First floor apartment with balcony; spectacular view of the mountains around and the village below.

The main bedroom is newly decorated, with a double bed with 2 single mattresses.

The lounge opens onto the balcony. (Note: One visitor only gave 2 stars to this property because she found a small amount of mould on the wall just inside the balcony doors. It was wiped off and has not returned!)

In the lounge there is a sofa bed for 2 people, or alternatively there is a small room off the lounge with comfortable, full-sized bunk beds, ideal for children.

There is TV and free internet. The kitchen is fully equipped with dishwasher, oven, microwave, kettle, coffee maker and toaster, and plenty of crockery, cutlery and pans and dishes.

There is a washing machine and dryer.

The bathroom has a spacious walk-in shower, toilet and washbasin.

Downstairs is a ski room and outside a large, shared garden. 10 minutes walk takes you to the edge of the village and the ski bus, which goes either to the Maiskogel ski area, excellent for families, or to the Kitzsteinhorn, which at up to 3000m offers skiing from mid-October to July.

Lake Zell is 10 minutes away by car, offering swimming, boating and water sports in summer, and another extensive ski region in winter. The top-rated Tauern Spa is a superb facility, and there are golf courses nearly. There are hundreds of walking and cycling trails in the area, and good restaurants and bars in the towns and on the mountains.

There is something for all the family, and the apartment is safe for children.

Why Denise Baines chose Kaprun

This property is cosy, fully equipped and comfortable, but it is most special because of its views and its proximity to some of the best skiing in Austria. Almost year-round you can ski on excellently prepared slopes, serviced by modern fast lifts. There is something amazing about a morning's skiing on the high peaks in Autumn or Spring, followed by an afternoon on the balcony overlooking the mountains! It is beautifully peaceful, but the town is not far away, and there are endless places, including lakes, gorges and much more to explore. It is a place to relax, recuperate, and be refreshed, and a place to enjoy sport, good food and fresh mountain air in all seasons.

What makes this apartment unique

you need to be fit ,if you don't have a car to walk back up the hill

Great communication from the owner

And advise re skiing and hiw to get our gear up and down the big hill

Short walk to buses but its all uphill on the way back

Owner's Response: So glad you had a good time. We do advise families with children that a car is needed. Young people manage the walk ok, but it is true I find it a challenge with skis! However, as you discovered, you can leave your skis on the mountain (the Kitzsteinhorn) safely at the Intersport for a small fee. There are also numerous taxi services around the area, but that costs more!

Just perfect

The apartment is ideally located right between the Kitzsteinhorn and Schmitten skiing areas, within a 10 minute car trip from either. The views through the windows are stunning: you can see the sunlit peak of Kitzsteinhorn while drinking your morning coffee. The apartment is well furnished with a coffee machine, a combo oven and a dishwasher. Everything's clean, fresh and new. The owners are very friendly and accommodating.

Klein aber Fein

Sehr nette Vermieter. Wohnung sauber bei Ankunft. Küche gut ausgestattet. Schlafzimmer Kinder mit Stockbett ausgestattet und Ablage für Kleinkinder ausreichend platz. Schlafzimmer Eltern großer Schrank und großes Bett. Wohnzimmer couch, TV, Esstisch alles im guten Zustand. Das Bad könnte mal neues Silikon vertragen aber alles sonst ok.

Sehr schöner Balkon mit Stühlen und schöner Ausblick. Wir hatten nichts vermisst es war schön.

Gute Lage, günstiger Aufenthalt, leider viel Schimmel

Die Wohnung liegt nur wenige Minuten vom Zentrum entfernt, die Straße wurde immer geräumt. Die Wohnung selbst sehr nett eingerichtet und mit allem notwendigen ausgestattet

Leider stach uns gleich bei der Ankunft ein riesen Schimmel Fleck ins Auge - welcher nicht der einzige war. Jede Fensternische war damit versehen. Die Temperatur in der Wohnung ließ sich nicht regulieren, die Fussboden Heizung im Wohnzimmer funktionierte nicht. Mit kleinem Kind somit nicht der ideale Aufenthalt da der Boden eiskalt und die Schimmelflecken im Wohnzimmer genau auf ihrer Augenhöhe waren...

Owner's Response: Vielen Dank für Ihre Kommentare. Die Heizung im Gebäude wurde überprüft und funktioniert jetzt einwandfrei. Die Wohnung ist heute sehr warm. Der Schimmel war oberflächlich und nur in der Nähe des Fensters im Wohnzimmer, wo sich Kondenswasser gesammelt hatte. Wir wischten es mit einem Tuch ab und applizierten ein anti-Pilz-Produkt. Das war Wahrscheinlich eine Folge des Erwärmungsproblems, da Sie die Wohnung nicht richtig lüften konnten. Wir haben alles geputzt und werden sicherstellen, dass das Problem nicht erneut auftritt.

Kleine ruhige Wohnung mit schöner Aussicht.

Wir haben 1 Woche zu 4. Urlaub gemacht. Die Wohnung ist klein und ruhig und hat alles was man braucht. Das Haus liegt etwas oberhalb von Kaprun mit einer wunderbaren Aussicht. Die Zufahrt war trotz des steilen Anstieges auch im Winter immer gut geräumt und ohne Schneeketten befahrbar. Der Hausmeisterservice vor Ort hat problemlos funktioniert.

Da das Haus während unseres Urlaubes voll belegt war, standen nicht ausreichend Parkplätze zur Verfügung, so dass die Autos hintereinander parken mussten und bei Bedarf umrangiert wurden, was allerdings problemlos funktioniert hat.

Einzig unschön waren für die oberen Wohnungen des Hauses die abendlich brennenden Feuerschalen vor dem Haus, da durch den Qualm die Fenster nicht geöffnet werden konnten.

Insgesamt können wir die Wohnung für einen Familienurlaub für maximal 4 Personen empfehlen.

Owner's Response: Danke, dass Sie uns von dem Problem des Parkplatzes erzählt haben. In der Tat habe ich festgestellt, dass ein Teil des Parkplatzes nicht verfügbar war. Ich habe die Verwaltungsgesellschaft kontaktiert, um dies zu beheben. In Bezug auf den Qualm, das ist nicht normal nie akzeptabel, und ich werde auch untersuchen, welche Wohnung verantwortlich war. Ich hoffe es hat Ihren Urlaub nicht verderben lassen.

Set amidst beautiful mountain peaks, Kaprun offers superb skiing from October to July. You can walk through the spectacular mountain gorge, and in summer take a breathtaking ride by bus through the mountain to the high lakes. Walking, hiking, mountaineering and cycling are all available in summer, and nearly lake Zell offers swimming, sailing, water skiing and just lazing by the lakeside or on a boat, and admiring the mountains around. With golf, pony riding, tennis and the new top-quality Tauern Spa all in the area, there is something for everyone. In winter you can ski from glacier to lakeside: the Kitzsteinhorn is at 3000 metres, and the ski area around Lake Zell is being extended to join with the huge Saalbach-Hinterglem ski region.
