. Views from this “second dining room” are spectacular, of the pool, gardens and surrounding countryside.

There is a vegetable garden and a wide range of fruit trees, all of which guests are encouraged to enjoy. The house sits on almost three hectares of land, some of which is managed by the neighbouring farmer. The house, pool and gardens are all very well maintained by a husband and wife team who live locally, and who will welcome all guests at the beginning of their stay.

Fully equipped kitchen with dishwasher, microwave, oven, hob, two large fridge-freezers, stand-alone wine fridge. The lower floor bedroom has a wide screen TV with DVD player, and a selection of board games and DVDs. Washing machine, dryer. Air conditioning in all bedrooms (additional charge). WiFi internet access. Wood-fired pizza oven and grill, stand-along barbeque. Working fireplace (living room), pellet-burning stove (for the winter months).

SWIMMING POOL
Twelve by six (12 x 6) metre pool, open from late May to late September, weather permitting (unheated). The depth of the pool varies from 1 metre to 2.5 metres. Pool towels included.

Fratta Todina is only 2km away for easy shopping, with larger supermarkets in Marsciano (8km) and Ponterio (10km). Other popular destinations include Montecastello di Vibio 6km, Todi (14 km), Deruta for ceramics 20 km, Torgiano for wine 28 km, Montefalco for wine and linen 40 km, Perugia 40 km, Etruscan Orvieto & wonderful Assisi 46 km.

Could´nt ask for more!
I had 4 wonderful weeks in this property celebrating my 50:th birthday. The house is lovely and very well kept. Much larger in real life then on pictures. The pool is great and the outdoor furniture is very nice. The beds are very comfortable and the bathrooms were nice and clean. It felt very homey. The gardener and the cleaner are so lovely and helpful.

Heaven!
Despite the rather Scottish weather at the start we had a heavenly time at this beautiful house. The weather improved and we were able to sit outside enjoying a spot of the house red (!) and the most spectacular views across the Umbrian countryside: as advertised just better with nothing to listen to apart from birdsong. The garden was also stunning. The house was extremely well-equipped and there was plenty of space for everyone. All the bedrooms had AC and very comfortable beds - we slept like logs. Thank you Henry and Annette for sharing your beautiful home.

A most fabulous time spent at this Villa. A beautiful location, incredible views, big pool, lots of lovely sitting out areas and a very clean and spacious house. The caretakers were extremely helpful and we had a great time exploring the area. We can thoroughly recommend this Villa.

Fabulous house and location in Umbria
The house was simply excellent and everything exactly as per the description. Wonderful quiet location with sweeping views you could never get tired of. Close to local towns and the various sites of Umbria. The house is in excellent condition and everything ( i mean everything) provided for. We like to cook and the kitchen was very well stocked. The two BBQs and pizza oven where a bonus. The pool is larger than most and very clean. Great indoor set-up and nicely decorated. The welcome book and restaurant recommendations are very comprehensive and helpful. Our family plus grandparents had a thoroughly enjoyable week. We have stayed in many houses across Italy and this is honestly the best, it feels more like a friend lending you their place than it does a rental. We hope to visit again.

We are a family of four (children 11 and 9) living in the UK, and I Tre Cipressi is our dream holiday home in Italy. We bought the house in 2015 after over 15 years of visiting Umbria with extended family, and after searching in earnest for almost three years for our own “perfect view", with a house, pool and garden to match. We visit the house regularly during the year with friends and family, and we want to it be enjoyed and lived in as much as possible, particularly during the lovely summer months, and also the very beautiful June and September periods, while (for now) our children are at school. We are very lucky to have a local family who look after the house year round with genuine care and dedication, and who are available to ensure that everything runs smoothly for our guests.

Why they chose this property

For our family, I Tre Cipressi is the perfect combination of rural beauty and tranquillity, proximity to amenities and places to visit, and relaxing, luxurious accommodation. We spent a long time looking for the “right house” having spent many wonderful holidays in the area, and therefore setting ourselves a very high standard for the house we wanted to keep coming back to for years to come. The view was always our first criteria, and having seen many, many properties in our search, we knew instantly that this was the one for us when we arrived. The rural setting is secluded and private without being remote, and the house and pool blend seamlessly into the landscape. Todi is the nearest “landmark” town, and Deruta, Perugia, Assisi, Orvietto, Monetfalco and many others are all within easy reach. Rome is only an hour and 45 minutes away, with regular flights to everywhere in Europe and beyond.

What makes this property unique

The house was renovated with a careful balance between modern comforts and traditional materials, and the pool and gardens provide a fantastic environment in which to relax. Our holidays tend to revolve around meals, and it is no coincidence that the main additions we have made to the house are the pergola over part of the terrace (creating an outdoor dining room in the summer) and the wood-fired pizza oven and grill. The multiple outdoor dining areas are all central to how we enjoy the house, and we always enjoy exploring local suppliers of food and wine, and indulging in the seasonal array of fruit trees and other produce in the garden. Away from the property, Umbria offers a fantastic range of villages, towns and cities to explore, all with unique characters, wonderful sights to explore and great restaurants to savour.
