•Shoes off please! •Strictly no smoking. You may smoke in the back garden though and dispose of the cigarette ends responsibly. •No parties: we don’t mind if you wish to invite a small number of guests, but parties with large numbers of people and amplified music are strictly not allowed. To do so would upset our neighbours and we would no longer be able to provide this lovely house for people to use. •Please don’t use the back garden after 10:30pm. Our neighbour’s bedrooms overlook the back gardens and we like to make sure that they aren’t kept awake. •Please keep the back door closed if you are playing music or have the TV on. Noise travels and we’d rather not get complaints from the neighbours. •The houses are reasonably well soundproofed, but shouting, raised voices, and loud music will travel through the walls. Please bear this in mind! •Please try to keep the bathroom floors dry and in particular don’t allow the wooden floors outside the bathrooms to become wet. The floors and the structure of the house can be damaged if it becomes damp. •Make sure that the back door is locked when you go out. •Keep the house clean and tidy. It is a nice house and we really want to keep it that way for others to enjoy! Lost key policy: Lost keys represent a security risk and require us to change the locks. The locks are high quality high security items and the back door lock which has a matching lock must be changed too. The cost of changing the locks is £350 and there is a deposit to cover the cost of this as part of your booking. Locked out: If you manage to lock your self having lost a key we must send a locksmith to help to gain entry to the property. You will have to pay that locksmith directly using a credit card. Damage or missing items: We will always try to take a positive view when it comes to accidental damage. The most important thing for us is making sure we have time to make any repairs in time for the next guests and if you let us know straight away then we will have time to do this. If items go missing, if damage is severe or goes unreported or attempts have been made to conceal damage then we reserve the right to make a claims for the full costs through the AirBnB host gaurantee, with the guest being responsible for all Covered Losses. Check in and check out: We do have to be quite strict about checking out times - the house is very popular on Airbnb and bookings are often back to back. The cleaner arrives at 11am and any delay caused by late checkout could impact upon the incoming guests and their enjoyment of the property. If you need to check in early to drop off bags this is usually not a problem, but please respect the cleaners need to have space to do her job thoroughly and make sure to only occupy the house after 4pm when she finishes.
