Bournecoast are delighted to offer this two bedroom terrace house which has the added advantage of stunning views from the balcony over Stanpit, Hengistbury Head and Christchurch. The house is nestled on the waters edge of the idyllic setting of Stanpit Marshes (situated by the marshes themselves) in Mudeford. Wild ponies are frequently seen from the balcony and white tailed eagles can sometimes be seen. Mudeford is a coastal village and one of the main attractions in Mudeford is Mudeford Quay. There are several pubs and restaurants where visitors can enjoy local cuisine and indulge in a refreshing drink while taking in the coastal ambience.

THE ACCOMMODATION:
There is a Double Bedroom with a Super King Size bed (the bed can be split into single beds) and this bedroom benefits from access to a balcony with views over Stanpit, Hengistbury Head and Christchurch Harbour. The second Bedroom is a Twin Bedroom with Bunk Beds.

The lounge/diner has a sofa bed to sleep 1 or 2 and is equipped with a FLATSCREEN TV - DVD - FREEVIEW - FREE WIFI for holiday lets (subject to availability from Internet Service Provider). The lounge area features patio doors which open up to the beautiful rear patio garden.

The house has a separate kitchen which includes a GAS HOB - ELECTRIC OVEN - WASHING MACHINE - FRIDGE/FREEZER - MICROWAVE.

On the first floor is a modern bathroom with a bath, shower facility and a toilet.

There are two external steps down from the lounge to the generously sized patio garden that overlooks Stanpit Marsh.

The accommodation has road parking only and 24 hour free parking in Stanpit Nature Reserve, 50m from the property (please note these are not guaranteed or reserved spaces).

THE LOCAL AREA:
A pleasant walk will take you to Avon Beach which offers idyllic views of Mudeford Bay and the Isle of Wight. Here you will find RNLI lifeguard bathing areas, beach hut hire, ice creams, fish and chips, The Noisy Lobster deli, bakery and shop as well as their stunning seafood restaurant offering all day dining and cocktails. Just on from Avon Beach is Mudeford Quay offering the ever popular family pastime of crabbing from the quayside, water sport hire, a play park for children, fishing trips, boat trips to Christchurch quay, waterside cafe, ice cream, beach shop and the historic Haven House Inn. The Haven House Inn is the perfect British seaside pub to enjoy Fish and Chips and a local ale while watching the sunset. From the Quay you can also take a five minute ferry ride over to Hengistbury Head and Mudeford Spit. Described as one of the most important Sites of Special Scientific Interest (SSSI) in England, it offers year-round coastal walks, 300 types of birds, a visitor centre to learn all about its archaeology and iron age history, stunning views and unspoilt beaches. A short walk over the Nature Reserve will take you past the Two Riversmeet Centre and into Christchurch over two beautiful bridges perhaps for a stroll along the old mill race down to Christchurch Quay and Place Mill, or perhaps into the picturesque town itself and through the Priory grounds down to the quomps and where there are periodic circus's and family entertainment such as the food festival. From Christchurch Quay you can also catch the old ferry boat down the river to the famous beach huts on Hengistbury Head. Energetic holidaymakers can then walk along Hengistbury Head and back into Christchurch through Wick. A delightful experience. Christchurch has a market every Monday. There is a variety of restaurants in Christchurch town and organ recitals regularly in the Priory. The Red House Museum which is tucked into a small road behind the Priory has dinosaurs in the garden and a free exhibition showing the history of the area. In the harbour at Mudeford you can hire all sorts of sports equipment - there really is plenty to do for young families.

We were disappointed to find that the garden which looked perfect for us and our little dog, was completely overgrown with weeds, the patio area and chairs were covered in bindweed and it was basically unusable. Overall the property needs some attention, the carpets are stained, paintwork is generally grubby, glasses and crockery were not very clean. On a positive note, the view from the upstairs balcony was great (though a patio table rather than a coffee table would have been nice), good quality bedlinen and towels were provided, smart furniture and comfortable sofa/chairs. Generally however, the property was not of a standard we were expecting and because of the unusable garden particularly, we left after one night. Some up to date images of the property and garden are needed on the website.
