Stunning views quiet location, hot tub, Sky, al fresco dining

When you enter the property the first thing that hits you are the gorgeous views across the fields directly in front of you. The house is entered directly into a spacious, fully equipped kitchen/ diner which can seat 12 comfortably although at a push we have had up to 16. Sliding doors lead outside to the garden/patio area with garden seating/dining furniture directly outside the kitchen and master bedroom. To the left at the back of the garden by the woods is hot tub with lights up into the trees at night and to the right at the bottom is a huge new decking area with sofas to relax or al fresco dining.

Back inside to the left of the dining area is the huge super kingsize master bedroom with ensuite bathroom complete with whirlpool bath and separate shower cubicle. The bedroom has sliding doors all the way across the room which lead directly outside and offers stunning views from the comfort of the bed. The room can easily accommodate 2 single jay-beds too.
To the right of the dining area there are stairs leading both up and down.

Down to the right is a studio flat with double bed and beautiful ensuite bathroom with bath and shower. It also has a sitting room area which doubles as a further bedroom with sofa bed and can easily house another jay-bed.
On the left is a self-contained annex available by separate arrangement which is integrated to the house but can be locked off. It has a double bed in a large suite, bathroom with bath & shower, a full kitchen and dining/ further sleeping area if needed with a sofa bed.

Upstairs leads to a large sitting room, with balcony, 2 further kingsize bedrooms, and bathroom with bath and shower.
One bedroom includes a sink and could also accommodate a single jay-bed or cot. It has double aspect windows, one large with good views.
The other although slightly smaller has a sofa for quiet reading too.

The sitting room, particularly as it is situated upstairs, offers spectacular views with sliding doors all along one side leading directly out onto a balcony with sun lounger. This room took my breath away when I first viewed the house and instantly made my descision to buy the property!
The room itself is very large with a corner sofa and 52" TV and feature gas fire built into the wall. It is a very tranquil room, neutrally decorated and purposely has no pictures as the best picture is the ever changing one of the view outside.
The house has wifi throughout and a full sky package including movies and sport in 4 of the rooms. BT sport is also available in the main sitting room.

The property is approached by a driveway and has parking for about 8 cars and is not overlooked by neighbours. It is a fabulous area for walking or cycling and there is a local pay as you play golf course nearby.

Whilst the house is very private it is also within a couple of minutes of all local amenities. There is a very good butcher at the end of the road, off-licence, fabulous Indian restaurant and all other local shops/pharmacy and take aways. There are numerous very good restaurants and pubs in the surrounding villages, for example Anthony Worrall Thompson has a super restaurant The Greyhound, just a mile away as is The Bird in Hand across the field. The herb garden is close by with a lovely cafe, garden centre & maze if you want to lose the kids!! The Cooked Billet is 10 mins away and Shaun Dickens Michelin star restaurant in Henley, as well as the revered Fat Duck at Bray, French Horn and Waterside in Sonning are all within easy reach to name but a few!!

Henley itself is a beautiful town on the river Thames where you can hire boats yourself and also provides numerous good restaurants and pubs as well as a cinema and theatre.
Reading town centre is 10 mins away and offers a huge variety of night time entertainment and shopping.

All major road networks inc M4, M40 and only takes 25 mins by train to London. We are 5 miles from Henley on Thames and 5 miles from Reading. Oxford and London are both within 45 mins drive. Heathrow airport is 40 mins away. There is also a good bus service and local taxi co.

Fabulous home, location and views!
Celebrated my 40th birthday with friends and family, the house was perfect size and everything we needed. Planned a local walk on the Saturday and spent the rest of the weekend using everything the house offered, hot tub, BBQ etc. The owner was in the annex, this was not a problem and was even helpful when we couldn't figure out the BBQ. We are local so was perfect for guests arriving without any travel issues on the Friday night! However it felt a million miles away from home with the views and facilities. I would reccomend this for any celebrations and I may we'll be booking again in the future.

Simply fabulous!
We stayed here in July for a hen party, 16 women (which some would say could be hard to please!), The house was perfect! Beautiful views, very spacious and stylish rooms that fit us all in well and a great location. Everyone was very happy, as it was everything we could want. Before the weekend I had been in contact with Davina and she had been very helpful in advising us for the weekend offering caterers and answering questions I had. She also left a lovely gift box for the bride to be which was a very thoughtful touch. We ran out of a few necessities (toilet roll and bin bags) over the weekend but this was not a reflection on the house or home owner but more 16 women!! I would definitely stay here again and recommended to anyone wanting to stay near Henley this house is awesome!

Amazing house and owner close to Reading town center
16 of us stayed here for a stag do and it was an amazingly large spacious and clean house. Even with that many people there was lots of communal space and the fact there was a large kitchen worked perfectly for us. It ticked all the boxes and had a bonus which entailed a hot tub which is very well maintained and Sky Sports including BT sports which was a winner for us lads. We all had an awesome time and enjoyed every minute. It has everything you need for any type of holiday, a wow factor on entering with excellent large kitchen diner and living room, comfortable bedrooms, perfect location near to local pubs, shops and car parking to accommodate 10 cars in parked correctly. Davina was very accommodating with all our request and communicated with speedy responses with all my queries. If your looking for somewhere to stay close to Reading would highly recommend this property and Davina’s hospitality you will be blown away.

Fantastic place, lovely host and beautiful location :)
Following our wedding, my partner and I were looking for a place to spend a few days with our family. Davina's house was absolutely brilliant: big, super well-equipped (we cooked all week-end, enjoyed the games & the outdoors hot tub), everything perfectly clean and modern. The view in itself is worth the trip, it was a real pleasure to wake up to the greenery and open landscape, and it's quiet all around. We can also recommend the area for a family holiday. From the house even without a car you can go for a walk, or to the lovely old-fashion pub round the corner (which also has a nice children playground), and we particularly enjoyed going to the Herb Farm and its Saxon maze a mere 10min walk away. Davina was a perfect host, lovely to deal with, responsive and arranging. As a special extra touch she had prepared a welcome pack for our arrival which was much appreciated! The house was a hit with our family (most of them now want to move in) and we just had such a brilliant time there. Would recommend 100%!

Nice but not worth the money.
We booked the house for a week with our dog-we used to live in the area so it seemed a perfect choice.Lots of room and nice open views but a really small garden for a big property.We met the owner, Davina-nice lady-she was really easy to deal with throughout.We were concerned on arrival to learn that there was a "lodger" staying in part of the house, monday to friday.At weekends the owner stayed.Yes it was a "self contained" part of the house but it was still part of the house(!)with a connecting door.Honestly if we had known about this arrangement in advance then we would probably not have booked or we would have negotiated on the price.There were a few other things that were not great-all of which we discussed with Davina on departure-like heated towel rails not working, a really ancient washing machine and no tumble drier.Davina is new to renting-I'm sure all of the issues will be sorted out but for the rental we were charged we did feel we could have expected a lot more and certainly total privacy.

Having grown up surrounded by dogs and horses but with a love of being sociable this house is perfect as I get the best of all worlds both from the house and the surrounding area. I am currently working in the property sector matching funding with developers but previously owned a livery yard. My husband, a former blue from Cambridge now works on behalf of the University fund raising for the development of new Rugby facilities there.
We both have a love of all sports, in particular horse racing, rugby, football, cricket and F1, hence the total Sky sports package, racing Uk and MUTV!!

Why they chose this property

It always feels like a holiday home. The views are gorgeous and south facing. It is big enough to not feel on top of each other, it is quiet away from the neighbours but also a very good party house.
There are loads of amenities close by, off-licence and fabulous butcher across the road at the end of the driveway.
Co-op, pharmacy, florist, fabulous Indian restaurant-takeaway, great fish and chip shop, gift shop, hairdressers, deli, newsagent, pubs all within 2 min walk

What makes this property unique

The layout of the sitting room upstairs with the balcony overlooking the south facing fields is beautiful, but the master bedroom with floor to ceiling glass sliding doors straight out onto the patio is just gorgeous to wake up to. The rooms are large and tastefully decorated and the location is ideal for walking, cycling, riding and socialising. We are also spoilt with all local amenities within 2 minutes and excellent restaurants and pubs nearby. Anthony Worrall's The Greyhound, The Bird In Hand and the Herb Garden with Saxon maze are all within a mile.We have several Michellin star restaurants within 5 miles, The Crooked Billet, The french Horn, Shaun Dickens to name a few. Henley on Thames with the river and World famous Regatta is only 5 miles.
