A superbly equipped and apportioned self-contained single storey annexe with dedicated main door and private parking in courtyard. Ideally located in the City of Edinburgh for easy access to local transport and amenities yet beautifully set amidst secluded surroundings.

The long entrance hall has a large cupboard for coats and shoes. The L-shaped living area includes a bright and spacious sitting room with 3 seater and 2 seater settees, an ornamental fireplace, 43 inch HD Smart TV, HD DVD player, Bluetooth speaker and USB-C and USB charging points. Double patio doors from sitting room lead into a large west facing secluded garden which is shared with the main house owners. The dining area seats up to four people.

The kitchen area is fully equipped with fridge freezer, microwave oven/grill/conventional oven, ceramic hob, dishwasher, washing machine, toaster and kettle.

The spacious master bedroom has a super king sized bed. The room also comprises a large built in wardrobe and storage area.

The Annexe is also equipped with:

• Gas central heating with thermostatic control of each radiator
• Unrestricted complimentary access to the internet via dedicated, secure Wifi
• Iron and ironing board
• Fire extinguisher, fire blanket, smoke and heat alarms, emergency lighting and safe

Situated off a private cul de sac, the Annexe is in a central but quiet location near to shops and local services, just 200m from the local bus route. The Annexe provides the perfect base for you to visit the numerous attractions and international events throughout the year. These include the International Edinburgh Festival, International Film Festival and International Book Festival. In addition, there is Edinburgh Castle, Edinburgh Zoo, the Scottish Parliament, the Royal Yacht Britannia, the Forth Road and Rail bridges, the extinct volcano in the heart of the city "Arthur's Seat" and Holyrood Palace to name but a few.

Wonderful well appointed property!! Close to bus line and local restaurants within walking distance. Truly enjoyed our stay! Fiona and Al were wonderful hosts and made sure we had everything we needed. They even helped with suggestions of what to see during our visit. Highly recommend! Would definitely stay again.

Perfect Edinburgh Location
This property is one of the best we have stayed at during our 15 plus years of using VRBO. It is located in a quiet area of Edinburg near a direct and frequent bus route into the heart of the busy city center. However, it is very easy to leave town and access the amazing countryside. We did both it worked perfectly for us. The best part was the property itself. Outfitted to a VERY high standard, very comfortable bed (US King size), fabulous bath, and kitchen with everything we needed. Fiona left us a welcome basket of many things and also included milk and eggs. Watching the coronation from the living room will be something we will always remember, and it was enhanced by watching her beautiful dogs at play in the back garden. Thanks Fiona - expect us back soon!

Why they chose this property

Originally a small village, Davidsons Mains and Blackhall now form part of the City of Edinburgh. The area has virtually every conceivable amenity within a few minutes walk of the Annexe including shops, supermarket, bars, chemist and Post Office. In addition you can stroll through the local park and access Corstorphine woods or walk the 3km to the edge of the sea shore.

There are few UK locations offering such a mixture of activities, features, relaxation and entertainment all within a few minutes journey time.

The area is served by a number of bus services and journey time to the city centre by bus is only 15 minutes.
