About the property

4 bedroom, 3 bathroom, rural location close to York (8 miles)

The Granary is a beautifully presented 4 bedroom, 3 bathroom barn conversion on our farm in Sand Hutton. It is nestled in gorgeous open countryside and is idealy located being only 8 miles out of York city centre. The property has a large family kitchen and a private south facing outside decking area and garden for BBQ's and summer sunshine. The kitchen is equipped with a fridge, large oven range cooker, freezer, microwave, toaster, kettle, washing machine and 50' flat screen T.V. Two travel cots and a high chair are available on request. The large farmhouse table seats 8 guests.

The bedrooms consist of 1 master bedroom with king sized bed and ensuite bathroom, 1 twin with ensuite bathroom, 1 double bedroom and a ground floor twin bedroom. Each comes with crisp white bedding and fluffy towels. The master bedroom also has its own flat screen T.V.

There are three bathrooms in total all located on the first floor.

A large sitting room with plenty of seating and a cosy log burner make a lovely winter retreat. We have equipped the sitting room with a DVD player and selection of DVD'S, an Xbox 360 and in addition a Bose ipod docking station. We have also provided free wifi.

The property is decorated and furnished to a high standard with everything you should need meaning you can completely relax and enjoy your break. Perfect for family getaways or a weekend away with friends.

We live on the farm so are always available for any help if needed and we will greet all guests on arrival.

We stayed in the Granary as trial guests for Sarah and Johnny to give the property a 'dry run' before they let it out to paying guests. I can honestly say we had the most fantastic stay!! The house is beautifully decorated, warm and equipped with just about everything you could need from board games and DVD's to kitchen equipment. We absolutely loved the log burner, snuggley blankets and candles. The location is perfect...we were able do have the best of both worlds with Christmas shopping in York on the Saturday then a long walk in gorgeous countryside on the Sunday. We had an amazing stay and were made to feel so welcome. The cottage is gorgeous - we didn't want to go home!! Thank you for letting us stay xx

We live on the farm so are always about to help if needed. My 15 year old daughter can also babysit if requested. She's very responsible and lots of fun!

Amazing.

Myself, my 5 year old and my mum and brother stopped here for a few days over Christmas. Before we arrived Sarah, sent a message to ask if we wanted the Christmas decks up, which were lovely. Sarah also set up a little present hunt for my little one, which she absolutely loved.

Whilst there, nothing was too much trouble. The Granary has everything that we could need, all kitchen equipment and utensils and plenty of towels. The beds were very comfortable. The log fire was amazing.

There are also 2 pigs at the back of the property whom greeted us every morning and if we went out greeted us again on our return.

The granary is also a short 15-20 minute drive into York town centre and less than 10 minutes away from an Aldi and an Asda.

I wouldn’t hesitate in booking this again.

First class accommodation

This house is equipped to an amazing standard with all equipment seeming to be top of the range. Sarah could not have been more helpful and made us feel very welcome. We hope to return next year if at all possible.

Spacious, comfy and really helpful owners

We had a great stay for a family birthday celebration. There's lots of space and it's very well equipped, super clean, nice little extras such as an arrival basket of goodies plus toiletries and it's really close to York and the park & ride. Sarah and Johnny were hugely helpful and even opened up their camper van pitches, which were closed for winter, so extra family could join us. Would stay again and definitely recommend this place. We used Saunts Catering (recommended by Sarah) for the birthday meal - they prepared and delivered it to us for heating up. Again, would highly recommend them, fabulous meal with extra touches to make it really special for us.

Fantastic property with lots of very thoughtful details

Lovely granary but difficult owners

The Granary is a lovely conversion in a peaceful rural spot. The house was spotlessly clean and the sitting room, bedrooms and bathrooms are all nicely furnished and decorated and well equipped. The downstairs bedroom has no facilities so if you want to get up in the night you have to find your way upstairs to a shared bathroom. Such a shame as a shower room and loo could have been easily added during the conversion. The kitchen is pleasant but poorly equipped with cheap mis matching china, not enough knives and forks and cooking equipment and a fridge that isn't big enough for 8 people.

The reason we have given so few stars is because of the aggressive stance taken by the owner when we asked for more mugs, forks and replacement light bulbs. For some reason he felt we had been rude to his wife when requesting these plus informing her that the extractor fan didn't work in the bathroom. He informed us that they weren't The Hilton! The 8 of us who stayed there are easy going so were quite shocked at his behaviour. Hey ho! Despite all that we had a good time and enjoyed York and all its nearby historic houses.

Owner's Response: Dear Richard, We are so sorry you didn't fully enjoy your stay in the Granary. We did however feel that your three star review was a little unfair as we felt that we had done our utmost to try and accommodate all your requests and needs during your stay. You asked for pudding forks in addition to normal forks and these were bought within a couple of hours of your request. We also took on board your feedback to us when you left that the cottage should have had china cups and saucers in addition to the mugs provided and we purchased these ready for the next guests. Two light bulbs had blown in the lounge and as we keep a supply of these in the stock cupboard we were able to bring the new ones over straight away. The kitchen is supplied with mid-range priced white crockery - I double checked after reading your review and found 2 chipped plates out of a stack of 20. Occasionally guests do break or chip pots and unfortunately these hadn't been spotted in the cupboard so my apologies. I immediately binned them and replaced with new. We put a great deal of effort in to fully equipping the kitchen and in the past guests have consistently left reviews saying how well stocked it is with everything they could possibly need so I'm not quite sure why you felt it was poorly equipped. It would be really kind if you could provide us with a bit more detail on this so we can ensure future guests don't feel the same. The fridge is a family sized 310 litres. The next size up is an American side by side fridge freezer which unfortunately would be too expensive to run in a holiday cottage. Subsequesnt guests however, have all said that they are entirely happy with the size of the fridge. We certainly agree with you that a downstairs bathroom would be advantageous but it was the previous owners of the Granary that converted the barn without one and unfortunately to add one now would run into thousands of pounds. We do make it clear on the Owners Direct listing that all 3 bathrooms are on the first floor so I'm sure you will have been aware of this when you booked. I can only apologise if you felt my husband was rude when he said that the Granary was a Yorkshire holiday cottage and that a hotel might have been a better option had you wanted such a luxurious stay. He certainly didn't compare us to the Hilton! I can safely say we are much nicer than that. After all your complaints he did politely offer a full refund if you wanted to leave but you said you were happy to stay.
