Barnsley Cottage is a large and stylish grade II listed Cotswold stone property, with a large, fully enclosed garden. The cottage is located in the lovely village of Barnsley, which is fortunate to contain one of the best pubs in the Cotswolds, as well as the highly regarded Barnsley House hotel, with its excellent restaurant and spa facilities. Barnsley is in the heart of the Cotswolds, surrounded by lovely countryside and close to the beautiful Coln Valley, whilst also being only four miles from Cirencester, the largest market town in the region. Barnsley Cottage is ideally located for exploring the many beautiful towns and villages of the Cotswolds, as well as further afield places, such as Bath, Blenheim Palace, Oxford and Shakespeare's Stratford-upon-Avon.

This characterful detached property has two reception rooms and a spacious kitchen, making it perfect for spending time with family and friends. There are an abundance of character features, including exposed Cotswold stone, oak beams and a large wood burning stove. The traditional character is complemented by modern facilities, including wireless internet access, three Freeview TVs and the large well presented kitchen.

Barnsley Cottage sleeps 10+1 people, in five bedrooms, with three bathrooms (with the +1 option being a day bed in bedroom 1). There is an established garden at the rear of the property and a driveway with space for three cars. Barnsley Cottage is perfect for a large family or a group of friends looking for a relaxing break in the heart of the Cotswold countryside.

House Rules

Booking and payment

Character Cottages is a marketing agency and we do not own or manage any of the cottages listed on our website. Bookings made via us form a legal agreement directly between you and the property owner.

For bookings commencing more than 10 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 10 weeks prior to arrival.

All payments are made subject to the cancellation policy set out in the standard Booking Conditions.

Security deposits

A security deposit of £250 is payable, which is returned after the letting period, subject to an inspection of the property. For the avoidance of doubt, guests are requested to leave the property in a reasonable condition, consistent with the property's appearance upon arrival. In the event that the owners, or their appointed housekeepers, have to spend additional time tidying up after your departure, then the cost of this extra time may be deducted from your security deposit. The security deposit is payable prior to arrival at the property, via a bank transfer or a valid debit or credit card.

Occupancy

The maximum occupancy of the property, including its grounds, is 10+1 guests, at any point during your stay (with the +1 option being a day bed in bedroom 1). Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than 11 guests at the property.

Infants who sleep in a cot do not count towards the occupancy figure, however, due to space restrictions, the occupancy figure may only be exceeded by up to two additional infants.

Pets

Up to three medium sized dogs are accepted, at a cost of £20 per booking per dog.

For the comfort of future guests, we ask that dogs remain downstairs, stay off the furniture and that no trace of a dog remains after your departure.

Bed linen and towels

Bed linen and towels are provided for guests.

Arrival and departure times

Arrival time is after 4pm and departure time is by 10am. Access is via a key safe, therefore it does not matter if you are arriving late at night.

Heating, fuel and logs

The property has an oil fired central heating system.

Electricity and oil are included in the rental price. An initial basket of logs is provided for the wood burning stove and further logs are available at the property for a small charge.

Services provided

The property has free wireless internet access and two Freeview TVs, a DVD player, and a radio in the kitchen.

There is no telephone at the property.

Mobile phone reception is variable, typically being better outside the property than inside.

Parking

The property has a driveway with parking space for two cars, with space for one more car on a grass verge next to the driveway. There is further free on street parking available.

Housekeeping

Where a letting exceeds nine nights, a mid-stay clean, bed linen and towel change may be included in the price. Please check with us to confirm. Additional housekeeping services may be available on request.

Child friendly facilities

A travel cot (without linen) and high chair are provided.

Initial consumables

A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.

Accessibility, health and safety

This is an old property and has many character features, including low beams, a low doorway on bedroom 5, and three floors, which could pose difficulty to guests with limited mobility, or carrying babies, both in terms of their general movement and their ability to quickly exit the property in the event of an emergency.

The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk.

Smoking

No smoking is permitted throughout the property.

Hen and Stag Parties

Hen and Stag Parties are not permitted.

Other

A CCTV camera is installed on the outside of the property, for security purposes.

The front door opens into a hallway, which leads to the following rooms on the well laid out ground floor: Living room: The large living room is open plan to the kitchen/dining room, creating a lovely, sociable area. Full of character, this room contains large oak beams, exposed Cotswold stone walls, a flagstone floor and a large wood burning stove. There are two three-seater sofas and a further large sofa, plus a Freeview TV and DVD player, as well as a music system with CD player; Kitchen/dining room: In the centre of this room is a large dining table, with seating for 10, perfect for families and friends to gather around. The spacious kitchen area contains an electric range cooker with two ovens, a warming plate and five ring electric hob, a fridge, freezer, full size dishwasher, microwave, kettle and toaster. A Freeview TV and radio add to the homely feel of this area, and patio doors lead from the kitchen out to the patio outside; Family room: This second living room is perfect for adults and children alike to relax in. There is a large corner sofa, which seats five, an arm chair, a Freeview TV and an electric fire in this cosy room; Cloakroom/utility room: Contains a toilet, wash basin, washing machine and tumble dryer. Stairs lead up to the first floor landing, off which there are the following rooms: Bedroom 1: A spacious room with a king size bed and a freestanding wardrobe. Outside the cottage is a lovely large enclosed garden, with a patio area that contains a table and bench seating. There is a drive way just outside the garden, with parking for three cars.

The Cotswolds are a range of hills in west-central England, sometimes called the "Heart of England". The name Cotswold means "sheep enclosure in rolling hillsides".

The Cotswolds are characterised by attractive small towns and villages, built of the underlying Cotswold stone (a yellow oolitic limestone). In the Middle Ages the wool trade made the Cotswolds prosperous and some of this money was put into the building of churches, leaving the area with a number of large handsome Cotswold stone "wool churches". The area remains affluent, which has encouraged the establishment of many high quality pubs, restaurants and antique shops.

Car: Barnsley is easily accessed by car, being located within three miles of each of the A417, A419 and A429 (Fosse Way), which are three of the main roads through the Central Cotswolds.

Train: The nearest railway station to Barnsley is Kemble (approximately nine miles away), which has regular, direct services to London Paddington, with a typical journey time of less than ninety minutes.
